120°F (ADJ).
AQUASTATS IN THE HOT WATER PIPING SHALL CYCLE THE ASSOCIATED DHW RECIRCULATION PUMP TO
MAINTAIN A DOMESTIC HOT WATER RECIRCULATION TEMPERATURE OF 110°F (ADJ.).

THERMOSTATS:
SPACE TEMPERATURE CONTROL TO BE LOCALLY
CONTROLLED FROM ASSOCIATED SPACE AND
SHALL INTERFACE WITH THE RESIDENCE'S LOW
VOLTAGE A/V SYSTEM. THE PRIMARY SPACE
THERMOSTAT INTEGRATION IN EACH FORCED
AIR ZONE SHALL BE AUTO-CHANGE OVER.
ALL SPACE TEMPERATURE SENSORS SHALL BE
PROVIDED WITH THE FOLLOWING CAPABILITIES:
WARMER/COOLER ADJUSTMENT
A TEMPERATURE DEADBAND OF AT LEAST 5°F
WITHIN WHICH THE SUPPLY OF HEATING OR
COOLING ENERGY TO THE ZONE/SPACE IS
CAPABLE OF BEING SHUT OFF OR REDUCED
TO A MINIMUM
THERMOSTATIC SETBACK CONTROLS THAT
ARE CONTROLLED BY EITHER AN AUTOMATIC
TIME CLOCK OR PROGRAMMABLE CONTROL
SYSTEM
SETBACK CONTROLS CAPABLE TO SET BACK
OR TEMPORARILY OPERATE THE SYSTEM TO
MAINTAIN ZONE TEMPERATURES DOWN TO
55°F OR UP TO 85°F
PROGRAMMABLE CONTROLS SHALL BE
CAPABLE OF STARTING AND STOPPING THE
SYSTEM FOR SEVEN DIFFERENT DAILY
SCHEDULES PER WEEK AND RETAIN
PROGRAMMING AND TIME SETTING DURING A
LOSS OF POWER FOR 10 HOURS.
FAN COIL UNITS:
VENTILATION:
WHEN THE KITCHEN RANGE HOOD EXHAUST FAN
IS OPERATING, THE NORMALLY CLOSED O.S.A.
DAMPER ON THE FAN COIL UNIT SHALL OPEN TO
PROVIDE O.S.A.; THE R.A. DAMPER SHALL CLOSE
TO MINIMUM POSITION, AND THE FAN SHALL
ACTIVATE. A DUCT MOUNTED THERMOSTAT
SHALL MODULATE THE HEATING COIL CONTROL
VALVE TO MAINTAIN A SUPPLY AIR
TEMPERATURE BETWEEN 60°F AND 80°F (ADJ.) TO
SATISFY THE PRIMARY SPACE TEMPERATURE
SENSOR. PROVIDE FREEZESTAT DOWNSTREAM
OF HEATING COIL TO SHUT OFF FAN, FULLY OPEN
HEATING WATER CONTROL VALVE AND CLOSE
OUTSIDE AIR DAMPER UPON DETECTION OF A
FREEZING CONDITION. FREEZESTAT SHALL BE
AUTOMATIC RESETTING TYPE.
SPACE HEATING:
UPON A CALL FOR HEAT FROM THE SPACE
TEMPERATURE SENSOR, THE NORMALLY CLOSED
O.S.A. DAMPER SHALL REMAIN CLOSED (IF
APPLICABLE), THE NORMALLY OPEN R.A. DAMPER
SHALL REMAIN OPEN (IF APPLICABLE), A
NORMALLY CLOSED CONTROL VALVE ON THE
HEATING WATER COIL SUPPLY SHALL OPEN AND
FAN COIL UNIT FAN SHALL ACTIVATE TO MAINTAIN
SPACE TEMPERATURE SETPOINT IN THE SPACE.
THE CONTROL VALVE SHALL BE CLOSED, AND
FAN COIL UNIT FAN SHALL BE OFF WHEN A CALL
FOR HEATING IS NO LONGER PRESENT.
SPACE COOLING (UNIT A):
UPON A CALL FOR COOLING FROM THE SPACE
TEMPERATURE SENSOR, THE NORMALLY CLOSED
O.S.A. DAMPER SHALL REMAIN CLOSED (IF
APPLICABLE), THE NORMALLY OPEN R.A. DAMPER
SHALL REMAIN OPEN IF APPLICABLE), A
NORMALLY CLOSED CONTROL VALVE ON THE
CHILLED WATER COIL SUPPLY SHALL OPEN, AND
FAN COIL UNIT FAN SHALL ACTIVATE TO MAINTAIN
SPACE TEMPERATURE SETPOINT IN THE SPACE.
