GENERAL CODE SUMMARY
BUILDING DESCRIPTION:
THE VAIL VALLEY MEDICAL CENTER (VVMC) IS AN EXISTING HEALTH CARE FACILITY WITH
CONSTRUCTION DATES SPANNING BETWEEN 1969 AND 2016 INCLUDING ADDITIONS AND
RENOVATIONS. THE EXISTING VVMC IS 4 STORIES WITH A LOWER/BASEMENT LEVEL AND
HAS A CONSTRUCTION TYPE DECLARATION OF I-B PER IBC AND II (222) PER NFPA 101.
BUILDING IS SPRINKLER PROTECTED THROUGHOUT, EXCEPT FOR LEVEL 2 OF THE EAST
OFFICE BUILDING WHICH WILL BE REPLACED WITH THE PROPOSED EAST WING ADDITION.
BUILDING HAS AN EXISTING FIRE ALARM AND DETECTION SYSTEM.
SCOPE OF WORK:
FIRST FLOOR EMERGENCY DEPARTMENT REMODEL
THIS PHASE OF THE PROJECT (DP1) INCLUDES THE DEMOLITION OF THE EXISTING
ADMINISTRATION BUILDING, NFPA 241 PROVISIONS, A SINGLE WALL WITH A DOOR, AND AN
EGRESS PATHWAY OUT OF AN EXISTING MECHANICAL SPACE. THE PROVISIONS FOR
DEMOLITION INCLUDE A WALL SEPARATING THE CONSTRUCTION ZONE FROM THE HOSPITAL
COMPLIANT WITH NFPA 241. THE WALL, DOOR AND THE MECHANICAL ROOM EGRESS PATH
ARE BEING INSTALLED TODAY TO SUPPORT LIFE SAFETY REQUIREMENTS FOR FUTURE
WORK.

2012 NFPA 101 LIFE SAFETY CODE AND THE REFERENCED STANDARDS (NFPA 13, 14,
72, ETC.)
FACILITIES GUIDELINES INSTITUTE, INC. (FGI) - 2010 GUIDELINES.
NFPA 241, STANDARD FOR SAFEGUARDING CONSTRUCTION, ALTERATION AND
DEMOTION OPERATIONS.
MEANS OF EGRESS - CORRIDOR AND SUITE SEPARATION:
TRAVEL DISTANCE:TRAVEL DISTANCE WITHIN THE CURRENT PATIENT CARE NON-SLEEPING
SUITE TO AN EXIT ACCESS DOOR FROM THE SUITE DOES NOT EXCEED 100 FT, NFPA 101
SECTION 18.2.5.7.3.4 AND IBC SECTION 407.4.4.3.
CORRIDOR CONSTRUCTION:
HEALTH CARE CORRIDOR WALLS ARE DESIGNED TO LIMIT THE TRANSFER OF SMOKE AND
DOORS SHALL BE CONSTRUCTED TO RESIST THE PASSAGE OF SMOKE AND BE SELF
LATCHING AND BE PROVIDED WITH POSITIVE LATCHING HARDWARE, 2012 NFPA 101
SECTIONS 18.3.6.3.5, 18.3.6.2 AND 18.3.6.3.1. CORRIDORS WALLS ARE CONSIDERED
NON-RATED SMOKE PARTITIONS. CORRIDOR WALLS IN THE ED AREA ARE EXISTING EXCEPT
FOR THE REQUIRED UPGRADES TO CONSIDER THESE WALLS AS SMOKE PARTITIONS.
CORRIDOR WIDTH:
NFPA 101 SECTION 18.2.3.4 AND IBC 1020.2. THIS CORRIDOR IS 8 FT WIDE EXCEPT FOR A
SMALL SECTION WHERE THE EXISTING WIDTH IS APPROXIMATELY 7 FT WIDE AND HAS BEEN
APPROVED BY THE DFPC. WE WOULD ALSO LIKE TO REQUEST THE SAME CONSIDERATION
FROM THE TOWN OF VAIL AHJ AS THIS IS AN EXISTING CONDITION AND THE LENGTH OF THE
CORRIDOR WITH 7 FT WIDTH IS LIMITED.
SUITE SEPARATION
EACH SUITE THROUGHOUT THE BUILDING IS SEPARATED FROM THE REMAINDER OF THE
FLOOR/SPACES BY WALLS THAT RESIST PASSAGE OF SMOKE PER NFPA 101 SECTION
18.3.6.3.5 AND 18.2.5.7.1.2 AND SMOKE PARTITIONS PER IBC 407.4.4.2. EXISTING WALLS WILL
BE UPGRADED TO SMOKE PARTITION AS NEEDED.
SUITE AREAS
AREA OF NON-PATIENT CARE SUITES IS LIMITED TO 10,000 SF PER NFPA 101 SECTION
18.2.5.7.3.4 AND 12,500 SF PER IBC SECTION 407.4.4.6.
