Re: Minor Amendment to SDD 2 (Northwoods)
NARRATIVE
The Northwoods Condominium Association proposes to add Common Element Area to
Condominium Building B to expand the hot tub/spa area, and expand the west entrance
lobby to Building B. The expanded space will be a General Common Element Area for
owners of Buildings A, B, D, E, and F. The project will be completed in one phase.
The resulting area increases of Common Element area total 180 sq. ft. This area is also an
increase in Site Coverage. The site contains 251,507 sq. ft. SDD 2 allows 25% of the site
area as Site Coverage (62,876 sq. ft.). Per PEC 090009, Site Coverage is currently 61,869
sq. ft. With the proposed Common Element Area increase the Site Cover age will be 62,
049 sq. ft. (24.7%).
The proposed addition complies with the development standards prescribed in the
property's underlying zone district. The underlying zone district is HDMF purpose
includes "private recreational facilities and related visitor oriented uses.....to maintain the
desirable residential and resort qualities of the zone district.
The proposal qualifies for a Minor Amendment per Section 12-9A-2 in that the expansion
does not extend more than 5 feet from the current Building footprint. See attached
diagram.
