In response to your request for information about the Gross Residential Floor Area
(GRFA) for 1109 Vail Valley Drive (Vail Village Filing 7, Block 6, Lot 7), I have
determined the following:
• The property is zoned Two Family Primary/Secondary Residential (PS)
• The lot area appears to be 15,451 square feet
• Based on a lot area of 15,451 square feet and Primary/Secondary zoning, the
allowed maximum GRFA is 6,559 square feet
• Based on records on file with the Town of Vail, the existing building is 6,558
square feet of GRFA. The remaining GRFA appears to be one (1) square foot.
• The building also has a Type II Employee Housing Unit (EHU) of 401 square
feet, which is not included in the GRFA listed above; the EHU is entitled to an
additional 550 sq. ft. GRFA deduction, which is how the EHU was allowed above
the GRFA limit for the single family home.
