Lionshead Circle March 12, 2016 INTRODUCTION: This report outlines the fire/ life safety and construction logistics strategy for the Vail Spa Condominium renovation project in Vail, Colorado. Vail Spa is an existing building which is planned to undergo a renovation focusing primarily on replacement of the exterior facade, window & storefront replacement, renovation of the main South entry, renovation to the indoor pool surfacing, level 1 locker rooms, level 2 restroom and the outdoor pool surfacing. The project documents have been submitted to Community Development for a building permit and are currently under review. Included in this submittal are the following documents: > Life Safety/ Fire Protection Construction Report, prepared by Shaner Life Safety, dated 2/18/2016 > RA Nelson Safety & Health Management Program (SHMP) > Construction Logistics & Public Safety Plan, prepared by RA Nelson, dated 3/12/16. GENERAL NOTES: Public Parking will be provided in the upper "guest garage" for the duration of the project. Clear access to this garage will be provided at all times. Construction Parking and Storage will be provided in the lower "owner's garage" and will be completely isolated from the general public. Construction parking will be limited during construction and workers will be encouraged to park offsite and carpool to the job site. The project will be divided into a Phase 1 (East Wing) and Phase 2 (West Wing) to provide occupancy to unit owners during construction. Occupancy will only be provided at designated units which are not currently under construction. Owners will be prohibited from occupying their unit when it is under construction. The HOA has also closed occupancy to any "rental guests" during the duration of the project. Occupancy of commercial spaces (central wing) will be maintained during construction as outlined in the report from Shaner Life Safety. The main site access point will be at the main north entry. (3) Additional site access points will be developed. Any damaged grasses or plantings will be returned to their original condition upon completion of construction. East Access: A gated entry will be established at the auto court for construction personnel and moving of any materials to the East staging area. West Access: A gravel staging area will be established with access to the tennis courts for additional laydown and storage. South Access: An access/ staging location will be established for staging of dump trucks, pump trucks and concrete trucks during the outdoor pool renovation. This location will be defined by widening of the existing sidewalk with a temporary concrete pad. The sidewalk will remain and will be protected with plywood. Any requests for lane closures will be submitted to Public Works in advance. Any flagging on the Frontage Road or W. Lionshead Circle will be provided by certified flaggers. Hoisting with a crane will be minimal and when needed the crane will staged in the delivery/unloading zone. It is anticipated that a crane will be needed to hoist steel for the new tube steel structure and main entry roof during phase 1. A crane will also be required for the installation of the (3) new stair core caps towards the end of the project. When the crane is on-site and hoisting materials, public access to the parking garage will be closed. This will be scheduled in advanced and coordinated with the HOA, unit owners and commercial tenants. PHASE A: 4/11/16—5/31/16: Construction shall commence on 4/11/16 and the first week will consist of mobilization activities. A 6' secured perimeter chainlink fence with green screen will be installed around the construction activities. Phase 1 (East Wing) will be closed to the public. Phase 2 (West Wing) will be open to the public. The main South Entry will be closed and under renovation. A temporary protected entry will be provided. Work on the outdoor pool renovation will commence. Renovation to the main south entry, south storefront and locker rooms at the central wing will commence. PHASE B: 6/01/16—6/14/16: East Wing Phase 2.1 will be closed to the public and the entire West Wing will remain closed to public. East Wing Phase 2.2 will remain open to the public. Work on the outdoor pool renovation, main south entry, south storefront and locker rooms will be ongoing. PHASE C: 6/15/16—7/20/16 During this duration, both Phase 1 (East Wing) and Phase 2 (West Wing) will be closed to the public. The commercial tenants will remain operational. Construction on the main entry and replacement of the south facing storefront at the central wing will be completed during this phase. PHASE D: 7/21/16—8/11/16 Phase 2 (East Wing) will remain closed to the public in addition to Phase 1.2 & 1.3. Construction on phase 1.1 (East Wing) will be complete and these unit will be open to the public. The renovation of the Men's/Women's locker rooms and indoor pool will be completed during this phase and the renovation of the 2nd level restrooms will begin as soon as the locker room renovation is completed. PHASE E: 8/12/16—9/02/16 Phase 2 (East Wing) will remain closed to the public in addition to Phase 1.3. Construction on phase 1.1 & 1.2 (East Wing) will be complete and these unit will be open to the public. The renovation of the 2nd level restrooms will be ongoing. PHASE F: 9/03/16— 11/18/16 During the final phase, Phase 2 (East Wing) will remain closed. Construction on Phase 1 (East Wing) will be complete and these unit will be open to the public. The anticipated construction completion date is 11/18/16.
