RE: Betty Ford Alpine Gardens – Education Center
Dear Martin:
Enclosed are our notes and revised documents addressing the Building Department comments
noted on the Permit Set (dated 12/3/14), for the Betty Ford Alpine Gardens Education Center
located at Ford Park.
Where new sheets have been issued, all revisions have been clouded. Our responses to the Plan
Check Comments are as follow, noted by sheet number / description number:
Sheet L1.1 / Comment: As requested by public works, please make changes requested to
bring the wall and landscape plan into compliance with TOV standards.
Reference sheet L1.1 and C-120. Per the Town of Vail’s direction, we have minimized the
portion of wall in excess of 6’ high to the greatest extent possible. The new plan
minimizes the length of wall exceeding 6’ in height from 16’-0” to 4’-6”. Also, the TOV is
allowing the removal of the three cottonwoods to offer greater flexibility in the wall and
walk design. The trees to be replaced will be mutually agreed upon between the Town of
Vail and BFAG.
Sheet C-180 / Comment: Handrails required per IBC 2012 typical all stairs.
Reference sheet L1.2 for handrails on all exterior stairs.
Sheet C-120 / Comment: Move path back to its original location. Moving it east will impact
the three existing trees that are to be saved.
Reference sheet L1.1 and C-120 for original path location.

Sheet C-160 / Comment: This sanitary sewer only has 2’of cover. This does not meet
ERWSD standards.
The sanitary sewer system in Ford Park is owned and maintained by the Town of Vail, not
ERWSD. Martin/Martin identified the concern of insufficient cover during the due
diligence evaluation of this site for the Education Center. Therefore, this was
acknowledged by all respective parties (including the Town) prior to the decision to use
this site. This has been extensively coordinated with the Town of Vail. The sewer pipe is
designed with insulation to account for the insufficient cover of earthen material to prevent
freezing.
Sheet L1.1 / Comment: As previously conditioned, no trees shall be planted within 5’ of
outside diameter of storm or sewer pipe.
Based upon the discussion with the Town of Vail on 1-14-15, the town agrees to allow
planting within 5’-0” of the storm or sewer pipe. The tree species will be coordinated with
the Town of Vail staff. BFAG agrees that in the event that the trees in close proximity to
the pipes have to be removed to maintain or replace the line, BFAG will hold the Town of
Vail harmless. It is agreed that language to this effect will be included in the lease
document that is being prepared by the Town.
