Method of Balancing:
Supply, Return and Exhaust diffusers, grilles and registers were measured with an
Alnor Balometer EBT-721, that include the flow hood, velgrid, pitot tube or airfoil
Heating and Chilled water flow rates were measured with an Alnor Hydronic
Manometer HM-680 to obtain pressure measurements, RPM with Shimpo tachometer.
Amperage and Voltage will be taken with a Fluke 930

Standards for testing, adjusting, and balancing environmental systems. Any variances
from design quantities, which exceed TABB tolerances, are noted in the Test-Adjust-
Balance Report Project Summary. If a Test-Adjust-Balance Report Project Summary is
not issued directly following this cover page, all measurements met the design
requirements as specified by the design mechanical engineer.
This project has a one-year guarantee on all Testing, Adjusting & Balancing from the date
listed on this cover page.

1.Control Systema.Control system shall be Tekmar TN4 system with TekmarNet compatible components. Refer to Tekmar wiring diagrams formore information.b.Provide (1) Tekmar 482 Gateway with RS232 serial communication to the Home Automation System (HAS) (Savantinstalled by others). Condensing unit shall bestaged as directed by integral controls to meet the cooling load.d.HEATING:d.a.Kitchen: Upon a call for second stage heating from zone FC-1a, zone damper shall open, FC-1 blower shall start, andP-5 pump shall start and run full speed.d.b.Living Room: Upon a call for second stage heating from zone FC-1b, zone damper shall open, FC-1 blower shall start,and on/off zone valve on HC-1 heating coil shall open. Bypass damper shall modulate to maintainconstant supply duct static pressure at pressure sensor mounted in supply air duct and shall not be tied into zoning system.Exact static pressure setpoint shall be determined by contractor during TAB. Initial setpoint is estimated to be approximately0.5" w.c. When all zone dampers are in the open position, bypass damper, when setup properly, shall be fully closed.7.FC-2 Fan Coil (Direct Drive, Single-Zone) & CU-2 Condensing Unita.COOLING: Upon a call for cooling, fan shall start and CU-2 condensing unit shall be enabled. Condensing unit shallmodulate as directed by integral controls to meet the cooling load.8.WCU-1 Wineroom Cooling Unit and RC-1 Remote Condensing Unita.Removed from design.9.B-3 Boiler (Snowmelt)a.Integral Lochinvar controls shall modulate B-3 boiler to maintain snowmelt water supply setpoint at temperature sensor TS-6.b.606VHWSRLQWVKDOOEHVHWDW)DGMc.Provide (3) Tekmar 091/094 snow/ice sensors and sockets, one for each snowmelt zone. The integral delay-on-make timer in the switch will cycle the fanon for intervals of 10 minutes. This will continue until the dryer has stopped and the timer delay period has lapsed.b.EF-1 bath exhaust fans shall each be controlled by an on/off wall switch.c.EF-2 garage exhaust fan shall be energized via an occupancy sensor in the garage ceiling. Once energized, fan shall run for 30minutes (adj) as set by adjustable timer. Any trigger of the occupancy sensor during the timed run period shall reset the timer.Also, provide a wall mounted 2 hour timer switch for manual operation.d.EF-3 wet storage exhaust fan shall be controlled by a 12 hour timer switch and dehumidistat wired in parallel.e.EF-4 AV room heat rejection exhaust fan shall be controlled by a line voltage cooling thermostat.f.HF-1 humidification fan shall run whenever there is a call for humidity. Refer to "Steam Humidifiers" sequence.g.HF-2 humidification fan shall run whenever there is a call for humidity. Refer to "Steam Humidifiers" sequence.h.SF-1 mechanical room supply fan shall be controlled by a line voltage cooling thermostat.11.Steam Humidifiersa.Provide (1) Nortec outdoor temperature sensor and (1) Nortec digital humidistat controller with remote transducer for eachhumidifier.b.Upon a call for humidification from room mounted humidity transducer, associated fan shall start and once airflow is provenby air proving switch, humidifier shall start. Humidifier shall modulate to maintain humidity setpoint.c.Include a high limit duct humidistat located in the supply air duct, downstream of the steam absorption zone to disablehumidifier if levels are too high.d.Digital humidistat controller shall automatically reset the humidity setpoint based on outdoor temperature. Outdoor resetcurve shall be adjustable.e.Humidification shall be disabled during calls for cooling and make-up air.f.Integral controls shall automatically temper hot drain water by mixing cold domestic water to comply with code.12.Steam Generatorsa.Steam generators shall be controlled by Mr. Steam controls.13.Pumpsa.P-1 B-1 boiler pump: on whenever boiler is called to fire.b.P-2 B-2 boiler pump: on whenever boiler is called to fire.c.P-3 WH-1 water heater pump: on upon a call for DHW heating from TS-2 temperature sensor.d.P-4 WH-2 water heater pump: on upon a call for DHW heating from TS-3 temperature sensor.e.P-5 FC-1 fan coil pump: on during a call for make-up air and when not shutdown by WWSD (warm weather shut down).Pump is to be controlled for variable speed pumping via Tekmar 356 mixing control. Pump shall run full speed (bypassTekmar 356 control) upon a call for second stage heating.f.P-6a&b radiant floor heating pumps: pumps shall be staged by the Grundfos Genie Bus controls. Only one pump is requiredto run at a time. The second pump is for standby operation for the case that the other pump fails. Pumps shall be rotated forequal run times.
