Project Description:
1- Some trees, specifically large Spruces, behind Building 1 no longer need to be
removed. 2- Significant areas of the site were set aside for snow storage along
the private road as well as to provide a 'snow fall zone' behind Garages 1 and 2
for the snow that will shed from the roof. Tree placement was adjusted to be
outside of snow fall zone. 2-The approved landscape plan was not coordinated
with the paving plan in the area just east of the east end of Building 2. This
portion of pavement is essential snow storage and should not be abandoned. 4-
Installation off boulder walls (2' height) to define a flower garden on the west end
of Building 1 and the east end of Building 2. These flower beds would be
approximately 3' in width and would be planted in a thoughtful way to add some
color to the ends of the buildings. The boulders would also serve to protect the
ends of the buildings from potential damage from snow removal equipment. 5-
The original tree placement plan was predicated on the belief that the Town's
regulations required 'foot-for-foot' replacement of the trees that would be
removed. It was pointed out to us in the DRB meeting that this was not the case.
This plan has been altered based on this correction. Comments- Our revised
plan included three (3) Lodge pole Pine of 10'-12' in height, four (4) Englemann
Spruce of 12'-14' height and twelve (12) aspen of 2-1/2"-3"caliper. We would like
the flexibility to field-place these new trees in the areas best suited for the
successful survival of the trees and in areas where they will do the best job for
screening the new garages from neighboring properties. We would plant them far
enough apart to allow for the uncrowded maturation of the trees. They would be
at least 6' from the north side of Building 1 to allow for snow to shed from the
roofs without damaging the trees.

- Approval of this project shall lapse and become void one (1) year following the date of final approval, unless
a building permit is issued and construction is commenced and is diligently pursued toward completion.
- Design Review Board approval shall not become valid for 20 days following the date of approval, pursuant
to the Vail Town Code, Chapter 12-3-3 Appeals.
- No changes to these plans maybe made without the written consent of Town of Vail staff and/or the
appropriate review committee(s).
