Planner: Justin Lightfield SSIPESRCHITECTS authentic + sustainable + modern brianl0 ipesarchitects.com 970. 390.0607 175 williams st, suite 204, minturn co 81645 27 April 2018 Justin Lightfield Community Development Town of Vail 75 South Frontage Road Vail,Colorado81657 RE: DRB 18-0151_1965 Sunburst Drive—Minor Modification Narrative Dear Justin, I wanted to provide a written recap of the minor modification cha nges proposed for this project and that we discussed on the phone yesterday.They areas follows: • A1.1 West Side Grading Changes: Grades have been changed to accommodate positive drainage away from the structure and to preserve the function of the existing drainage ditch. The ditch is slightly relocated to accommodate these goals. These grading cha nges impact the west building elevation. • 1-A4.1 East Elevation:This window is a n existing window that was shown correctly in the submitted plan but missed on the elevation. The window is also shown on the existing condition photos reviewed by the DRB. The elevation now matches the plan. • 2-A4.1 North Elevation:The existing window shown on the previous elevation was proposed to be removed and was shown as filled in on the DRB plan. We missed removing it on the elevation.The elevation now matches the plan. • 1-A4.2 West Elevation:The revised grading is shown. The sill for the grouping of 4 windows on the right had to be raised to allow for the new grade. That resulted in the sill for the grouping of two windows to the left being only 6" higher which looked odd so that sill was lowered to match. The divided lite pattern was changed so that each of these windows (now a II the same size) were the same. B ecause only the sill locations were cha nges,the elevation and plan still match. • 2-A4.2 South Elevation:The existing window in this location is divided vertically so one side can be operable. This window is into the lower flight of the main stair and so does not need to be operable. The division was removed to make this window better match the other main level windows.
