PARTITION PLAN GENERAL NOTES
Purpose:
The purpose of this plan is to generally describe
the proposed use, layout and tenant
improvements required for tenant occupancy.
Unless noted otherwise, all new work identified in
this plan shall be tenant / building standard
materials and methods of construction. The
Contractor shall be responsible for coordinating
with the Building Owner to familiarize himself with
the approved tenant/building/suite standards
and the limits of base building improvements and
the scope of work required for tenant
improvements, if any, beyond those provided for
by this Partition Plan.
Provide and install Building Standard fire
extinguishers, emergency lights, and exit signage.
Assure all compliance pertaining to fire
suppression system, electrical and mechanical
systems as required by the Building Department.
All materials are assumed to be new unless
otherwise noted.
Contractor is to inspect and correct all areas
where floor is in more than 1/4" variance of level
or as approved by Tenant and Landlord.
Qualified contractors shall possess the means to
order specified products in time to meet the
schedule. Architect will not accept substitutes
for products not ordered in a timely manner.
Contractor to confirm lead times at time of bid.
Tenant Improvement Exclusions:
Except as otherwise noted or specifically
approved by the Building Owner, the following
work is to be provided separately by the Tenant
and is NOT included in this Partition Plan or to be
included in the Contractor's tenant improvement
construction budget:
Telephone equipment, installation and
cabling.
Computer equipment, installation and
cabling.
Moveable furniture, fixtures,
accessories and equipment.
Architectural and engineering
consulting fees and expenses.
PARTITION PLAN KEYNOTES
The following Keynotes are intended to generally
describe special conditions, improvements as a
supplement to the plan drawing, legends,
schedules and Space Plan General Notes, only.
The Contractor shall be responsible for pricing
any materials and work required and related to
the various Keynotes.
Architectural Keynotes:

New commercial grade bar equipment.
RE: Sheet ID-108 and Plumbing Drawings.

New bar die wall: 40" +/- high with concealed
steel tube for lateral support. Front façade to be
paint-grade wood with 2" paint-grade molding
around wood veneer panels. New 6” recessed
wood toe kick with recess to conceal LED strip
light at toe kick. Install free standing powder
coated foot bar (finish TBD) attached to floor.
RE: Elevations & Finish Notes.

New bar top: 30” wide solid wood bar top with
3/4" deep by 4" wide drink rail on server side of
bar. Bar top to be 42" AFF. Provide lowered
portions at 34" AFF where indicated on plan.
Waterproof and chemical resistant top coat
finish. Wood species and edge profile TBD.

New bottle display: (1) 7" high raised shelf with
cobalt mirror finish and concealed LED lighting.

Skim coat existing wall to provide level 5 finish for
wallcovering

New continuous quartz countertop at 36" AFF
over bar equipment (below). Provide 12" high
quartz backsplash between prep sink and bottle
display. Provide finished removable painted
wood veneer end panel below (from floor to
underside of countertop) with coved base.

50” – 55” flat panel TV recessed in niche (above),
on tilt-mount. Mirrored surround with polished
chrome metal corner bead. Mirror to be flush
with face of TV, with mirrored glass extending
inside niche.

New stainless steel base cabinet with interior
adjustable shelf on locking casters for Tenant's
soda fountain equipment, RE: Sheet ID-108.

countertop on mobile stainless steel cart with

over 34” H x 24” D plastic laminate cabinets.
Cabinets to have full overlay flush doors,

melamine with (2) adjustable shelves.

New trash/recycling cabinet: Full overlay doors
with attached plastic laminate toe kick and
flooring to extend inside cabinet base. 4”deep x
8” diameter polished chrome Mockett trash
grommet in countertop. Trash bins provided by
contractor.

New open cabinet: 12” W x 30” D x full height pull
out shelving system with plastic laminate
surround. Align top of cabinet with top of
adjacent refrigerator.

New upper cabinets: 15” D x 48” H (to ceiling)
plastic laminate with full overlay flush doors,
concealed hinges and Mockett DP3C-26
polsihed chrome tab pulls. Cabinet front to have

with pencil drawer below, scribed to wall,
supported by tube steel supports concealed in
wall.

countertop scribed to end walls (no backsplash).
Provide 2” gap between wall and back-side of
countertop for continuation of wall finish and
mirrors to floor . Provide 6” deep x 6” diameter
polished chrome Mockett trash grommet in
countertop. Provide quartz 5" thick front apron
and angled bottom apron to conceal plumbing
and trash receptacle below. Provide concealed
metal supports as required to achieve "floating"

New mirror: 24”W x 90”H (Qty 2) frameless mirror
with polished edges. Provide concealed
furring/mounting to conceal LED lighting behind
all edges of mirror.

polished edges on bronze metal stand-offs.
Lettering to be cut-out vinyl film applied to

24 LINE ITEM OPTION
New (Qty 5) decorative sliding screens: 30” W x
full height with required clips and hardware.
Divider System “Alveare” by Soelberg Industries
with thermofoil finish by manufacturer. New
(Qty 2) fixed screens where indicated. Alternate
option for pricing to be provided by millworker.
25 LINE ITEM OPTION:
New raised floor platform: 6-3/4” high step-up
platform, Fire-retardant treated wood stud
construction with fire-retardant treated 1/4" thick
plywood decking. Provide firestopping in
concealed floor space to comply with IBC.

New projection screen surround: ¼” thick back-
painted glass (full height) adhered to furred wall
construction, with aluminum Schluter trim.
Coordinate dimensions and mounting with
Tenant's AV vendor. RE: Finish Plan

countertop with 2” thick matching front apron,
scribed to wall. End condition to have
