RE: Structural Response Letter

At the request of Jon Gunson, I have reviewed the email memo sent by Mr. Martin Haeberle,
CBO, Town of Vail on April 22, 2015. The memo is in regards to foundation components at the
above referenced construction site that were not placed at a depth below grade to provide frost
protection. The foundation components in question support a free standing exterior deck
landing and the bottom of the associated stairs. The landing is not directly connected to, or
supported by the main structure/residence.
Per IRC and IBC 2012, the landing and stair meet the rules of the exceptions provided by the
code for frost protection of foundation components. The two supported structures are less than
400 square feet and self-supported. In addition, it is my professional opinion that the expected
amount of vertical movement from frost heave on the mentioned structures will have very limited
to no impact on the structural integrity of the structures themselves or the adjacent structures.
My recommendation is to provide the foundation components as specified in the drawings
approved by this office.
