Description of the proposed Lot 8 building envelope change
The owner of lot 8 at Spraddle Creek Estates is proposing to move and reconfigure the existing
building envelope. The property currently has a home located within the new and the proposed
envelope,the size of the envelope is not to changed. The existing BE runs up the hill to the north,
behind the existing building. It is approximately 160'in the east west direction,then up each side
of home to a point at the north side. The BE up the north is unbuildable,so this is proposed to be
swapped with the same SF area to the south/east.
The north corner moves to the south and east to accommodate additional site amenities.
Existing building envelope size = 12,612 sq.ft. /proposed envelope size = 12,612 sq.ft. Moving
1,390 SF from the north,to the south/east.
Reasons for Lot 8 building envelope change
The proposed lot 8 building envelope change reduces impact on neighbors to the north and allows
for overall better amenities with less impact to that portion of the steep site.This building envelope
move allows for the best results in the above mentioned items.
- Moving the building envelope to the south/east,allows for increased separation between
building envelope and the adjacent home to the north. This proposed envelope change
supports the Spraddle Creek guidelines'intent to create privacy between homes. On page
one the Spraddle Creek design guidelines state,"The Residential design guidelines are
established to ensure that certain criteria and design disciplines will be in effect which will
cause the development of the community to grow in as an integrated and compatible
manner as possible... and to promote value,quality and harmony will all the development at
Spraddle Creek." This move allows for the proposed pool to be located away from existing
homes, creating that privacy for existing and new home owners.
- The more south/east added BE allows the proposed pool design to better respond to the
natural land forms by orienting parallel with the existing structures. On page 4,the building
sitting, "Building forms and massing shall respond to the site characteristics of slope and
topography."

- Swimming pools and hot tubs: page 9 of the Spraddle Creek design guideline.Swimming
pools and hot tubs should not create negative visual impacts to adjoining lots and be
complementary to the lot and dwelling unit. With this modification of the BE,the proposed
pool and hot tub will work with existing structure AND be further away from existing
homes.
- There are many precedents of building envelope changes in Spraddle Creek,which
demonstrate that in many cases the original envelopes were not the best solution for the
site and potential home designs. The previously approved building envelope changes have
created better homes and promoted harmony between neighbors,as achieved on lot 6.
We are requesting the BE move be approved to allow the proposed pool and hot tub to work with
the existing structures and site grading. At this new location,there will be no impact on neighbors
or visual to the entire Spraddle Creek community.
This will be achieved with matching materials to the existing home. Our goal is to blend the new
structures and retaining materials so that existing/add will flow together.
