Grouse Glen at Vail is a condominium complex comprised of 11 units, with 6 having
been built in 1981 (Phase 1: Units 1 A, 1 B, 2A, 3A, 4A and 48) and 5 units having been built in
1992 (Phase 2: Units 7, 8, 9, 10, 11). Phase 2 units have had difficulty with ice dams, whether
due to design or construction. Unit 8 had a leak in December, 2014 despite brand new roofs on
all Phase 2 units. Of necessity, heat tape and gutter needed to be installed in January, 2015.
Grouse Glen at Vail Condominium Association, after consultation with the owners and approval
by the board of directors, has determined to install heat tape on certain north facing roofs of the
other Phase 2 units (#7, 9, 10, and 11) to match the materials installed on Unit 8. Design review
approval has been received for the locations and appearance of the heat tape/gutter.
The Association proposes to use the existing Phase 2 bank of meters located on the west
side of Unit 8 to power the heat tape. All 5 Phase 2 meters are located in this meter bank, and 1
space remains available. We have already contacted Holy Cross about installing a meter into this
sixth bank location, the electricity for which will be billed to Grouse Glen at Vail Condominium
Association. Holy Cross has looked at the capacity of its transformers and indicated that it will
look favorably on our request to install a new meter, subject to approval of a Load Form which
has been submitted. We do not expect any issues.
Included with this application is a site plan with locations of the meter, electrical conduit
and junction boxes. Also included is the set of permit plans for this work.
