We have reviewed the installation of the boilers at 424 Forest Road. Existing conditions include
two boilers (Patterson - Kelley Thermific N -1000 & N- 1500 -2) that are installed closer to
combustible materials than required by the manufacturers' instructions and the NFPA -54
requirements. The following are our recommendations of changes to the existing installation in
order to comply with these requirements:
• Install rated non - combustible grid ceiling tiles above the boiler.
• Install a fire -stop material to right side of boiler covering all combustible materials. Fire -
stop material must be classified in accordance with ASTM E 814. 3M Brand CS -195
Composite Sheet or Fire Barrier Duct Wrap (or equivalent) shall be utilized. Seams shall
be sealed according to manufacturers' instructions.

Boiler Replacement Description of Work
Last February the existing boilers were damaged from a fire caused when a gas regulating valve
failed. It appeared that the failed valve allowed gas to enter the boiler core unrestricted causing
the core to super heat. The heat caused the flues to melt and the surrounding pipe insulation
ignited. Because the damage made the boilers inoperable it left the house without heat or hot
water. Since we had to move quickly to get heat going again it was not possible to determine the
full extent of damage to the boilers and related equipment. It was decided the best course of
action was to replace the boilers and equipment.
While doing this work we examined the mechanical room and discovered it did not meet code
for fire separation so we are addressing that as well. To achieve this we are installing a
combination of a fire rated metal grid ceiling, drywall patching, a section of fire rated drywall
wall assembly, fire caulking and non - shrink grout.
Attached is a copy of an original floor plan of the mechanical room area. It does not match the
existing conditions exactly so I marked it up to better show the room configuration and where we
will be installing the assemblies to meet the fire separation code.

It is our understanding that the existing heating boilers will be replaced with new boilers and that
no additional loads are being added. The new boilers will have a slightly greater capacity than
the existing boilers due to manufacturing changes. The new boilers will be a Patterson Kelley
PK N1000 and a PK N1500 -2, which have a combined input of 2,500,000 Btuh. The existing
boilers had a combined input of 2,100,000 Btuh. The proposed boilers are appropriately sized
for this project.
We have also reviewed the venting and combustion air fans with respect to the new boilers. The
existing chimney and combustion air fans have adequate capacities to accommodate the new
boilers.
