Scope
The Test, Adjust and Balance (TAB) scope of work consisted of 1 make up air unit (MAU),
1 roof top unit (RTU) 2 exhaust fans (EF).
Procedures:
Typical AHU / RTU POSTURING
Submittals
Submittals were not provided for the project.
RTU and AHU - CONSTANT VOLUME
The RTU’s have constant volume fans that were set for design airflow and the associated
supply outlets and inlets were balanced in full cooling demand. After the distribution
systems were complete, the outside air values were measured and set. The Outside Air CFM
was directly measured. The Return Air CFM was derived from subtracting Outside Air CFM
from Total Supply Air CFM. There was no access to the unit discharge to obtain a duct
traverse. Total CFM was derived by the sum of the Outlet measurements. All final TAB
settings and performance measurements were completed, and data was recorded on to the
appropriate test report forms.
The MAU’s has a constant volume fan that was tested and proportioned in full cooling
demand. After proportion of system all final TAB settings and performance measurements
were completed, and data was recorded on to the appropriate test report forms.
Exhaust Fan Remarks
EXHAUST FANS WITH GRILLES
The exhaust fans were energized, measured and set for total airflow. The associated inlets
were balanced as noted in this report. Total CFM was derived as noted on the individual test
pages. Final settings and performance measurements were completed, and data recorded on
to the appropriate test report forms.
SCHEMATIC LINE DIAGRAMS
Report includes reduced mechanical drawings used for the test and balance work. These
“Keyed Drawing” were used in place of single line schematic diagrams and include the
unique designations for the tested items in the final TAB report.

GENERAL
WHEN THE UNIT IS NOT SUPPLYING AIR, THE UNIT ISOLATION DAMPERS SHALL
BE CLOSED.
THE SEQUENCE DESCRIBED BELOW CONSISTS OF THREE MODES: SHUTDOWN,
OCCUPIED COOLING OR HEATING, AND ECONOMIZER.
SHUTDOWN MODE IS INTENDED TO DESCRIBE STOPPING RTU FANS IN AN
ORDERLY MANNER, CLOSING DAMPERS AND INDICATE SHUTDOWN INFORMATION
AT THE CONTROLLER.
OCCUPIED COOLING OR HEATING MODE IS DETERMINED BASED ON THE OCCUPANCY
SCHEDULE AND ADJUSTED BY THE OPTIMAL START PROGRAM FROM THE
CONTROLLER. INITIAL OCCUPANCY SCHEDULE SHALL BE RUNNING 24 HOURS PER
DAY.
SHUTDOWN MODE:
WHEN THE RTU IS INDEXED FOR SHUTDOWN MODE, THE UNITS SUPPLY AND
EXHAUST FANS SHALL STOP. THE RTU EXHAUST AIR DAMPER SHALL OPEN FULLY,
RELIEF AIR, OUTSIDE AIR AND ISOLATION DAMPERS SHALL CLOSE.
COOLING AND HEATING SHALL BE DISABLED DURING SHUTDOWN.
THE SYSTEM SHALL BE INDEXED TO SHUTDOWN MODE IF ANY ONE OR MORE OF
THE FOLLOWING CONDITIONS ARE MET:
● A SHUTDOWN SIGNAL FROM THE CONTROLLER CONSOLE.
● AN ALARM CONDITION FROM THE RTU SUPPLY AND EXHAUST DUCT
SMOKE DETECTOR.
● UPON ALARM CONDITION FROM THE RTU FREEZESTAT.
OCCUPIED MODE:
HEATING OR COOLING:
● AT THE PREDETERMINED OPTIMUM START TIME, AS DETERMINED BY THE OCCUPANCY
SCHEDULE, THE RTU WILL BE ENABLED.
● THE BAS SHALL NEXT COMMAND THE RTU TO RUN AND OPEN THE ISOLATION
DAMPERS.
● SPACE TEMPERATURE AND HUMIDITY SETPOINTS SHALL BE LOCATED IN TWO FLOORS
IN THE CORRIDORS. TEMPERATURE AND HUMIDITY SHALL BE "WORST CASE" SELECTED
AS THE CRITICAL CONTROL POINT.
