A. THE CONTRACT DOCUMENTS CONSIST OF ARCHITECTURAL AND STRUCTURAL DRAWINGS, THE AGREEMENT, THE GENERAL NOTES AND
THE SPECIFICATIONS. ANY WORK SHOWN IN ONE OF THE DOCUMENTS SHALL BE SUPPLIED AS THOUGH FULLY COVERED IN ALL. ANY
DISCREPANCY BETWEEN THE DIFFERENT PARTS SHOULD BE REPORTED TO THE ARCHITECT IMMEDIATELY.
B. CONTRACTOR WILL ASSUME RESPONSIBILITY OF ITEMS REQUIRING COORDINATION AND RESOLUTION DURING THE CONSTRUCTION

C. ALL WORK SHALL COMPLY WITH ALL STATE AND LOCAL CODES AND ORDINANCES, AND SHALL BE PREFORMED TO THE HIGHEST

WORK DESCRIBED HEREIN. IT IS THE RESPONSIBILITY OF THE CONTRACTOR TO BRING TO THE ATTENTION OF THE ARCHITECT ANY
CONDITIONS WHICH WILL NOT PERMIT CONSTRUCTION ACCORDING TO THE INTENTIONS OF THESE DOCUMENTS. IT IS THE
RESPONSIBILITY OF THE ARCHITECT TO PROVIDE DETAILS AND/OR DIRECTIONS REGARDING DESIGN INTENT WHERE IT IS ALTERED BY
EXISTING CONDITIONS OR WHERE NEGLECTED IN THE DOCUMENTS.
E. ANY MATERIALS PROPOSED FOR SUBSTITUTION OF THOSE SPECIFIED OR CALLED OUT BY TRADE NAME IN THESE DOCUMENTS SHALL
BE PRESENTED TO THE ARCHITECT FOR REVIEW. THE CONTRACTOR SHALL SUBMIT SAMPLES WHEN REQUIRED BY THE ARCHITECT.
AND ALL SUCH SAMPLES SHALL BE REVIEWED BY THE ARCHITECT BEFORE THE WORK IS PERFORMED. WORK MUST CONFORM TO THE
REVIEWED SAMPLES. ANY WORK WHICH DOES NOT CONFORM SHALL BE REMOVED AND REPLACED WITH WORK WHICH CONFORMS AT
THE CONTRACTOR'S EXPENSE. SUBCONTRACTORS SHALL SUBMIT REQUESTS AND SAMPLES FOR REVIEW THROUGH THE GENERAL
CONTRACTOR WHEN WORK IS LET THROUGH HIM OR HER. REQUIRED VERIFICATIONS AND SUBMITTALS TO BE MADE IN ADEQUATE TIME
AS TO NOT DELAY PROGRESS.
F. SHOP DRAWINGS MUST BE THOROUGHLY REVIEWED BY CONTRACTOR PRIOR TO SUBMITTING TO ARCHITECT TO MAKE SURE THEY ARE
ACCURATE AND MEET DESIGN INTENT. SHOP DRAWINGS SHALL BE SUBMITTED TO THE ARCHITECT FOR HIS OR HER REVIEW WHERE
CALLED FOR ANYWHERE IN THESE DOCUMENTS. REVIEW SHALL BE MADE BY THE ARCHITECT BEFORE WORK IS BEGUN, AND WORK
SHALL CONFORM TO THE REVIEWED SHOP DRAWINGS, SUBJECT TO REPLACEMENT AS REQUIRED IN PARAGRAPH E ABOVE. ARCHITECT
WILL TRY TO IDENTIFY ANY DISCREPENCIES IN SHOP DRAWINGS, BUT CONTRACTOR IS ULTIMATELY RESPONSIBLE FOR SHOP DRAWING
ACCURACY.
G. THE BUILDING INSPECTOR SHALL BE NOTIFIED BY THE CONTRACTOR WHEN THERE IS NEED OF INSPECTION AS REQUIRED BY THE 2012
INTERNATIONAL RESIDENTIAL CODE OR ANY LOCAL CODE OR ORDINANCE.
H. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE SAFETY AND CARE OF ADJACENT PROPERTIES DURING CONSTRUCTION, FOR
COMPLIANCE WITH FEDERAL AND STATE O.S.H.A. REGULATIONS, AND FOR THE PROTECTION OF ALL WORK UNTIL IT IS DELIVERED

