1. IT IS THE INTENTION OF THE SPECIFICATIONS AND DRAWINGS TO PROVIDE FOR COMPLETE AND FULLY
OPERATIONAL SYSTEMS TO MEET THE OWNER'S REQUIREMENTS AS DESCRIBED HEREIN AND IN
ACCORDANCE WITH ALL APPLICABLE CODES AND AUTHORITIES HAVING JURISDICTION.
2. THESE DRAWINGS AND SPECIFICATIONS ARE NOT A DETAILED SET OF INSTALLATION INSTRUCTIONS BUT
RATHER A GUIDELINE TO ESTABLISH QUALITY OF EQUIPMENT AND MATERIALS, LEVEL OF WORKMANSHIP
AND PERFORMANCE. DO NOT SCALE DRAWINGS. VERIFY DIMENSIONS WITH SHOP DRAWINGS
COORDINATION EFFORT AND IN FIELD PRIOR TO COMMENCEMENT OF WORK. REFER TO ARCHITECTURAL
DRAWINGS FOR ALL DIMENSIONS.
3. THIS CONTRACTOR SHALL BE RESPONSIBLE FOR SECURING AND REVIEWING THE ARCHITECTURAL,
STRUCTURAL, CIVIL AND ELECTRICAL DOCUMENTS FOR ANY WORK THAT AFFECTS OR OTHERWISE
IMPACTS THE MECHANICAL SCOPE OF WORK. ALL DRAWINGS AND SPECIFICATIONS ARE TO BE READ IN
COORDINATION WITH ONE ANOTHER SUCH THAT WORK SHOWN ON ONE SET IS BINDING TO THE OTHER.
4. ALL WORK, MATERIALS AND TRADES SHALL COMPLY WITH THE 2015 INTERNATIONAL BUILDING CODE (IBC)
FAMILY, THE 2014 NATIONAL ELECTRIC CODE, ALL LOCAL ORDINANCES AND AMENDMENTS, MOST CURRENT
NFPA STANDARDS, AND MANUFACTURER'S INSTALLATION INSTRUCTIONS. THE IBC FAMILY INCLUDES THE
BUILDING, MECHANICAL, PLUMBING, FUEL GAS, ENERGY CONSERVATION, AND FIRE CODES. IT IS THE
CONTRACTOR'S RESPONSIBILITY TO PERFORM WORK IN CONFORMANCE WITH ALL APPLICABLE CODES,
ORDINANCES, AND LIFE SAFETY MEASURES AS REQUIRED, BY LOCAL, STATE AND NATIONAL AUTHORITIES.
CONTRACTOR SHALL VERIFY WITH ARCHITECT IF MODIFICATION OF WORK IS REQUIRED FOR COMPLIANCE.
5. PRIOR TO SUBMITTING A BID, EACH BIDDER SHALL CAREFULLY EXAMINE THE BIDDING DOCUMENTS. BRING
TO THE ATTENTION OF THE ARCHITECT IN WRITING, ANY DISCREPANCIES, AMBIGUITIES, INCONSISTENCIES,
OR ERRORS THEREIN THAT ARE DISCOVERED DURING EXAMINATION OF DRAWINGS AND EXISTING
EQUIPMENT. FURTHER, ALL BIDDERS SHALL EXAMINE THE SITE, CONDITION AND ALL ASSOCIATED SCOPES
OF WORK THAT FALL UNDER THIS CONTRACT AND DETERMINE ALL COSTS FOR THE WORK ARE FULLY
COVERED IN THEIR BID SUBMISSION. FAILURE TO REQUEST CLARIFICATION DURING THE BID PERIOD FOR
ANY INADEQUACY, OMISSION, OR CONFLICT SHALL NOT RELIEVE CONTRACTOR OF RESPONSIBILITIES.
SIGNING OF THE CONTRACT SHALL BE CONSIDERED TO IMPLICITLY DENOTE THAT THE CONTRACTOR HAS A
THOROUGH UNDERSTANDING OF THE FULL INTENT AND SCOPE OF THESE CONSTRUCTION CONTRACT
DRAWINGS AND SPECIFICATIONS.