THE CONTROL VALVE SHALL BE CLOSED, AND
FAN COIL UNIT FAN SHALL BE OFF WHEN A CALL
FOR COOLING IS NO LONGER PRESENT.
FAN COIL UNIT FEATURING A ZONING SYSTEM
(FC-7):
MOTORIZED ZONE DAMPERS AND BYPASS
DAMPERS, TRANE VARATRAC OR SIMILAR, SHALL
OPERATE VIA MANUFACTURER'S CONTROLS.
BEDROOM 2 THERMOSTAT TO BE MASTER
THERMOSTAT FOR ZONING SYSTEM.
1. COALESCING TYPE AIR SEPARATOR WITH WITH
AUTOMATIC RELIEF FLOAT. 1 PIPE AND SMALLER:
SPIROTHERM SPIROVENT JR, B&G EASB JR, OR
TACO VORTEC. 2" PIPE AND LARGER: SPIROTHERM
SPIROVENT SR, B&G CRS, OR TACO 4900 OR
EQUIVALENT.
2. EXTEND DRAIN TO NEAREST FLOOR SINK FOR
INDIRECT CONNECTION. DO NOT COMBINE DRAIN
WITH OTHERS.
3. EXTEND ALL SAFETY RELIEF VALVES TO DRAIN PER
VALVE MFG's RECOMMENDATIONS WITHOUT PIPE
BELLIES OR UPWARD SLOPE. DO NOT COMBINE WITH
OTHERS.
4. INDICATES UNION OR FLANGE CONNECTION FOR
SERVICE PURPOSES. DIELECTRIC UNIONS NOT
PERMITTED EXCEPT AT DOMESTIC WATER
CONNECTIONS TO WATER HEATERS. PROVIDE
DIELECTRIC NIPPLES OR FLANGES AT FERROUS TO
NON-FERROUS PIPING MATERIAL TRANSITIONS.
5. THREE-WAY VALVE WITH PORTS
IDENTIFIED:
C = COMMON
NC = NORMALLY CLOSED
NO = NORMALLY OPEN
6. DIAGRAM IS SCHEMATIC IN NATURE. NOT ALL
APPURTENANCES REQ'D ARE NECESSARILY SHOWN.
PROVIDE SYSTEM ACCESS, VALVING, AND DRAINAGE
AS REQ'D FOR PROPER SYSTEM MAINTENANCE AND
PURGE/FILL PROCEDURES.
7. PROVIDE MANUAL AIR VENT AT ALL HIGH POINTS AND
MANUAL DRAIN VALVES AT ALL LOW POINTS. PIPE
DRAIN VALVES TO A SUITABLE LOCATION WHEN
DRAINS ARE IN A LOCATION IN WHICH THEIR
DRAINAGE WILL BE A NUISANCE OR CAUSE DAMAGE.
8. PROVIDE 4" HIGH CONCRETE SHOP KEEPING PAD IN
ADDITION TO MFG's BASE FOR ALL FLOOR MOUNTED
EQUIPMENT. COORDINATE EXACT PAD SIZES AND
LOCATIONS WITH PIPING SHOP DRAWINGS AND
CONCRETE CONTRACTOR.
9. ALL ISOLATION VALVES SHALL BE FULL PORT VALVES
EQUIVALENT TO PIPE SIZE SHOWN.
10. ROUTE COMBUSTION EQUIPMENT CONDENSATE
DRAIN LINES AND INDIRECT CONNECT TO
CONDENSATE NEUTRALIZATION BASIN SIZED PER
COMBUSTION EQUIPMENT MFG's RECOMMENDATIONS.
INDIRECT CONNECT BASIN OUTLET TO NEAREST
WASTE RECEPTOR.
11. REFER TO CONTROLS DRAWINGS FOR ADDITIONAL
DEVICE REQUIREMENTS SUCH AS PRESSURE AND
TEMPERATURE PICKUP LOCATIONS.
12. PROVIDE DOWNWARD GAS FLOW INTO
SEDIMENT/DRIP LEG TEES.
