Parcel B = 1889.0 sq.ft. Total= 3,722.5 sq.ft. Parcel Number: 2101-122-08-004 Zoning: Low Density Multiple Family District Setbacks: 20 feet (front side and back) GRFA: 44%= 1,638 sq.ft. Site Coverage: 35%= 1,303 sq.ft. I met the Town of Vail planner Johnathon Spence on 2015-06-25 to review the issues found on the property. Single family or a primary/secondary works best with the site. The 44%will be kept regardless. Three variances will be required for any project. Variances: 1. Density- The density variance could be requested because the minimum site size is 4,840 sq ft. and this site is only 3,722.5 sgft. 2. Setbacks- The setbacks for single family and primary/secondary are: 20'front and 15'side and back, thus the 15'setbacks would be keeping with the single family and primary/secondary zoning. Therefore, it would be a reasonable request to ask for 10'setbacks because ofthe limitations ofthe size ofthe site. 3. Garage in front Setback- The request for the garage in front setback would be reasonable because of the small size of the site.