6. DURING CONSTRUCTION THE CONTRACTOR SHALL ENSURE THAT ALL MATERIAL AND EQUIPMENT IS NEW
(WITH THE EXCEPTION OF USED EQUIPMENT FURNISHED BY OWNER) AND MEETS OR EXCEEDS THE
QUALITY AS SET OUT IN THE SPECIFIED EQUIPMENT AND APPLICABLE CODES. THE INSTALLATION OF ALL
EQUIPMENT AND MATERIALS SHALL BE OF THE HIGHEST WORKMANSHIP AND QUALITY. ATTENTION TO
DETAIL, SAFETY, NEATNESS, ACCESS FOR MAINTENANCE, DURABILITY, ETC. IS EXPECTED AND REQUIRED.
7. ALL EQUIPMENT SHALL BE SET STRAIGHT AND SQUARE WITH THE STRUCTURE. PIPING AND DUCTWORK
SHALL BE INSTALLED PARALLEL OR AT RIGHT ANGLES TO ALL WALLS AND STRUCTURAL MEMBERS.
HANGER RODS, EQUIPMENT BASES, SUPPORTS AND ISOLATION SHALL BE SET PLUMB AND SQUARE AND IN
VERTICAL ALIGNMENT WHERE APPLICABLE. ALL WORK SHALL BE NEAT AND CLEAN UPON COMPLETION.
ALL WORK SHALL BE PERFORMED IN A WORKMANLIKE MANNER TO THE SATISFACTION OF THE ARCHITECT,
OWNER, AND ENGINEER.
8. THE CONTRACTOR SHALL BECOME FAMILIAR WITH THE BUILDING, STRUCTURE AND THE WORKS OF THE
OTHER TRADES INVOLVED. THIS CONTRACTOR SHALL WORK AND COOPERATE WITH THE OTHER TRADES
TO ENSURE A QUALITY INSTALLATION, AND MINIMIZE CONFLICTS.
9. THE CONTRACTOR SHALL MAKE NECESSARY REVISIONS, RE-ROUTINGS, ALTERATIONS, CHANGES AND
ADDITIONS TO ANY AND ALL WORK AS REQUIRED TO ACCOMMODATE OTHER TRADES SCOPE OF WORKS
INCLUDING ARCHITECTURAL, STRUCTURAL AND ELECTRICAL WITHOUT COST TO THE OWNER.
10. UPON COMPLETION OF THE WORK THE CONTRACTOR SHALL FURNISH TO THE OWNER A WRITTEN
GUARANTEE STATING THAT THE CONTRACT WARRANTS ALL NEW MATERIAL AND EQUIPMENT AND ALL
ASSOCIATED WORK AND COMPONENTS SHALL BE FREE FROM DEFECTS AND/OR FAILURE FOR A PERIOD OF
ONE (1) YEAR FROM THE DATE OF OWNER ACCEPTANCE AND COMPLETION. ANY AND ALL MATERIALS,
EQUIPMENT, WORKMANSHIP AND LABOR FOUND TO BE DEFECTIVE OR THAT FAILS IN ANY WAY IS TO BE
REPLACED OR CORRECTED AT NO ADDITIONAL COST TO THE OWNER. CONTRACTOR SHALL WARRANT
EXISTING EQUIPMENT FROM TIME OF DELIVERY ON SITE, THROUGH RIGGING AND INSTALLATION, AND
ENDING UPON SUCCESSFUL STARTUP AND FUNCTIONAL PERFORMANCE TESTING OF THAT EXISTING
EQUIPMENT. OWNER SHALL TAKE OVER WARRANTY OF EXISTING EQUIPMENT UPON CONTRACTOR'S
PROOF OF SYSTEM' FUNCTIONAL PERFORMANCE.
11. THE TERM "SUPPLY”, "PROVIDE", "INSTALL", OR “FURNISH” SHALL MEAN TO SUPPLY AND INSTALL ALL
NECESSARY LABOR, MATERIALS, TOOLS AND EQUIPMENT AS MAY BE NECESSARY TO INSTALL SAME FOR
THE COMPLETE AND FUNCTIONAL OPERATION OF THE MECHANICAL SYSTEMS FOR THIS PROJECT.
12. FURNISH ALL NECESSARY SLEEVES, FLASHINGS, COUNTER-FLASHINGS, INSERTS, ANCHOR BOLTS,
EQUIPMENT SUPPORTS, ETC. IN A TIMELY FASHION WHERE REQUIRED TO COMPLETE THE WORK. THIS
SHALL INCLUDE ANY AND ALL CAULKING, PATCHING, CUTTING, ETC. AS REQUIRED THROUGH ROOF AND
WALL SYSTEMS.