● WITH THE SUPPLY FAN AND EF-7 RUNNING, THE OVERALL AIRFLOWS AT SHALL
PROVIDE POSITIVE PRESSURE TO THE BUILDING. A BUILDING PRESSURE SENSOR
SHALL BE PROVIDED AS AN AUXILIARY INPUT TO EACH UNIT. THE SENSOR SHALL
MEASURE FROM AN UPPER LEVEL CORRIDOR TO OUTSIDE AMBIENT TO ENSURE A
POSITIVE READING. EACH UNIT'S CONTROLLER SHALL THEN INDICATE WITH A
DIGITAL INDICATION, WHETHER OR NOT THE ASSOCIATED SENSOR IS POSITIVE OR
NEGATIVE.
● (MECHANICAL COOLING) ON A RISE IN SPACE AIR TEMPERATURE ABOVE
SETPOINT AND THE HEATING COIL IS DISABLED, COOLING SHALL BE STAGED TO
MAINTAIN TEMPERATURE SETPOINT (ADJ, INITIAL SETPOINT 74 F RESET THE SPACE
TEMPERATURE SET POINT TO 70 F WHENEVER OAT < 35 F, BOTH ADJ.). THE AIR
HANDLER SHALL VARY THE SUPPLY FAN SPEED TO MAINTAIN DOWNSTREAM
STATIC PRESSURE AS MEASURED BY THE DUCT MOUNTED SENSOR.
● ON A FALL BELOW SPACE AIR TEMPERATURE SETPOINT, AND COOLING IS
DISABLED,THE HYDRONIC HEATING COIL SHALL MODULATE TO MAINTAIN DISCHARGE
TEMPERATURE SETPOINT.
● HIGH HUMIDITY DISCHARGE CONTROL SHALL BE ACCOMPLISHED VIA THE
SPACE HUMIDITY SENSOR TO MAINTAIN A MAXIMUM HUMIDITY OF 55 PERCENT
(ADJ.) AND ACCOMPLISHED BY COOLING AT THE AIR HANDLER AND HYDRONIC
REHEAT AT THE TERMINAL BOXES.
SMOKE SHUTDOWN:
IN THE EVENT THAT SMOKE IS PRESENT IN THE RTU EXHAUST OR SUPPLY AIR DUCT:
● AN AUXILIARY CONTACT IN THE EXHAUST OR SUPPLY AIR DUCT SMOKE DETECTOR
SHALL OPEN DE-ENERGIZING THE AUTO-MAINTAINED POWER SUPPLY TO THE FAN'S
STARTER OR AFD OF THE RTU CAUSING THE FANS TO SHUT OFF.
● THE BAS SHALL SHUT DOWN THE EXHAUST AIR FANS UPON SHUTDOWN OF THE
SUPPLY AIR FANS IN THE UNIT.
● SMOKE DETECTOR CONTACTS SHALL BE WIRED IN SERIES IN THE FAN MOTOR
STARTER CIRCUIT.
● THE MECHANICAL CONTRACTOR SHALL PROVIDE AND TERMINATE THE HARD-WIRED
CONNECTIONS FROM ANY DETECTOR RELAY (PROVIDED BY FIRE ALARM CONTRACTOR
AND INSTALLED BY MECHANICAL CONTRACTOR) TO THE ASSOCIATED FAN TO BE SHUT
DOWN, UNLESS OTHERWISE COORDINATED WITH THE UNIT MANUFACTURER.
● DURING MORNING COOL DOWN THE COMPRESSOR SHALL MODULATE OPEN OR
CLOSED TO MAINTAIN DISCHARGE AIR TEMPERATURE AT DISCHARGE TEMPERATURE
SETPOINT (ADJUSTABLE, STARTUP SETPOINT 58 F). THE AHU CONTROLLER SHALL
RESET THE SUPPLY AIR TEMPERATURE SETPOINT 1 F COLDER EVERY 10 MINUTES
(ADJUSTABLE) UNTIL THE SUPPLY TEMPERATURE IS AT THE OPERATING SETPOINT
TEMPERATURE (ADJUSTABLE, INITIAL
SETPOINT 55 F). IF THE RETURN AIR RELATIVE HUMIDITY RISES ABOVE 50%, THE 10
MINUTE CYCLE SHALL REPEAT AT THE SAME TEMPERATURE.
