DESCRIPTION:
THE BUILDING CONTROL SYSTEM (BCS) SHALL CONSIST OF AN ASHRAE STANDARD 134
COMPLIANT (BACNET COMPATIBLE) FOR CONTROL OF HVAC & PLUMBING SYSTEMS
WITH ALL STATUS FEEDBACK AND OCCUPANT CONTROL AVAILABLE THROUGH THE
WEB INTERFACE. MAJOR COMPONENTS INCLUDING THE BOILERS AND ERV SHALL BE
PROVIDED BY MANUFACTURER WITH BCS COMPATIBLE CONTROLLERS WITH ALL
AVAILABLE INFORMATION WITHIN COMMUNICATED TO AND GRAPHICALLY
REPRESENTED IN THE BCS.
CONTROLS CONTRACTOR TO COORDINATE WITH LOW-VOLTAGE CONTRACTOR.
COMMUNICATION PROTOCOLS BETWEEN LOW-VOLTAGE CONTROL SYSTEM AND HVAC
CONTROL SYSTEM TO BE EITHER RS-232 FOR STANDALONE OR MODBUS FOR DDC.
REMOTE ACCESS:
PROVIDE REMOTE ACCESS VIA WEB BASED INTERFACE. REMOTE ACCESS SHALL
HAVE, AT A MINIMUM, THE FOLLOWING VARIOUS LEVELS OF CONTROL CAPABILITY
BASED ON CREDENTIALS PROVIDED DURING LOG-IN:
1. VIEW ONLY - NO ADJUSTMENT CAPABILITIES. PROVIDE 'VIEW ONLY' REMOTE
ACCESS LOCATION AND CREDENTIALS TO ENGINEER AND COMMISSIONING
AGENT UPON STARTUP OF SYSTEM. CREDENTIALS PROVIDED TO ENGINEER
AND COMMISSIONING AGENT SHALL NOT EXPIRE DURING THE PERIOD OF THE
WARRANTY.
2. OCCUPANT LEVEL - SIMILAR LEVEL OF CONTROL TO THAT AVAILABLE VIA
HOME AUTOMATION TOUCH SCREENS.
3. TECHNICIAN LEVEL - FULL CONTROL, TROUBLESHOOTING, ADJUSTMENT, AND
PROGRAMMING CAPABILITIES.
BCS SHALL UTILIZE REMOTE ACCESS TO THE WEB TO AUTOMATICALLY CALIBRATE ITS
INTERNAL TIME-OF-YEAR CLOCK ON A MONTHLY BASIS WITH THE OFFICIAL WORLD
TIME.
GRAPHICS:
AS INDICATED IN THE POINTS LISTS, ALL BCS POINTS SHALL BE REPRESENTED BY
GRAPHIC DISPLAY ON THE WEB BASED INTERFACE. ITEMS SUCH AS PUMPS, FANS,
CONTROL VALVES, AND DAMPER MOTORS SHALL BE REPRESENTED BY ANIMATED
GRAPHIC DISPLAYS. GRAPHICAL FLOOR PLANS SHALL INDICATE AIRSIDE ZONE
DESIGNATIONS AS WELL AS THEIR SPACE TEMPERATURE SETPOINT, SPACE
TEMPERATURE. BACKGROUND COLOR OF ZONES SHALL BE CHANGED AS FOLLOWS:
1. NONE - SPACE TEMPERATURE WITHIN 3°F OF SETPOINT.
2. RED - SPACE TEMPERATURE GREATER THAN 3°F ABOVE SETPOINT.
3. BLUE -SPACE TEMPERATURE LOWER THAN 3°F BELOW SETPOINT.
GRAPHICAL FLOOR PLANS SHALL ALSO INDICATE DE-CENTRALIZED EQUIPMENT BY
LOCATION AND DESIGNATION. ANIMATED GRAPHICS ARE NOT REQUIRED ON THE
GRAPHICAL FLOOR PLAN SCREEN. ADDITIONAL INFORMATION FOR A GIVEN ZONE OR
PIECE OF EQUIPMENT SHALL BE EASILY ACCESSED BY DOUBLE-CLICKING ITS
ASSOCIATED FLOOR PLAN GRAPHIC.
LINE VOLTAGE POWER REQUIREMENTS FOR CONTROLS SYSTEM HAVE BEEN
ESTIMATED ON PLAN; CONTROLS CONTRACTOR TO FIELD COORDINATE WITH DIV. 26
CONTRACTOR FOR REQUIREMENTS. DIV. 26 CONTRACTOR TO INCLUDE CONTROLS
POWER IN BASE BID.
DDC SYSTEM SHALL ALSO BE EXPANDABLE TO ACCOMMODATE FUTURE COOLING
HVAC SYSTEMS INSTALLATION.
EXHAUST FANS SERVING THE MECHANICAL, ELECTRICAL, AND ELEVATOR MACHINE
ROOMS SHALL BE CONTROLLED BY INDIVIDUAL SPACE MOUNTED COOLING
THERMOSTAT SET AT 80°F (ADJ).
UPON A RISE IN SPACE TEMPERATURE ABOVE SETPOINT PLUS DIFFERENTIAL,
EXHAUST FANS SHALL ENABLE. CONVERSELY, UPON A DECREASE IN SPACE
TEMPERATURE BELOW SETPOINT PLUS DIFFERENTIAL, EXHAUST FANS SHALL
DISABLE.
THESE FANS ARE NOT INTENDED TO BE ON THE DDC SYSTEM.

PRIMARY/STANDBY OPERATION; ONE PUMP IS TO RUN AT A TIME, THE
STANDBY ONLY COMES ON IF PRIMARY FAILS.
CONTROL PANEL TO HAVE OUTPUTS FOR CONNECTION TO DDC SYSTEM. IF
HIGH WATER ALARM IS SIGNALED, A SIGNAL WILL BE SENT THROUGH THE
CONTROLS SYSTEM TO ALERT THE BUILDING OPERATOR.

HEAT RECOVERY
HEAT RECOVERY VENTILATOR SHALL OPERATE CONTINUOUSLY VIA 'ON' POSITION OF
MANUAL WALL SWITCH.
THE UNIT SHALL OPERATE VIA MANUFACTURER'SFROST CONTROLS FOR A SET
AMOUNT OF TIME TO AVOID FROST CONDITIONS.