13. DO NOT CUT, CORE, ATTACH TO, OR MODIFY ANY STRUCTURAL OR BUILDING ELEMENTS WITHOUT
RECEIVING PRIOR APPROVAL FROM THE ENGINEER OR ARCHITECT INVOLVED.
14. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE TRANSPORTATION AND PROTECTION OF ALL
EQUIPMENT AND MATERIAL PROVIDED FOR THIS PROJECT UNTIL THE OWNER HAS ACCEPTED THE
BUILDING. THIS SHALL INCLUDE STORAGE OF SAME ON SITE AND REMOVAL OF ALL MATERIALS AND
REFUSE AS A RESULT.
15. PROVIDE ALL NECESSARY SCAFFOLDING, LADDERS, HOISTS, RIGGING, ETC. AS REQUIRED FOR THE
INSTALLATION OF THE WORK WITHIN THIS SCOPE. ALL HOISTING, SUPPORTS, DELIVERY, ETC OF
EQUIPMENT AND MATERIAL FOR THIS PROJECT SHALL BE THE RESPONSIBILITY OF THIS CONTRACTOR.
16. THE CONTRACTOR IS RESPONSIBLE FOR THE PROTECTION OF THE BUILDING, WORK OF OTHERS,
ETC. DURING THE COURSE OF CARRYING OUT THE WORK AS INVOLVED IN THIS CONTRACT. THE
CONTRACTOR SHALL MAKE GOOD AND/OR PAY FOR ANY DAMAGES SUSTAINED. THE OWNER RESERVES
THE RIGHT TO BACK CHARGE THE CONTRACTOR FOR THE REPAIR AND/OR REPLACEMENT OF ANY
DAMAGES.
17. THE CONTRACTOR SHALL OBTAIN ALL NECESSARY PERMITS AND APPROVALS AND PAY FOR ALL
NECESSARY FEES OR OTHER COSTS ASSOCIATED WITH CARRYING OUT THE WORK HEREIN. THE
CONTRACTOR IS RESPONSIBLE FOR PROVIDING ANY AND ALL CERTIFICATES AS REQUIRED TO ENSURE
THAT THE INSTALLATION IS IN CONFORMANCE WITH, AND HAS BEEN APPROVED BY ALL AUTHORITIES
HAVING JURISDICTION. ANY REVISIONS AND/OR CHANGES REQUIRED BY THE AUTHORIZED INSPECTOR
SHALL BE DONE WITHOUT CHARGE TO THE OWNER AND SHALL BE DONE SO AS NOT TO AFFECT SCHEDULE
OR THE WORK OF OTHERS. ALL PERMITS SHALL BE POSTED IN A CONSPICUOUS PLACE ON SITE. UPON
COMPLETION THIS CONTRACTOR SHALL PROVIDE THE OWNER WITH A CERTIFICATE OF FINAL APPROVAL
FROM ALL AUTHORITIES INVOLVED IN THE SCOPE OF HIS WORK.
18. IN CARRYING OUT THE WORK, THE CONTRACTOR SHALL UTILIZE TRADESPEOPLE THAT ARE FULLY
QUALIFIED, LICENSED, EXPERIENCED AND KNOWLEDGEABLE IN THEIR RESPECTIVE AREAS OF THE
CONSTRUCTION INDUSTRY AND SHALL PERFORM WORK IN A RESPONSIBLE MANNER WITH ESTABLISHED
CONSTRUCTION PRACTICE.
19. PRIOR TO COMMENCEMENT OF THE WORK, CONTRACTOR SHALL CONCLUSIVELY COORDINATE THE
DETAILED INSTALLATION OF THE AND EQUIPMENT WITH ALL CONDUIT, CABLE TRAYS, STRUCTURAL,
STRUCTURAL ELEMENTS, AND OTHER WORK OF OTHER TRADES. NO ADDITIONAL COSTS WILL BE
CONSIDERED FOR CHANGES AS A RESULT OF INTERFERENCE WITH THE WORK OF OTHERS. THIS INCLUDES
ANY ADDITIONAL MATERIAL REQUIRED TO CORRECT MINOR JOB CONFLICTS FOR NORMALLY ACCEPTED
PROCEDURES OF ANY AND ALL TRADES.
