MAJOR COMPONENTS INCLUDING THE BOILERS AND ERV SHALL BEPROVIDED BY MANUFACTURER WITH BCS COMPATIBLE CONTROLLERS WITH ALLAVAILABLE INFORMATION WITHIN COMMUNICATED TO AND GRAPHICALLYREPRESENTED IN THE BCS.REMOTE ACCESS:PROVIDE REMOTE ACCESS VIA WEB BASED INTERFACE. REMOTE ACCESS SHALLHAVE, AT A MINIMUM, THE FOLLOWING VARIOUS LEVELS OF CONTROL CAPABILITYBASED ON CREDENTIALS PROVIDED DURING LOG-IN:1. VIEW ONLY - NO ADJUSTMENT CAPABILITIES. PROVIDE 'VIEW ONLY' REMOTEACCESS LOCATION AND CREDENTIALS TO ENGINEER AND COMMISSIONINGAGENT UPON STARTUP OF SYSTEM. CREDENTIALS PROVIDED TO ENGINEERAND COMMISSIONING AGENT SHALL NOT EXPIRE DURING THE PERIOD OF THEWARRANTY.2. OCCUPANT LEVEL - SIMILAR LEVEL OF CONTROL TO THAT AVAILABLE VIAHOME AUTOMATION TOUCH SCREENS.3. TECHNICIAN LEVEL - FULL CONTROL, TROUBLESHOOTING, ADJUSTMENT, ANDPROGRAMMING CAPABILITIES.BCS SHALL UTILIZE REMOTE ACCESS TO THE WEB TO AUTOMATICALLY CALIBRATE ITSINTERNAL TIME-OF-YEAR CLOCK ON A MONTHLY BASIS WITH THE OFFICIAL WORLDTIME.GRAPHICS:AS INDICATED IN THE POINTS LISTS, ALL BCS POINTS SHALL BE REPRESENTED BYGRAPHIC DISPLAY ON THE WEB BASED INTERFACE. ITEMS SUCH AS PUMPS, FANS,CONTROL VALVES, AND DAMPER MOTORS SHALL BE REPRESENTED BY ANIMATEDGRAPHIC DISPLAYS. GRAPHICAL FLOOR PLANS SHALL INDICATE AIRSIDE ZONEDESIGNATIONS AS WELL AS THEIR SPACE TEMPERATURE SETPOINT, SPACETEMPERATURE. BACKGROUND COLOR OF ZONES SHALL BE CHANGED AS FOLLOWS:1. NONE - SPACE TEMPERATURE WITHIN 3°F OF SETPOINT.2. RED - SPACE TEMPERATURE GREATER THAN 3°F ABOVE SETPOINT.3. BLUE -SPACE TEMPERATURE LOWER THAN 3°F BELOW SETPOINT.GRAPHICAL FLOOR PLANS SHALL ALSO INDICATE DE-CENTRALIZED EQUIPMENT BYLOCATION AND DESIGNATION. ANIMATED GRAPHICS ARE NOT REQUIRED ON THEGRAPHICAL FLOOR PLAN SCREEN. ADDITIONAL INFORMATION FOR A GIVEN ZONE ORPIECE OF EQUIPMENT SHALL BE EASILY ACCESSED BY DOUBLE-CLICKING ITSASSOCIATED FLOOR PLAN GRAPHIC.LINE VOLTAGE POWER REQUIREMENTS FOR CONTROLS SYSTEM HAVE BEENESTIMATED ON PLAN; CONTROLS CONTRACTOR TO FIELD COORDINATE WITH DIV. 26CONTRACTOR FOR REQUIREMENTS. DIV. 26 CONTRACTOR TO INCLUDE CONTROLSPOWER IN BASE BID.DDC SYSTEM SHALL ALSO BE EXPANDABLE TO ACCOMMODATE FUTURE CORE ANDSHELL BUILDOUT HVAC SYSTEMS.EXHAUST FANS SERVING THE MECHANICAL, ELECTRICAL, AND ELEVATOR MACHINEROOMS SHALL BE CONTROLLED BY INDIVIDUAL SPACE MOUNTED COOLINGTHERMOSTAT SET AT 80°F (ADJ).UPON A RISE IN SPACE TEMPERATURE ABOVE SETPOINT PLUS DIFFERENTIAL,EXHAUST FANS SHALL ENABLE. IFHIGH WATER ALARM IS SIGNALED, A SIGNAL WILL BE SENT THROUGH THECONTROLS SYSTEM TO ALERT THE BUILDING OPERATOR.SCALE:6CONTROL SCHEMATICNO SCALESPA HEAT EXCHANGERUPON A DROP IN SPA WATER TEMPERATURE AS SIGNALED BY ANAQUASTAT, THE LOAD SIDE CONTROL VALVE SHALL OPEN. CONVERSELY,CONTROL VALVE SHALL BE CLOSED WHEN SUPPLY TEMPERATURE IS ATSETPOINT.
