SOLUTIONS. 4.23.2018 Photos illustrating winter conditions The following photos are excerpted from the pre-purchase home inspection performed 12.30.16. While we acknowledge that the snow year of 2016/2017 was slightly above average in its snowfall totals, we believe that the illustrated conditions occur regardless of snowfall totals as indicated by similar conditions having occurred during the slim snow during the winter of 2017/2018. The complete lack of roof overhangs and a comprehensive snowmelt, gutter and downspout system has created several dangerous conditions. These include, but are not limited to: • Snow/ice accumulating and overhanging the existing garage and main entry to the home. • Snow/ice accumulating against the south side windows causing damage to the windows and likely the foundation below. • Large ice dams in the valley between the two existing garages have caused water intrusion visible in the garage. Water has accumulated under the existing garage slab and caused the concrete slab to heave. • Snow/Ice dams above the existing site-glazed roof have caused water intrusion into the home. The supporting structure has indications of water damage and will be addressed when this area is re-roofed and new skylights installed. • The existing cedar shake roof has extensive damage due to age, snow accumulation and repeated manual snow removal over the years. As the current Owners intend to retire to this home in the near future, we believe it is imperative that these issues be addressed. By adding roof overhangs, a comprehensive roof snowmelt system and gutters and downspouts, it is believed that these issues can be alleviated.