20. CLEAN ALL EQUIPMENT, MATERIALS, WALLS, CEILINGS, FLOORS, PIPING, DUCTS, ETC. OF A DIRT, OIL, DUST
AND PACKAGING MATERIAL AFFECTED DURING THE COURSE OF THIS WORK. DISCONNECT, CLEAN AND
RECONNECT WHERE NECESSARY, FOR THE PURPOSE OF LOCATING AND REMOVING OBSTRUCTIONS.
21. REMOVE ALL TOOLS, WASTE MATERIAL, TRASH, AND PACKAGING MATERIALS GENERATED BY THIS WORK
FROM THE SITE. UPON COMPLETION ENSURE ALL SURFACES ARE CLEANED OF GREASE, DIRT, ETC. ONCE
COMPLETED, THE FACILITY SHALL BE AVAILABLE FOR IMMEDIATE USE.
22. ALL EQUIPMENT AND MATERIAL SPECIFIED AND NOTED ON THE DRAWINGS IS SET AS A MINIMUM STANDARD
FOR THE CONTRACTOR TO WORK TO. ALL SUBMITTED TENDERS SHALL BE BASED ON MATERIAL AND
EQUIPMENT AS SPECIFIED. EQUIPMENT AND MATERIAL SUPPLIERS OTHER THAN THOSE SPECIFIED ARE TO
MAKE A WRITTEN SUBMISSION FOR CONSIDERATION AS AN EQUAL OR ALTERNATE ALONG WITH ANY COST
SAVINGS THAT MAY BE REALIZED AS A RESULT OF USING HIS EQUIPMENT. SUBMISSION FOR
CONSIDERATION AS AN EQUIVALENT SHALL BE MADE, ALONG WITH TECHNICAL INFORMATION, A MINIMUM
OF 5 BUSINESS DAYS BEFORE BID DATE.
23. SHOULD ENGINEER ALLOW CONTRACTOR TO USE EQUIVALENT EQUIPMENT AND MATERIALS FROM AN
APPROVED MANUFACTURER OTHER THAN THAT SPECIFICALLY SPECIFIED, IN ACCORDANCE WITH
PROCEDURES ABOVE, THE USE OF SAME DOES NOT RELIEVE THE CONTRACTOR FROM CONFIRMING TO
OTHER TRADES AFFECTED ALL RELEVANT INFORMATION SUCH AS DIMENSIONS, ELECTRICAL, WEIGHT, ETC.
ANY NECESSARY REVISIONS AS A RESULT SHALL BE PAID FOR BY THIS CONTRACTOR. IF THE PROPOSED
EQUIPMENT OR NECESSARY MODIFICATIONS ARE NOT TO THE SATISFACTION OF THE ENGINEER THAT THE
END RESULT WILL BE THE SAME THE CONTRACTOR SHALL PROVIDE THE SPECIFIED EQUIPMENT AT NO
ADDITIONAL COST TO THE OWNER.
24. CONSTRUCTION PHASE SUBMITTALS - CONTRACTOR SHALL SUBMIT ELECTRONIC COPIES OF ALL SHOP
DRAWINGS AND PRODUCT DATA FOR EQUIPMENT PROPOSED AND INSTALLATION DETAILS, REROUTINGS,
ETC PER THE COORDINATION EFFORT FOR THIS PROJECT TO THE ENGINEER FOR REVIEW PRIOR TO
ORDERING MATERIALS OR EQUIPMENT. PRODUCT DATA SHALL STATE CAPACITIES, SIZES, ETC. OF ALL
EQUIPMENT AND SHALL BE CERTIFIED. INCLUDE COMPUTER BASED SELECTIONS OF PROJECT SPECIFIC
CONDITIONS WHERE APPLICABLE. CLEARLY MARK EACH SHOP DRAWING, CATALOG CUT AND/OR
SPECIFICATION SHEET TO INDICATE THOSE PRODUCTS AND FEATURES WHICH ARE INTENDED TO BE
FURNISHED. ENGINEER RESERVES THE RIGHT TO REJECT SUBMITTALS THAT ARE INADEQUATELY OR
UNCLEARLY MARKED. SPECIFICALLY INDICATE ANY DEVIATIONS FROM THE DESIGN INTENT. ENGINEER
RESERVES THE RIGHT TO REQUIRE CORRECTION AT NO EXTRA COST FOR DEVIATIONS NOT SPECIFICALLY
INDICATED IN THE SUBMITTAL. REVIEW AND APPROVAL OF SUBMITTALS SHALL NOT RELIEVE THE
CONTRACTOR FROM THE RESPONSIBILITY TO FURNISH EQUIPMENT AND MATERIALS OF PROPER
DIMENSION, SIZE, QUANTITY, QUALITY AND ALL PERFORMANCE CHARACTERISTICS TO EFFICIENTLY
PERFORM THE REQUIREMENTS AND INTENT OF THE CONTRACT DOCUMENTS.
