Review Response Narrative
Cover Sheet
• The client has opted to reduce the clear height at the crawl space to 4’-10”
(T/Concrete +94’-2”) and the No. 2 door accessing the crawl space has been
eliminated thus confirming with the planning code provision and excluding
the proposed crawl space from the GRFA calculations.
• Building Code Notes have been added including conformance to THE 2015
IECC.
All Plan Sheets:
• A graphic scale has been added to all plan sheets and dimensions added
where missing (Lower Level Plan). Please note that remaining plan sheets are
divided into “Layout” Plan Sheets (A2.2 & A2.4) and separate “Finish” Plans.
The later are reserved for finishes and various call-outs and do not show
dimensions by design. All requisite dimensions are located on the “layout”
Plans.
A2.2:
• A note has been added regarding conformance of to 2015 RBC Chapter 3
BUILDING PLANNING; 302.5 and 302.6.
• The notes on the Door Schedule for Door Tag 4 also require conformance to
the 2015 RBC Chapter 3 BUILDING PLANNING; 302.5.
A2.6:
• The requirement that the matching asphalt shingles provide a Class A roof
rating has been noted on this and the elevations sheets as requested.
A2.4:
• All notations regarding smoke and carbon monoxide detectors have been
added to the Lighting & Power Layout sheets as well as to the general notes
on the Cover Sheet.
• All notations regarding windows including matters of Egress, Safety Glazing, U
Value Minimums and Fall Protection can be found on the Window Schedule
sheet A6.0 and variously noted on Sheets A3.0 & A3.1.
A2.7:
• The requirement that the matching asphalt shingles provide a Class A roof
rating has been noted on this and the elevations sheets as requested.

• Dimensions have been added to windows to identify sill heights.
• A note has been added regarding conformance of to 2015 RBC Chapter 3
BUILDING PLANNING; 308 Glazing; 310 Emergency Escape and Rescue
Openings; 312 Window Fall Protection; and Chapter 4 Building Thermal
Envelope of the 2015 IECC for conformance with glazing U value.
• Door 2 accessing the crawl space has been eliminated to assure that the
crawl space is not counted as GRFA.
A3.1:
• The railing indicated on the drawings represents an existing railing that is
remaining. In spite of this, I have added a notation that stipulates that the
raining conform to current height and member spacing criteria per the 2015
RBC.
• The Class A roof rating has been noted.
• The requires insulation values per 2015 RBC have been indicated on the
Cover Sheet.
• A note has been added regarding conformance of to 2015 RBC Chapter 3

S2:
• As this is an existing residence and we were unable to access an existing sols
investigation, we are opting to develop our drawings with assumed criteria
and are directing the General Contractor (See Sheet S1 – “Foundation
Design” – Note f.) to retain a geotechnical engineer to verify soils conditions
and types during excavation. The note continues on to require these
confirmations with the Structural Engineer prior to proceeding with the
construction of foundations.
