The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Brian Gillette dated March 9, 2007. A field exploration program consisting of exploratory borings was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION The proposed residence will be a two story, wood frame structure over a walkout level with an attached garage and located on the lot as shown on Figure 1. Ground floors will be slab-on-grade. Grading for the structure is assumed to be relatively minor with cut depths between about 3 to 6 feet. We assume relatively light foundation loadings, typical of the proposed type of construction. The existing residence will be razed prior to the new construction. If building loadings, location or grading plans change significantly from those described above, we should be notified to re-evaluate the recommendations contained in this report. Job No. 107 0133 c~t~ech ' -2- ' SITE CONDITIONS The site is currently occupied by a single family residence as shown on Figure 1. There was no snow on the lot at the time of our field exploration. The lot is located on a southeast facing, steeply sloping hillside. The ground surface adjacent to the existing structure has been graded relatively flat with a gentle slope down to the south. Vegetation ' is of irri ated lawn with brush, scattered aspen trees and evergreen trees. A consis g moderately sized, dry ephemeral drainage roughly follows the southwest side of the lot. ~~ GEOLOGIC CONDITIONS The near surface soils at the site are colluvial and alluvia] deposits consisting of stratified silt, sand and clay soils with gravel layers. These surface deposits are underlain by Minturn Formation bedrock dominated by interbedded arkosic sandstones, arkosic conglomerates and shale. The project site is not exposed to snow avalanche or rockfall hazards (Town of Vail, 2000a and 2000c). Conditions of a geologic nature that should be considered in project planning and design are construction induced slope instability, debris flows, and earthquakes. Construction Induced Slope Instability: Deep cuts made into the hillside colluvial and ' alluvial deposits at the project site could present the potential for construction-related slope instability if grading for the proposed structure is not properly engineered. Excavation for the proposed residence is expected to be relatively minor with cut depths up to about 6 feet along the uphill side. Temporary cuts in the colluvial and alluvial ' deposits should be stable at grades of 1 horizontal to 1 vertical, or flatter, for dry soil ' conditions. Debris Flows: The Town of Vail has designated the southwest half of the lot as being located in moderate severity debris flow hazard area (Town of Vail, 2000b). Typically, the debris flow risk can be mitigated by proper surface drainage such as recommended in .lob No. 107 0133 C~tGCI'1 } -3- the "Surface Drainage "section of this report. Due to the potential nature of debris flow events with moderate severity, additional grading and possible direct protection of the residence should be considered. Direct protection by reinforcing uphill building walls should be designed by a structural engineer for the design debris flow depths and loadings. Earthquakes: The project area could experience earthquake related ground shaking. Historic earthquake ground shaking in the region has been moderately strong, but has not exceeded Modified Mercalli Intensity VI (Kirkham and Rogers, 1985). Modified Mercalli Intensity VI ground shaking should be expected during a reasonable exposure time for the proposed residence, but the probability for stronger ground shaking is low. Intensity VI ground shaking is felt by most people and causes general alarm, but results in negligible damage to structures of good design and construction. The residence should be designed to withstand moderately strong ground shaking with little or no damage and not to collapse under stronger ground shaking. The region is in the 1997 Uniform Building Code, Seismic Risk Zone 1. Based on our current understanding of the earthquake potential in this part of Colorado, we see no reason to increase the previously accepted seismic risk zone for the region. FIELD EXPLORATION The field exploration for the project was conducted on March 28, 2007. Two exploratory borings were drilled at the locations shown on Figure 1 to evaluate the subsurface conditions. The borings were advanced with 4-inch diameter continuous flight augers powered by atruck-mounted CME-45B drill rig. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils were taken with 13/8 inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows from a 140 pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Job No. ] 07 0133 GecPtech -4- Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figure 2. The subsoils consist of about 2 to 5 feet of predominantly granular fill soils overlying stratified, silt, clay and sand soils with occasional sandy gravel layers. Relatively dense gravel soils were encountered at a depth of 41'/2 feet below the existing ground surface in Boring 1. Drilling in the dense granular soils (or possibly bedrock) with auger equipment was difficult due to the rock hardness and drilling refusal was encountered in the deposit at a depth of 42'/2 feet. The lot appears to have been graded for the current residence and the existing fill could be considerably deeper at the downhill side. Laboratory testing performed on samples obtained from the borings included natural moisture content, density and gradation analysis. Results of swell-consolidation testing performed on relatively undisturbed drive samples, presented on Figure 4, indicate low compressibility under existing moisture conditions and light loading, and a low collapse potential (settlement under a constant load) after wetting. Results of gradation analyses performed on a small diameter drive sample (minus 1'/2 inch fraction) of the sand and gravel subsoils are shown on Figure 5. The laboratory testing is summarized in Table 1. No free water was encountered in the borings at the time of drilling or when checked 2 days later and the subsoils were slightly moist to moist. DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural subsoils. Job No. 107 OI 33 C~t~eCh The design and construction criteria presented below should be observed for a spread footing foundation system. 1) Footings placed on the undisturbed natural subsoils should be designed for an allowable bearing pressure of 1,500 psf. Based on experience, we ' expect settlement of footings designed and constructed as discussed in this section will be about 1 inch or less. 2) The footings should have a minimum width of 18 inches for continuous ', walls and 2 feet for isolated pads. '' 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. ~' Placement of foundations at least 42 inches below exterior grade is typically used in this area. 1 4) Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 ' feet. Foundation walls acting as retaining structures should also be designed to resist lateral earth pressures as discussed in the "Foundation 1 and Retaining Walls" section of this report. , 5) All existing fill, topsoil and any loose or disturbed soils should be removed ' and the footing bearing level extended down to firm natural soils. The exposed soils in footing areas should then be moistened and compacted. If ~' water seepage is encountered, the footing areas should be dewatered before concrete placement. Structural fill may be placed in subexcavated areas to re-establish design bearing level and should be further evaluated at ' the time of construction. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FOUNDATION AND RETAINING WALLS Foundation walls and retaining structures which are laterally supported and can be 1 expected to undergo only a slight amount of deflection should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of at least 55 pcf i~ i~ Job No. 107 0133 Gec~tecti -6- for backfill consisting of the on-site soils. Cantilevered retaining structures which are separate from the residence and can be expected to deflect sufficiently to mobilize the full active earth pressure condition should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of at least 45 pcf for backfill consisting of the on-site soils. All foundation and retaining structures should be designed for appropriate hydrostatic and surcharge pressures such as adjacent footings, traffic, construction materials and equipment. The pressures recommended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall or retaining structure. An underdrain should be provided to prevent hydrostatic pressure buildup behind walls. Backfill should be placed in uniform lifts and compacted to at least 90% of the maximum standard Proctor density at near optimum moisture content. Backfill in pavement and walkway areas should be compacted to at least 95% of the maximum standard Proctor density. Care should be taken not to overcompact the backfill or use large equipment near the wall, since this could cause excessive lateral pressure on the wall. Some settlement of deep foundation wall backfill should be expected, even if the material is placed correctly, and could result in distress to facilities constructed on the backfill. The lateral resistance of foundation or retaining wall footings will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.40. Passive pressure of compacted backfill against the sides of the footings can be calculated using an equivalent fluid unit weight of 350 pcf. The coefficient of friction and passive pressure values recommended above assume ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain which will occur at the ultimate strength, particularly in the case of passive resistance. Fill placed against the sides of the footings to resist lateral loads Job No. 107 0133 C~tech -~- should be compacted to at least 95% of the maximum standard Proctor density at a moisture content near optimum. FLOOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab- on-grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 inch layer offree-draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50% retained on the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at near optimum moisture content. Existing fill and topsoil should be removed from within the new building area. Required fill can consist of the on-site soils devoid of vegetation, topsoil and oversized rock. UNDERDRAIN SYSTEM ' Although free water was not encountered during our exploration, it has been our experience in the area that local perched groundwater can develop during times of heavy ' precipitation or seasonal runoff. Frozen ground during spring runoff can create a perched condition. We recommend below-grade construction, such as retaining walls, crawlspace ' and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. Job No. ]07 0133 c~cc~tecr, -8- The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded above the invert level with free-draining granular material. The drain should be placed at each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped at a minimum 1 % to a suitable gravity outlet. Free-draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least I'/2 feet deep. SITE GRADING The risk ofconstruction-induced slope instability at the site appears low provided the building is located as planned, and cut and fill depths are limited. We assume the cut depths for the basement level will not exceed one level, up to about 6 feet. Fills should be limited to about 8 feet deep, especially at the downhill side of the residence where the slope steepens. Embankment fills should be compacted to at least 95% of the maximum standard Proctor density near optimum moisture content. Prior to fill placement, the subgrade should be carefully prepared by removing all vegetation and topsoil and compacting to at least 95% of the maximum standard Proctor density. The fill should be benched into the portions of the lot exceeding 20% grade. Permanent unretained cut and fill slopes should be graded at 2 horizontal to 1 vertical or flatter and protected against erosion by revegetation or other means. The risk of slope instability will be increased if seepage is encountered in cuts and flatter slopes may be necessary. If seepage is encountered in permanent cuts, an investigation should be conducted to determine if the seepage will adversely affect the cut stability. This office ' should review site grading plans for the project prior to construction. SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: I) Inundation of the foundation excavations and underslab areas should be avoided during construction. Job No. 107 Ol 33 C~Ot'EC1'l -9- 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in ' pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. ' 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We ' recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. ' Free-draining wall backfill should be capped with about 2 feet of the on- site soils to reduce surface water infiltration. ' 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. The findings of our observations and recommendations for the foundation design are presented in this report. We previously conducted a subsoil study for design of foundations at the site and presented our findings in a repol i dated April 20, 2007, Job No. 107 0133. The proposed construction is similar to that discussed in our previous report. Spread footings designed using an allowable soil bearing pressure of 1,500 psf was recommended for foundation support. On June 14, the excavation was underway and about half complete. At the time of our June 19 site visit; the foundation excavation was essentially complete and had been cut in several levels from about 2'/z to 8 feet below the adjacent ground surface. The soils exposed in the bottom of the excavation consisted of silty clayey sand with gravel in the shallow cut areas and silty sandy gravel with cobbles in the deeper cut areas. In the south-central portion of the excavation, below the proposed floor slab area, there was about 2 to 3 feet of fill and topsoil over the sand and gravel soils that we recommended be removed. No free water was encountered in the excavation and the soils were generally moist. The soil conditions exposed in the excavation are consistent with those previously encountered on the site and suitable for support of spread footings designed for the recommended allowable bearing pressure of ] ,500 psf. All fill, topsoil and loose disturbed soils should be removed in the footing areas to expose the undisturbed natural soils. Other recommendations presented in our previous report which are applicable should also be observed. The engineers at Certainteed conclude that the unvented construction is a proper application. We have used this system multiple times over the past ten years in Vail (including my own home) and believe it is far superior to a vented roof. The performance is evident in the homes constructed at Innsbruck Meadows. Of the (12) homes constructed, the (1) home constructed with the proposed unvented roof system is the only one that does not suffer from ice damming. The other homes were constructed with vented roofs per the building code. The majority of the vented roofs have failed (leaked) due to the ice damming. Unvented roof systems that achieve an R value of 56 or greater are the only appropriate roof system for this climate. Your consideration is appreciated.