25. CLOSEOUT SUBMITTALS - OPERATION AND MAINTENANCE MANUALS: UPON RECEIPT OF REVIEWED
SUBMITTALS, CONTRACTOR SHALL IMMEDIATELY COMMENCE COMPILING OPERATIONS AND MAINTENANCE
DATA MANUALS (O&M'S). SUBMIT O&M'S FOR REVIEW NO LESS THAN THIRTY (30) CALENDAR DAYS PRIOR
TO SUBMITTING NOTICE OF SUBSTANTIAL COMPLETION. O&M'S SHALL CONTAIN AT A MINIMUM:

NAVIGATION, SIMILAR TO THE HARD COPIES
26. CLOSEOUT SUBMITTALS - AS-BUILTS AND RECORD DRAWINGS: UPON COMPLETION, CONTRACTOR SHALL
SUBMIT FOR REVIEW MARKED UP RECORD DRAWINGS INDICATING ALL DIMENSIONS, INVERTS, DISTANCES
FROM STRUCTURE, AND ALL DEVIATIONS OF THE AS-BUILT INSTALLATION FROM THE GRAPHICAL
REPRESENTATIONS ON THE CONTRACT DOCUMENTS. UPON COMPLETION OF REVIEW, SUBMIT TWO (2)
FULL SIZE COPIES, BOUND AND ONE (1) ELECTRONIC COPY.
27. USE OF THE PERMANENT HEATING SYSTEM PRIOR TO COMPLETION OF CONSTRUCTION SHALL NOT BE
PERMITTED WITHOUT WRITTEN PERMISSION FROM THE OWNER/ENGINEER. TEMPORARY HEAT SHALL BE
PROVIDED BY THE GENERAL CONTRACTOR. ANY EQUIPMENT THAT IS PERMITTED TO BE USED SHALL BE
PROFESSIONALLY CLEANED BY SPECIALIST, LUBRICATED AND NEW FILTERS INSTALLED PRIOR TO
TURNOVER TO OWNER AT COMPLETION.
28. ELECTRICAL COORDINATION - ALL MOTORS SUPPLIED WITH MECHANICAL EQUIPMENT SHALL BE 1800 RPM
MAXIMUM UNLESS OTHERWISE SPECIFIED. VERIFY AVAILABLE VOLTAGE AND PHASE ON SITE AND
ACCORDING TO ELECTRICAL DRAWINGS. THIS CONTRACTOR SHALL BE RESPONSIBLE FOR CONFIRMING
ANY AND ALL ELECTRICAL INFORMATION AND EQUIPMENT/SYSTEMS COMPATIBILITY PRIOR TO ORDERING
ANY EQUIPMENT. THIS CONTRACTOR SHALL BE RESPONSIBLE TO FURNISH ALL NECESSARY STARTERS
FOR MECHANICAL EQUIPMENT UNLESS NOTED OTHERWISE. ELECTRICAL CONTRACTOR SHALL BE
RESPONSIBLE TO SET IN PLACE AND WIRE STARTERS PROVIDED BY THIS CONTRACTOR.
29. THIS CONTRACTOR SHALL BE RESPONSIBLE FOR THE RECEIVING AND INSTALLATION OF ALL OWNER
SUPPLIED EQUIPMENT UNLESS NOTED OTHERWISE. THIS SCOPE REQUIRES COORDINATION WITH THE
OWNER SUPPLIED EQUIPMENT, AND NOT ALL DETAILS OF THAT EQUIPMENT ARE NECESSARILY INCLUDED IN
THESE DRAWINGS. REFER TO ORIGINAL INSTALLATION DRAWINGS, MANUFACTURER'S DRAWINGS,
ORIGINAL EQUIPMENT SUBMITTAL DATA SHEETS, AND EQUIPMENT MANUFACTURER'S RESELECTIONS AND
REFURBISHMENT GUIDELINES FOR NEW PROJECT ALTITUDE, AND MEET THE REQUIREMENTS DEFINED
THEREIN.
