Conditions:
- Approval of this project shall lapse and become void one (1) year following the date of final approval, unless
a building permit is issued and construction is commenced and is diligently pursued toward completion.
- Design Review Board approval does not constitute a permit for building. Please consult with Town of Vail
building personnel priorto construction activities.
- Design Review Board approval shall not become valid for 20 days following the date of approval, pursuant
to the Vail Town Code, Chapter12-3-3 Appeals.
- No changes to these plans maybe made without the written consent of Town of Vail staff and/orthe
appropriate review committee(s).

Deck maintenance policy

In the past, Ptarmigan decks have been maintained by owners.
B eloware excerpts from the new Declarations, adopted by the membership at the August,
2007 annual meeting:
• Article 2, section 2.6 ExteriorSurf aces.The ExteriorSurfaces within Lots shall
be the property ofthe Owner ofthat Lot. However, in orderto maintain a
uniform appearance and a high standard of maintenance within the Community,
the Association shall maintain certain portions ofthe exteriorSurfaces (pursuant
to Section 6.2 below) and insure the ExteriorSurfaces (pursuant to Section 8.2
below).
• Article 5, section 5.1 Owners' Responsibilities. Except as otherwise provided in
Section 5.2 below, Owners are responsible forthe payment and cost of securing
the maintenance, repair,replacement, and enhancement of all Improvements and
all personal property located within theirLot. Each Lot, at al times, shall be kept
well maintained, in good repair, replacement, and in clean, sightly, and sanitary
condition.
• Article 5, Section 5.2.3 Repair, replacement,painting and staining(including prep
work) ofthe exteriorsiding, balconies, exteriorwood trim and entry doors and
wooden decks; and...

The following guidelines will direct the maintenance, replacement or improvement of
decks.
• Decks that are determined to be in a condition that presents a hazard, will be
replaced by the Association on an as-needed basis; in the case of decks that are
not deemed to be hazardous, but need replacement overtime to maintain good
general appearance, decks will be replaced one building at a time on an as-needed
basis
• If the homeownerchooses to replace or make improvements to his deck at a time
priorto the scheduled replacement, the Association will contribute $1,000 to the
improvement at the completion ofthe replacement.
• Requests forrebuilt decks with different"footprints"than the original must have
the plan submitted to the Association's Architectural Committee and must be
approved by the Committee before construction can begin. New footprints may
not exceed more than 3 feet beyond the original footprint. The Board will seek
and receive written agreement from neighbors on each side before the extension
can be approved. Additionally, topography or terrain may limit the amount a
deck can be extended e.g. existing trees, or distance to creek.
• If seeking a deck extension, owners must pay f orrelocating of sprinkling system
heads, extensions of downspouts, and otherassociated costs, which may include
extensions ofprivacy walls.
• Material fordeck flooring shall be redwood of good quality(grade 2).
• Storage sheds are the responsibility of the owners and rebuilding them in
conjunction with deck replacement are at owner's expense. Sheds are not to
exceed the dimensions of 7 feet 4 inches tall on the front doorside, decreasing to
the height ofthe privacy wall on the rear end ofthe shed, and 4 feet wide.
• Deck rebuilding will be underthe supervision of Ptarmigan Management.
• Local Vail code may apply to new deck construction in terms o f railing height,
distance between uprights, and distance above ground.

The Ptarmigan Board of Directors has approved the design and red wood material to install
a hand rail on the deck and hand rail on the stairs of Unit # 35, 1975 Placid Drive, Vail, CO
81658. The attached photo depicts the intended project.

The Ptarmigan Townhome Association approves the railing design for Unit 35 at 1975 Placid Drive in Vail
Colorado. The railing design currently installed at Unit 35 will be the new standard design for all future
construction of decks and hand rails. The materials including stain and color will be kept consistent with
Unit 35.