ENERGY CONSERVATION: THE BUILDING COMPLIES WITH THE ENERGY CONSERVATION REQUIREMENT FROM CHAPTER 4 OF THE 2012
INTERNATIONAL ENERGY CODE PER ZONE 6B ADOPTED BY THE TOWN OF VAIL, AND AS DEMONSTRATED BY REScheck SOFTWARE, AS FOLLOWS:
The following is a summary for the climate zone 6B of Table 402.1.1 requirements of the IEC and as adopted by The Town of Vail, and an outline of the proposed R
values of the assemblies of the building which are defined in the Construction Document Drawings and Specifications:
Maximum Glazing U-Factor of .30 for new single family dwelling units per Town of Vail amendments, this can be a weighted average. Provinding weighted aveage of

*Note - Contractor may use alternate insulation materials other than blown-in cellulose insulation to achieve equal R-values
Ceilings - Requirement of R-49 which is reduced to R-38 per N1102.2.1 since the construction techniques provide a full R-38 insulation value over the wall top plate.
The design provides a full R-38 insulation value over the wall top plate as follows:
1. 14" TJI Roof Assembly - Provides R-65.5 per the 5/8" plywood over R-25 5 1/2" rigid foam panels over 5/8" plywood over 14" TJI filled with blown in R-49 cellulose
insulation with GWB ceiling with a full R-38 assembly provided over top plate
2. Curved Glu-lam Roof Assembly- Provides R-51.1 per the R-25 of the 6 1/2" SIP over 18" glu-lams at 48" O.C. with 2x8 furring with blown-in R-26.1 cellulose
insulation with 1x6 T&G decking ceiling with a full R-38 assembly over the top plate.
Walls - Requires R-20: Providing R-29.8 per the sum of the provided R values of the typical 2x6 wood framing wall assembly with 3/4" wood siding, copper panels, or
6" stone veneer, over 2 5/8" insulation panel (5/8" exterior sheathing, R-10 2" rigid foam insulation panels), 1/2" structural exterior sheathing, R-19.8 blown in
cellulose insulation (R-3.6 per inch), and 5/8" drywall exceeds the requirement.
Basement Walls - Requires R-10 of continuous insulation or R-13 cavity insulation : Providing R-40.7 per the sum of the provided R values of the R-20 4" rigid foam
insulation over the concrete wall with 2x4 wood furring set 1 1/2" off concrete with R-9.9 1 1/2" of 2# closed cell polyurethane spray foam insulation and 3" of blown in
cellulose insulation with R10.8 (R-3.6 per inch) and 5/8" drywall exceeds the requirement. Note: R-20 exterior insulation is provided at all below grade conditions.
Floors (over unconditioned space) - Requires R-30: Providing R-43.2 at the floor/ceiling assemblies between the house and garage per 12" of blown in cellulose
insulation.
Basement Slab - Requires R-15 for 4' (since the slab is heated)- Provides R-20 exterior insulation from T.O. footing to grade, and the R-20 4" rigid insulation
continuous under the topping slab
Garage Slab - R-15 for 4' (since the slab is heated) - Provides R-20 exterior insulation from T.O. footing to grade plus R-20 4" rigid insulation continuous under the
slab
ADDITIONAL REQUIREMENTS PER TOWN OF VAIL CODE AMENDMENTS:
ROOF COVERING: Meets Section 1505.6 of the Town of Vail Code- Fire Retardant Treated Wood Shingles and Shakes. The standing seam metal roofing will be
installed to meet the required Class A roof or Class A roof assembly.
FIRE SPRINKLER SYSTEM: Building is to be equipped throughout with an automatic sprinkler system installed in accordance with NFPA 13 and the Town of Vail. A
monitored fire alarm system will also be provided.