DUCTWORK, EQUIPMENT AND ACCESSORIES
1. UNLESS NOTED OTHERWISE, DUCTWORK SHALL BE CONSTRUCTED AND SEALED IN CONFORMANCE WITH
SMACNA'S HVAC DUCT CONSTRUCTION STANDARDS, LATEST EDITION AND ASHRAE STANDARDS. DUCT
CONSTRUCTION PRESSURE CLASS SHALL BE AS FOLLOWS:
MEDIUM PRESSURE SUPPLY DUCT, BETWEEN AIR HANDLING UNIT AND SUPPLY TERMINAL BOX INLET: 4
INCH POSITIVE/NEGATIVE.
LOW PRESSURE SUPPLY DUCT, DOWNSTREAM OF SUPPLY TERMINAL BOX OUTLET: 2 INCH
POSITIVE/NEGATIVE.
LOW PRESSURE RETURN AND EXHAUST DUCT: 2 INCH POSITIVE/NEGATIVE.
TESTING, STARTUP, ADJUSTING AND BALANCING
1. THIS CONTRACTOR SHALL BE RESPONSIBLE FOR ALL TESTING OF ALL EQUIPMENT BOTH NEW AND USED
EQUIPMENT FURNISHED BY OWNER, PIPING AND MATERIALS AS NOTED HEREIN AND AS REQUIRED BY
LOCAL INSPECTORS AND AUTHORITIES IN ORDER TO ENSURE AND PROVE THAT ALL SYSTEMS AND
COMPONENTS ARE INSTALLED AND FUNCTIONING PROPERLY. THE CONTRACTOR SHALL ALLOW IN BID ALL
NECESSARY COSTS INCLUDING ADDITIONAL LABOR AND MATERIAL TO DO SO.
2. NOTIFY THE OWNER/ENGINEER PRIOR TO STARTING ANY TESTING. THE CONTRACTOR SHALL BE
RESPONSIBLE FOR ALL DAMAGES THAT OCCUR AS A RESULT OF TESTING, AND SHALL BE RESPONSIBLE
FOR ALL COSTS ASSOCIATED WITH LIABILITY AND REPAIRS AS NECESSARY.
3. ALL DEFECTS, ETC. SHALL BE REPAIRED OR REPLACED IMMEDIATELY UPON DISCOVERY. LEAKING JOINTS
SHALL BE RE-DONE AND COMPLETED IN A TIMELY MANNER.
4. PERFORMANCE TESTS SHALL BE CARRIED OUT UPON COMPLETION OF PRESSURE TESTS AND
INSTALLATION. THE CONTRACTOR SHALL MAKE ALL NECESSARY CHANGES AND MODIFICATIONS AS
REQUIRED TO DELIVER AN OPERATIONAL SYSTEM.

CHANGES, ADD DAMPERS, VALVES, ETC. AS MAY BE REQUIRED AT NO ADDITIONAL COST TO THE
CONTRACT.
7. PREPARE AND SUBMIT ELECTRONIC COPY OF COMPLETED REPORTS FOR ALL AIR HANDLING SYSTEMS AS
PER THE NATIONAL GUIDELINES FOR SAME.
CONTROLS
1. ALL AUTOMATIC CONTROLS FOR MECHANICAL EQUIPMENT SHALL BE FURNISHED BY THE MECHANICAL
CONTRACTOR. WHERE AUTOMATIC CONTROLS REQUIRE WIRING OF ANY SYSTEMS OPERATING AT
VOLTAGE IN EXCESS OF 30V, MECHANICAL CONTRACTOR SHALL RETAIN A LICENSED AND QUALIFIED
ELECTRICAL CONTRACTOR TO PERFORM THE WORK. THE ELECTRICAL SUBCONTRACTOR TO THE
MECHANICAL SHALL INSTALL ALL ELECTRICAL LINE VOLTAGE WIRING AND RACEWAY REQUIRED BY THE
AUTOMATIC CONTROL SYSTEM. INSTALLATION OF THE ELECTRICAL SUBCONTRACTOR SHALL BE DONE
UNDER THE SUPERVISION OF THE MECHANICAL CONTRACTOR.
