ID photo of the fourplex unit located at 2833 Kinnickinnick Road. Overview of the shingles and skylight unit on the roof. Continuation of the roof overview shown in photograph #03, showing the chimney chase and pipe penetrations. Close-up view of the rake edge and barge board. Depicts the flashing around the skylight. Note the generous use of silicone sealant between the plastic lens and the aluminum frame, which suggests that leaks may have occurred in the past around the unit. Depicts localized wind damage in an area where the ridge cap shingle tab is missing. Columbine West Condominiums 2833 Kinnickinnick Road Vail, Colorado 81657 Overviews of the chimney chase that houses the heater flue pipes and dryer vents. A grilled vent was retrofitted on the side of the chase to vent the interior air space. Underside views of the dryer vent outlets. Lint has accumulated at the opening around one of the vents, suggesting that the other 3 may not be functioning properly, causing moist air to collect inside the chimney chase. Overview of the counterflashing at the base of the chimney chase, (refer to comments for photograph #16). Depicts the counterflashing detail at the base of the chimney chase that relies on sealant to prevent water from infiltrating behind the flashing. Partial overview of the roof showing some localized wind damage, where various shingle tabs are missing. Close-up view of a shingle with a missing tab. Also note the mechanical damage to the shingles which appears to have been caused by snow removal. Overview of the other chimney chase that houses the fireplace flue pipes. Note the rust on the metal cap. Another view of the counterflashing on the back side of the chimney. Depicts the step flashing and counter- flashing on the side-walls of the chimney. Depicts the rusted top of the chimney cap cause by poor drainage. Depicts the apron flashing on the low side of the chimney chase covered by a two- piece counterflashing. The chimney cap was easily lifted with hand pressure due to a lack of mechanical attachment. The cap is prone to wind damage. Silicone sealant was used around the flue pipes to seal the penetrations to the sheet metal cap. The detail appeared to be watertight at this time. Depicts a fastener hole in the top of the metal chimney cap, leaving a path for water to infiltrate the chimney chase. Depicts a random nail found on the roof which may represent the type of nail used to secure the shingles to the plywood deck. Depicts a worn and damaged pipe jack that was sealed with plastic roofing cement. Note the crack where water can infiltrate the building envelope. Overview of the pipe penetration and flashing depicted in photograph #30. Overview of the corner of the roof where the tree branches have abraded the shingles, resulting in granule loss. Depicts another chimney where the metal cap has been repaired with peel-and-stick flashing tape. Depicts moisture damage on the stucco cladding on the chimney due to poor water management. Typical eave detail with a sheet metal drip edge and fascia board. Depicts the soffit overhang. Ingress vents were not present.
