Emerson St Denver, CO 80210 Overview The goal of the project is to renovate unit #103 in Snowfox. The finishes are to be updated including: Tile kitchen (with heat mat) and entryway floors, retexture all of the walls, replace and paint doors and trims, Bath and Master Bath to have a new vanity, fixtures and tile floors with heat mats, add overhead fixtures in Bedroom and Master Bedroom and new carpet, insulate ceiling. For floor layout of condominium and dimensions, see PDF file “Stenger Snowfox 103 – drawings” Entry  Tile floor into living room, including in laundry closet and coat closet (see PDF file “Stenger Snowfox 103 -- Tile Plan”)  Electrical—install 3 new recessed cans (see Electrical plan in PDF file “Stenger Snowfox 103— Drawings”)  Install wood base on all tile areas  Replace baseboard heater with NuHeat electrical heat mat Kitchen  Install NuHeat electrical heat mat (replaces toe-kick heater) and tile floor, including under refrigerator, dishwasher, cabinets and range (see PDF file “Stenger Snowfox 103 -- Tile Plan”)  Install engineered quartz countertop (Ikea)  Install new cabinets (Kitchenworks of Denver)  Tile all backsplashes  Electrical—relocate 240V line from kickspace heater to accommodate heat mat, change outlets to GFI and add/adjust to meet code, replace under-cabinet florescent fixtures with LED fixtures (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings”, “Stenger Snowfox 103— Electrical Fixture Schedule”, and Stenger Snowfox 103—Electrical Load, Panel and Recessed Lights”)  Install new sink, faucets, disposal, connection to dishwasher and water-supply to refrigerator (see Plumbing plan in PDF file “Stenger Snowfox 103—Drawings”)  Install phone jack and new electrical outlet on West wing wall above counter top  Re-install appliances  Wood trim around window  Repair ceiling drywall as needed Living/Dining Room  Floor--carpet  Electrical (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings” and “Stenger Snow  Fox 202—Electrical Fixture Schedule”) o Relocate phone line to west wing wall by “desk” counter o Add thermostat for kitchen heat mat to East wing wall  Install wood base on all walls as needed  Repair ceiling and wall drywall as needed Bedroom1  Floor--carpet  Electrical - add ceiling fixture in center of room using existing switch and remove switched outlets as appropriate (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings” and “Stenger Snowfox 103—Electrical Fixture Schedule”)  Install wood base on all walls as needed  Trim windows and doors  Repair ceiling and wall drywall as needed  Install new bedroom door and new lock-off closet door Bathroom1  Tile (see PDF file “Stenger Snowfox 103 -- Tile Plan”) o Floor, with heat mat o Tile backsplash above sink  Granite counter top on vanity  Drywall -- Repair ceiling and wall as necessary  Install new bathroom door  Plumbing--Install sink, sink faucet, toilet, tub/shower valves  Electrical (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings” and “Stenger Snowfox 103—Electrical Fixture Schedule”) o Change outlet to 4plex and GFI o Add recessed can outside bathroom door and switch as appropriate o Connect heat mat Bedroom2  Floor--carpet  Electrical - add ceiling fixture in center of room using existing switch and remove switched outlets as appropriate (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings” and “Stenger Snowfox 103—Electrical Fixture Schedule”)  Install wood base on all walls as needed  Trim windows and doors  Repair ceiling and wall drywall as needed  Install new bedroom door and new lock-off closet door Bathroom2  Tile (see PDF file “Stenger Snowfox 103 -- Tile Plan”) o Floor, with heat mat o Tile backsplash above sink  Granite counter top on vanity  Drywall -- Repair ceiling and wall as necessary  Install new bathroom door  Plumbing--Install sink, sink faucet, toilet, tub/shower valves  Electrical (see Electrical plan in PDF file “Stenger Snowfox 103—Drawings” and “Stenger Snowfox 103—Electrical Fixture Schedule”) o Change outlet to 4plex and GFI o Add recessed can outside bathroom door and switch as appropriate o Connect heat mat Water Heater Closet  Tile Floor  Plumbing – reinstall water heater  Electrical – reconnect water heater Asbestos Testing and Remediation  Remove asbestos linoleum in Water Heater Closet  Test for complete removal of asbestos