2. CONTROL WIRING, CONDUIT AND ELECTRICAL DEVICES SHALL COMPLY WITH THE REQUIREMENTS OF THE
NEC. ALL CONTROL WIRING SHALL BE COLOR CODED AND TAGGED FOR EASY IDENTIFICATION. ALL
LOW-VOLTAGE CONTROL WIRING NOT SUBJECT TO THE NEC SHALL BE INSTALLED IN RACEWAY.
3. IT IS THE RESPONSIBILITY OF THE MECHANICAL CONTRACTOR TO ENSURE THAT ALL CONTROL DEVICES
AND CONTROLLED EQUIPMENT ARE INSTALLED CORRECTLY AND FUNCTION PROPERLY, AND THAT ALL
MECHANICAL EQUIPMENT OPERATES AS DESIGN AND SPECIFIED, IN CONJUNCTION WITH THE CONTROLS.

a. EXISTING FANS PRE-TAB SCOPE - PROCURE THE SERVICES OF A TEST,
ADJUST AND BALANCE (TAB) CONTRACTOR TO PERFORM PRE-TEST OF
THE SIX (6) TOTAL EXISTING ROOF MOUNTED FANS. MEASURE CFM,
MOTOR AMPERAGE FOR EACH WINDING, AND VOLTAGE, RECORD
NAMEPLATE MOTOR HORSEPOWER, AND INDICATE WHETHER UNIT IS
A SUPPLY FAN OR EXHAUST UNIT FOR EACH. DETERMINE WHETHER
THE EXISTING UNITS ARE PROVIDED WITH MOTORIZED SHUT-OFF
DAMPER BENEATH EACH FAN AND IF SO, DETERMINE WHETHER
DAMPER IS FUNCTIONAL. GENERATE PRE-TAB REPORT AND SUBMIT
TO ENGINEER FOR REVIEW. IN THE EVENT ALL EXISTING FANS ARE
EXHAUST UNITS AND HAVE THE REQUIRED CAPACITY (16,500 CFM IN
TOTAL), OWNER WILL BE PRESENTED WITH CHOICE TO KEEP EXISTING
FANS AND INTRODUCE NEW INTAKE AIR LOUVER ON THE EAST WALL.
SUCH LOUVER (OR LOUVERS) SHALL HAVE TOTAL FACE AREA OF 65 SF
WITH DRAINABLE BLADES, BIRD SCREEN AND MOTORIZED SHUT-OFF
DAMPER.
b. FAN REPLACEMENT - IN THE EVENT THE EXISTING FANS DO NOT HAVE
THE REQUIRED CAPACITY, THE SIX (6) EXISTING FANS SHALL BE
REPLACED WITH THREE (3) EXHAUST FANS AND (3) SUPPLY FANS. ALL
SIX FANS SHALL BE EQUIPPED WITH TWO SPEED MOTOR AND
SUPPLIED WITH 2-SPEED MOTOR STARTER.
c. CONTROLS - 2015 IMC REQUIRES BOTH CARBON MONOXIDE (CO) AND
NITROGEN DIOXIDE (NO2) SENSORS. COVERAGE STUDIES HAVE BEEN
PERFORMED USING MACURCO DEVICES AS BASIS OF DESIGN. A TOTAL
OF TEN (10) SENSORS OF EACH TYPE ARE REQUIRED BASED ON THIS
EXERCISE. SUCCESSFUL CONTROLS VENDOR SHALL PROVIDE SHOP
DRAWING SHOWING PROPOSED GAS DETECTOR COVERAGE IF
DIFFERENT FROM BASIS OF DESIGN.
3. PROJECT CONSTITUTES INCREASED LOAD
FOR MECHANICAL EQUIPMENT, GARAGE DOOR OPERATOR AND DRY
SPRINKLER SYSTEM AIR COMPRESSOR. LIGHTING UPGRADE IS DEEMED TO
REPRESENT A LOAD REDUCTION TO THE LIGHTING PANELS. THOUGH
OVERALL SYSTEM ADDITIONAL LOAD AT THE EXISTING MAIN DISTRIBUTION
CENTER IS DEEMED NEGLIGIBLE, ADDITIONAL LOAD ON PANEL 'HP2' IS NOT
NEGLIGIBLE. THE EXISTING LOADS ON THE ELECTRICAL SYSTEM AT THIS
POINT ARE NOT KNOWN AND CANNOT BE CONFIDENTLY VERIFIED WITH
NEC CALCULATION. 30-DAY METERING IN ACCORDANCE WITH NEC SHALL BE
REQUIRED. INSTALL LOAD RECORDING METER IMMEDIATELY UPON AWARD
OF CONTRACT. DOWNLOAD DATA AFTER 7 DAYS OF RECORDING AND
IMMEDIATELY SUBMIT TO ENGINEER TO REVIEW FOR INITIAL VERIFICATION
OF SYSTEM SUITABILITY FOR CURRENTLY DEPICTED DESIGN.
