X07 111 31 DRB The buildings are constructed with wood framing and have exterior stone veneer and synthetic siding waWRfi ug. 5/3/201812:00:00 AM Each of the homes has a fireplace chimney chase which extends from the ground level to above the roof elevation. The fireplace chases are constructed with dimensional lumber and wood sheathing.The exterior finish of the fireplace chases consists of building paper underlayment covered with wire mesh reinforced hard coat stucco.The chimney chases have metal caps and shrouds(fabricated from Copper). The existing roof system is a CertainTeed Presidential Shake,fiberglass reinforced,dimensional asphalt shingles; installed in 2007. The roof pitch is 7/12 on the primary roof slopes. The stucco cladding on the chimney chases has experienced water damage as a result of asphalt shingle flashing defects and issues with the chimney caps.This document outlines the roofing and sheet metal portion of the work necessary to address the sources of water which have allowed water to enter behind the stucco and damage it. The stucco chimney chase cladding will be removed by other contractors prior to the roofingflashing repairs;the stucco substrate will be repaired,and, the stucco will be replaced following completion of the roof flashing repairs. Replacement of the chimney caps and re-installation of the existing chimney shrouds will follow completion of the stucco work. March 12,2018 2 Roof System Consulting&Forensics LLC—Riverbend HOA—Roof Repair Specification AS 4 Roof Repair&Chimney Cap Replacement 615 Roof Repair—at Chimney Flashings O, nD13, DRB The Roof Repair for each of the chimneys consists of: APPROVED 5/3/201812:00:00 AM A. Removal and disposal of the existing asphalt shingles adjacent to the chimney. a. To the extent required for placement of underlayment and flashings described below. B. Removal and disposal of existing metal flashings at the chimney. a. Including the existing headwall, step-flashing,and the metal flashings at the top backside of the chimney and roof deck interface referred to as the existing head-pan flashing. C. Removal and disposal of any existing shingle underlayment which turns-up the sides of the chimneys. D. Removal and disposal of a 6"strip of the existing shingle underlayment on the roof deck which is adjacent to the chimneys where the existing step flashing is present. E. Removal and disposal of the existing shingle underlayment on the roof deck which will be under the head-pan flashing and 12" upslope of it. F. Installation of new High-temp Ice&Water Shield at roof areas adjacent to the chimneys and up the sides of the chimneys. Certainteed Winter Guard HT or approved equal. a. At the headwall detail: 6" on roof deck and 18" up the side of the chimney. b. At the step-flashing detail: 18"on roof deck and 18"up the sides of the chimney. c. At the head-pan flashing detail: 28"on roof deck and 18" up the sides of the chimney. i. New High-temp Ice and Water Shield to be positioned and installed 6" under the existing dry-in at the upper edges on the roof deck so as to avoid a water-lap. G. Shingle replacement with new matching Certainteed Presidential Shake Shingles (Weathered Wood) over the prepared roof areas at the repair including new metal flashings. a. New Headwall Flashing: 24-gauge pre-finished steel,standard color palette selection,6"on roof deck and 12" up vertical side of the chimney. b. New Step Flashing: 24-gauge pre-finished steel,standard color palette selection,6" on roof deck, 12" up vertical side of the chimney,and full shingle width (14 W'). Install 1 piece of step flashing per each shingle course which abuts the chimney. Seal the top vertical edge of the step flashing to the new High- temp Ice&Water Shield with polyurethane sealant. c. New Head-Pan Flashing: 24-gauge galvanized steel, painted to match the color of prefinishedflashing following fabrication with soldered elements. Flashing to extend upslope of the chimney 16"on the roof deck,and 12" up vertical side of the chimney. Extend the head pan flashing 6" past the chimney on the roof deck; and, extend the head pan flashing 6" down the roof slope to flash over the new step flashings.The head pan flashing is also to extend 4" beyond the outer rake edge and incorporate a stucco kick-out positioned at the outer rake edge. This flashing is to provide a flashing flange behind the new stucco application and a stucco kick-out to prevent water from getting behind the stucco which will be applied following the roof repair.Match the exterior edge face profile of the new flashing with the existing drip edge. Solder the head pan flashing at the angle transition joinery and the kick-out. d. New Counter-flashing at chimney: Fabricate,furnish and install utilizing a spring-loaded design profile, from an 8"stretch-out,with a 4" concealed vertical flange;this part of the new flashing will end up behind the new stucco application following the roof repairs.Hem the lower edge,fabricate with a 5/8" kick. Construct a top backside water diversion drainage cricket utilizing 5/8"CDX plyw0266 wood blocking at the widest portion of the cricketfor support.The wide portion® the cricketis to be level (approximately 12"wide). B. New Roof Cricket—Sheet Metal Flashing: 24-gauge galvanized steel, painted to match the color of prefinished flashing following fabrication with soldered elements. Roof cricketflashing 12" up vertical side of chimney and 12" upslope from the widest part of the cricket.Extend the cricket pan flashing 6" past the chimney on the roof deck;and, extend the cricket pan flashing 6" down the roof slope to flash over the new step flashings.The cricket pan flashing is also to extend 4" beyond the outer rake edge and incorporate a stucco kick-out positioned at the outer rake edge in order to provide a flashing flange behind the new stucco application following the roof repair. The existing chimney caps are to be removed, disposed of,and replaced with new 16 oz. Copper Chimney Cap flashings. a. New chimney caps are to have an integral,soldered,tapered,chimney flue-pipe Jack which extends 10" above the horizontal portion of the new cap. b. Above the top of the integral flue-pipe Jack; provide a copper rain collar attached to the flue pipe(3' min. width). c. The top edge of the rain collar and the flue-pipe Jack are to be sealed with Polyurethane Sealant. d. The vertical face dimension of the new cap is to be 6", bottom edge hemmed with a %" kick. e. The chimney caps are to have two new 20 oz. hat channels (2" wide x 1"tall) positioned to provide mounting locations for the existing chimney shrouds.The hat channels are to be soldered to the chimney caps. i. The existing chimney cap shrouds are to be mounted with screws or bolts and nuts to the tops of the hat channels. f. No fastenersfor any reason are allowed to penetrate the horizontal portion of the chimney cap. g. Secure the chimney cap through the vertical face utilizing screws and rubbergasketed washers. h. To complete the chimney cap installation, include a new slip flashing fabricated from a 6" stretch-out to be positioned behind the cap vertical face, and over the top edge of the new stucco, bottom edge hemmed with a %" kick. i. The existing chimney shrouds are to be removed and re-installed on the new chimney caps on top of the hat channels. Pre-Construction meeting: The selected contractor's office representativeand the full time onsite foreman will be required to participate in a pre- construction meeting with the HOA Owner's representative prior to commencing work. Topics to be discussed will include but not be limited to: • Schedule: Start dates, duration &completion dates. Working hours daily...start&end times acceptable to the HOA. • Means & Methods the contractor intends to employ to complete the work. • Safety hazards & measures/ precautions to eliminate, minimize & manage them. Safety in relation to the occupants of the building &the public as well as the contractor's employees and suppliers/all others whom will be on site during the work. • In progress protection measures and processesto protectthe building components and interior contents from water damage during the course of the project. • Quality Control/Assurance processesthe contractor will utilize. • Note:The Owner(Insured) may, at their digression,utilize internal/external parties to evaluate, confirm,accept / reject completed work that fails to meet the Scope of Repairs.
