HomeMy WebLinkAboutG002.pdfCode Report: Medical Professional Building Tenant Finish Remodel Vail, Colorado Building Description: The Medical Professional Building (MPB) also known as the ‘U.S. Bank Building’ and the ‘Vail Professional Building’ is an existing mixed use office building with commercial and outpatient clinical medical office space. The approximate construction date is 1976 with many renovations throughout the years of operation. The building is three stories above two levels of parking and is construction Type II-A per IBC. It is fully sprinkled throughout and has an existing fire alarm and detection system. Currently, the first floor is occupied by the U.S. Bank which takes up approximately one half of the floor, and by offices and/ or outpatient clinical space which occupy the other half. Both the second and third floors are a mixture of office space and medical outpatient clinics. The entire building is considered to be Type B Business Occupancy. First through third floor partial renovation: The proposed remodel includes partial renovation of the first through third floors. See Life Safety Plan G001 for project extents on each floor. No additional floor area will be added, and the building will remain as Type B Business Occupancy. First Floor: The existing U.S. Bank building will remain as is. The existing outpatient clinic space will be remodeled. It will remain outpatient clinical space. Addition of an imaging suite. Second Floor: Approximately one half of the floor area (primarily office space) will be renovated for use as a physical therapy facility and office space. Third Floor: Cosmetic changes to the northwest corner outpatient clinic suite and offices at south end of building. Sprinkler protection The Medical Professional Building has sprinkler protection throughout. The fire alarm annunciation/graphic map will be updated to reflect the new design. Since the fire alarm system occupant notification occurs throughout the whole building, there is no change in the sequence of operations. Sprinkler system shop drawings will be submitted reflecting revisions required for the renovated areas. Standpipe system Standpipe risers and hose connections are existing to remain. Standpipe hose connections are provided either inside the stairway enclosures or outside the stairway enclosures in the corridors as indicated on the life safety plans. Fire extinguishers Shall be provided per IFC Section 906.1 and NFPA 10 and be located such that all portions of each floor is within 75 feet travel distance of the extinguisher and size of extinguishers is established per NFPA 10. Exit width Corridor and stairways are existing and will not be changed. Since there is no gain in floor area, and the occupancy type remains the same, total occupant load requirements do not change from the existing total, therefore, corridor, stair door, and stair widths will remain unchanged. Fire Alarm/ Detection There is an existing fire alarm and detection system serving this building. Smoke detection is provided in all corridors and office occupancies. Manual fire alarm boxes are provided at the entry vestibule and at exit stairways. Fire alarm and detection systems shop drawings will be submitted reflecting revisions required for the renovated areas. Occupant Load Calculation: Please refer to Life Safety Plan where area of each renovation and occupant load is shown. Per IBC Table 1004.1.2: Use: OL Factor, SF/person Business area: 100 gross Occupancy Group: Business Group B per IBC chapter 3 section 304 Means of Egress: Common path of egress: Distance shall not exceed 100 ft (IBC Table 1014.3 with sprinkler system). Distance to common path of egress does not exceed 100 ft as shown in life safety drawings. Exit Access doorway: Where two doors are required, and where the building is equipped throughout with an automatic sprinkler system, the separation of the exit access doorways shall be not less than one third the length of the maximum diagonal dimension of the area served (IBC section 1015.2.1 exception 2) Travel distance: Travel distance to an exit shall not exceed 300 ft (IBC, Table 1016.2 with sprinkler system). Travel distance from any point to an exit or exit stair is less than 300 ft as shown on the Life Safety drawings. Corridor construction: Required fire resistance rating (hours) is 0 (IBC, Table 1018.1 with sprinkler system) Dead end corridor: Length of dead end corridors shall not exceed 50 ft (per IBC section 1018.4 with sprinkler system) Exit signs: Existing. Where new, they are provided per IBC section 1011 refer to electrical drawings Exit Illumination: Existing. Where new, they are provided per IBC section 1006 refer to electrical drawings. Elevator Lobby: Neither the elevators nor the elevator lobbies are modified in this renovation.