4. THE EXISTING LIGHTING SYSTEM CONSISTS OF A TOTAL
OF SEVENTY NINE (79) OPEN CAGED FLUORESCENT UPLIGHTS, THIRTY FIVE
(35) OF WHICH ARE ROUGHLY 4FT LONG WHILE THE REMAINING FORTY
FOUR (44) FIXTURES ARE APPROXIMATELY 8FT LONG. SCOPE INCLUDES
REPLACEMENT OF ALL FIXTURES WITH SEVENTY NINE (79) NEW VAPOR
TIGHT LED FIXTURES. TWO (2) NEW 4FT FIXTURES WILL REPLACE EACH OF
THE 8FT FIXTURES. INCLUDE J-BOX AND WIRING REQUIRED TO FEED THE
TWO NEW FIXTURES FROM THE EXISTING SINGLE FIXTURES PROVISION.
THIRTY TWO (32) OF THE NEW FIXTURES SHALL INCLUDE INTEGRAL BATTERY
PACK. PROVIDE UN-SWITCHED HOT CONDUCTOR TO ALL FIXTURES WITH
BATTER PACK TO ALLOW CHARGING OF BATTERY AS WELL AS TO SIGNAL
POWER LOSS. ANY NEW CABLING REQUIRED SHALL BE IN EMT AND PAINTED
TO COLOR AS SPECIFIED BY ARCHITECT. SEE LUMINAIRE SCHEDULE FOR
ADDITIONAL INFORMATION.

SYSTEMS AND REPLACEMENT WITH COMPLETELY NEW DRY SYSTEM WITH
SPACING/DENSITY COVERAGE FOR ORDINARY HAZARD GROUP I CLASSIFICATION. DRY
VALVE ASSEMBLY AND AIR COMPRESSOR SHALL BE LOCATED IN CONDITIONED SPACE.
HEAT TRACING OF DRY VALVE ASSEMBLY SHALL NOT BE PERMITTED. SEE DELEGATED
DESIGN NOTES FOR FURTHER INFORMATION.
2. FIRE PROTECTION SYSTEM PIPING SHALL BE HYDRAULICALLY CALCULATED,
SIZED, AND BID USING SCHEDULE 40 CUT-GROOVED, THREADED, OR WELDED
PIPE. REDUCED PIPE SIZES SUCH AS SCHEDULE 30 WITH ANTIMICROBIAL
COATING FOR EQUIVALENT CORROSION RESISTANCE RATING SHALL NOT BE
PERMITTED IN THE BASE BID.
3. PERFORM NEW SITE FIRE FLOW TEST IF EXISTING DATA AVAILABLE FROM THE
AHJ OR THE WATER UTILITY PROVIDER IS OLDER THAN SIX (6) MONTHS. ASSUME
THAT THE FLOW TEST DATA IS OLDER THAN SIX MONTHS. INCLUDE COST TO
PARTICIPATE IN AND OBSERVE THE FLOW TEST PROCEDURE. FLOW TEST SHALL
BE PERFORMED PRIOR TO THE DESIGN AND HYDRAULIC CALCULATIONS. TEST
DATA ALONG WITH HYDRAULIC CALCULATIONS SHALL BE INCLUDED IN THE
SUBMITTAL OF SPRINKLER SHOP DRAWINGS TO THE FIRE MARSHALL HAVING
JURISDICTION.
4. PIPE SCHEDULE DESIGN METHODS ARE NOT PERMITTED. HYDRAULIC
CALCULATIONS MUST BE PERFORMED TO ALL APPLICABLE NFPA SPECIFICATIONS
AND SUBMITTED TO THE ARCHITECT/ ENGINEER FOR APPROVAL AS PART OF THE

5. PROVIDE DRAWINGS AND CALCULATIONS WITH SEAL OF LICENSED FIRE