● DURING MORNING WARM-UP THE BAS SHALL MODULATE THE PREHEAT COIL VALVE
TO ACHIEVE DISCHARGE SETPOINT. AFTER THAT DISCHARGE SETPOINT IS ACHIEVED
AND RETURN AIR FROM THE TERMINAL ZONES REACHES THE PREDETERMINED ROOM
SETPOINT (68° F, ADJ), THE BAS SHALL COMMAND THE TWO-POSITION, MINIMUM OA
DAMPER OPEN.
GENERAL NOTE:
1.) TERMINAL UNIT LOOP BRANCH PUMP/LOOP SHALL BE ENABLED WHEN BOILER
LOOP IS ENABLED AND RUNNING.
HOT WATER PUMP:
1.) THE HOT WATER LOOP CONSISTS OF A CONSTANT VOLUME DEDICATED PUMP
THAT SHALL INCORPORATE THREE-WAY MIXING VALVES AT THE TERMINAL UNIT HOT
WATER COILS TO MAINTAIN FLOW AND DISCHARGE TEMPERATURE.
2.) WHEN ENABLED, THE PUMP SHALL RUN CONTINUOUSLY.
3.) THE THREE-WAY MIXING VALVES SHALL BE CONTROLLED TO MAINTAIN SPACE
TEMPERATURE PER ZONE THROUGH THE TERMINAL UNIT CONTROLLER. VALVES
SHALL BE SIZED TO ALLOW CONSTANT FLOW AT THE PUMP.
ECONOMIZER MODE:
● SYSTEM SHALL MONITOR DRY BULB TEMPERATURE DIFFERENTIAL BETWEEN
RETURN AIR AND OUTDOOR AIR. WHEN OUTDOOR TEMPERATURE IS LESS THAN
RETURN AIR TEMPERATURE, ECONOMIZER MODE SHALL BE ENABLED.
● WHEN ECONOMIZER MODE IS ENABLED, OPEN OUTDOOR AIR DAMPER TO 100%
SETTING AND CLOSE THE RETURN AIR TO THE 0% SETTING. COOLING AND HEATING
SHALL BE DISABLED WHEN ECONOMIZER MODE IS ENABLED. EF-7 SHALL CEASE
OPERATION, AND EF-8 SHALL ENABLE TO PROVIDE BUILDING PRESSURE RELIEF.
1.) A MASTER HOOD SWITCH IN THE KITCHEN SHALL ENABLE THE HOOD EXHAUST FAN. THE
SWITCH SHALL BE HARD-WIRED TO THE MASTER NATURAL GAS SOLENOID VALVES (AS
SHOWN BY PLUMBING DESIGN DOCUMENTS) TO PREVENT COOKING WITHOUT EXHAUST
HOOD OPERATION. MAU-1 SHALL BE COMMANDED TO RUN IN OCCUPIED MODE.
2.) WHEN INDIVIDUAL HOOD SWITCH IS INDICATED TO "ON", THE FOLLOWING SHALL OCCUR:
a. THE ASSOCIATED APPLIANCE GAS SOLENOID VALVES (BY KITCHEN HOOD
MANUFACTURER) SHALL OPEN ALLOWING THE OPERATION OF THE COOKING APPLIANCES.
b. THE ASSOCIATED KITCHEN EXHAUST FANS SHALL START AND RUN
CONTINUOUSLY. A VFD HAS BEEN PROVIDED FOR SOFT STARTING AND DEMAND CONTROL.
THE DEMAND CONTROL SYSTEM SHALL VARY EXHAUST AND MAKEUP AIR FLOWS BASED ON
EXHAUST TEMPERATURE OF THE HOOD.
c. THE BAS SHALL MONITOR THE ANSUL FIRE SUPPRESSION SYSTEM AND, IF
ACTIVATED, THE MASTER GAS SOLENOID VALVES AND ALL APPLIANCE GAS SOLENOID
VALVES SHALL CLOSE. THE ASSOCIATED EXHAUST FAN SHALL CONTINUE TO OPERATE.
GENERAL
WHEN THE UNIT IS NOT SUPPLYING AIR, THE UNIT ISOLATION DAMPERS SHALL
BE CLOSED.

● (MECHANICAL COOLING) ON A RISE IN SPACE AIR TEMPERATURE ABOVE SETPOINT
AND THE HEATING COIL IS DISABLED, COOLING SHALL BE STAGED TO MAINTAIN
TEMPERATURE SETPOINT (ADJ, INITIAL SETPOINT 74 F RESET THE SPACE
TEMPERATURE SET POINT TO 70 F WHENEVER OAT < 35 F, BOTH ADJ.).
● ON A FALL BELOW SPACE AIR TEMPERATURE SETPOINT, AND COOLING IS DISABLED,

● WHEN ECONOMIZER MODE IS ENABLED, OPEN OUTDOOR AIR DAMPER TO 100%
SETTING AND CLOSE THE RETURN AIR TO THE 0% SETTING. COOLING AND HEATING
SHALL BE DISABLED WHEN ECONOMIZER MODE IS ENABLED.
SEQUENCE OF OPERATION - SINGLE DUCT TERMINAL UNIT - (TYPICAL)
SEQUENCE OF OPERATION - VAV TERMINAL UNITS, NO FAN, H.W. HEAT
1. UNOCCUPIED: WHEN THE BUILDING IS INDEXED FOR UNOCCUPIED OPERATION,
THE TERMINAL PRIMARY AIR DAMPER SHALL CLOSE.
2. NIGHT SETBACK: THE PRIMARY AIR DAMPER SHALL OPEN TO ITS MINIMUM
SETPOINT. WHEN THE SPACE TEMPERATURE DROPS TO 60F (ADJ.), THE HYDRONIC
REHEAT VALVE SHALL MODULATE. THE PRIMARY AIR DAMPER SHALL CLOSE WHEN THE
SPACE TEMPERATURE RISES TO 65F(ADJ.).
3. NIGHT SETUP: THE PRIMARY AIR DAMPER SHALL OPEN WHEN THE SPACE
TEMPERATURE RISES TO 90F. THE PRIMARY AIR DAMPER SHALL CLOSE WHEN THE
SPACE TEMPERATURE DROPS TO 85F.
4. OPTIMAL START WARM-UP: WHEN THE OPTIMAL START PROGRAM CALLS FOR
WARM UP OPERATION, THE PRIMARY AIR DAMPER SHALL OPEN TO ITS HEATING CFM
SETPOINT AND MODULATE THE HW VALVE TO OPEN. THE VAV TERMINAL SHALL
OPERATE AS DESCRIBED UNDER OCCUPIED OPERATION.
5. OPTIMAL START COOL-DOWN: WHEN THE OPTIMAL START PROGRAM CALLS
FOR COOL-DOWN OPERATION, THE PRIMARY AIR DAMPER SHALL OPEN TO ITS MAXIMUM
COOL CFM SETPOINT. THE VAV TERMINAL SHALL OPERATE AS DESCRIBED UNDER
OCCUPIED OPERATION.
6. UNOCCUPIED OVERRIDE: THE UNIT TEMPERATURE SENSOR SHALL HAVE AN
OVERRIDE SWITCH IN THE HOUSING WHICH CAN BE MANUALLY ACTIVATED TO PROVIDE
ONE HOUR (ADJ.) OF OCCUPIED TERMINAL OPERATION DURING THE UNOCCUPIED
PERIOD. THE AHU SHALL START AND OPERATE AS DESCRIBED UNDER ITS SEQUENCE
OF OPERATION. THE TERMINAL SHALL OPERATE AS DESCRIBED UNDER OCCUPIED
OPERATION.
7. OCCUPIED: WHEN THE UNIT IS INDEXED FOR OCCUPIED OPERATION, THE UNIT
SHALL CONTROL AT THE HEATING SETPOINT OF 70 F, COOL SETPOINT OF 74 F . THE
PRIMARY AIR DAMPER SHALL BE POSITIONED TO ITS CFM AIR FLOW, AS SCHEDULED.
THE HEATING COIL SHALL MODULATE AS REQUIRED TO MAINTAIN THE SPACE
TEMPERATURE . ON A RISE IN SPACE TEMPERATURE THE PRIMARY AIR DAMPER WILL
OPEN AFTER THE HW VALVES HAVE BOTH CLOSED.
8. THE CONTROLS SHALL BE ARRANGED FOR PRESSURE INDEPENDENT
OPERATION, I.E., THE DAMPER POSITION SHALL BE SET BY THE FLOW SENSOR, AND THE
SPACE TEMPERATURE WILL RESET THE FLOW SENSOR SO THAT PRIMARY AIR FLOW
WILL BE CONSTANT AT ANY SETPOINT, REGARDLESS OF CHANGES IS PRIMARY DUCT
PRESSURE.
