The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for professional engineering services to Michael Herman c% Boles Custom Builders, lne., dated May 4, 2007. We previously observed the bearing conditions for other additions to the residence and summarized our endings in reports dated, July 30, August 30, September l 5 and December 8, 1999, Job No. l99 522. The existing residence consists of 2 stories of wood frame construction supported by steel columns over an open crawispace. The proposed addition will be attached to the northwest comer of the existing residence and be supported by 3 new columns. Pad footings sized for an assumed bearing pressure of 2,000 psf will support the new columns. At the time of our initial visit to the site, excavation for the new pad footings had not begun. We returned to the site on May 15, 2007 and observed that 2 of the 3 proposed pad footings had been cut in l level up to about 4 feet below the adjacent ground surface. The western pad had not been excavated. The soils exposed in the bottom of the completed excavations consisted of soft, sandy clay with organics. A shallow depth of standing water was also observed in the excavations. We recommended in the field to Don Kelly with Boles Custom Builders, Inc. to remove the soft, wet clay soils to expose the natural gravel soils and re-establish design fooling grade with compacted screened rock. In addition, any standing water in the excavations should be collected and removed prior to placing concrete. We observed natural dense gravel soil in the bottom of the excavations which had been deepened to about 6 to 7 feet below the adjacent ground surface when we returned to the site on May 16, 2007. Ai the time of our final site visit on May 18, 2007, we observed that screened rock had been placed up to between about 4 to 5 feet of the adjacent ground surface in the bottom of the western pad excavation which had been excavated and backfilled prior to our arrival to the site. We understand that any soft, wet clay soils were removed prior to placing the screened rock. About 1 to 2 inches of standing water was observed on top of the gravel. We recommended to Don Kelly with Boles Custom Builders (via telephone) to remove the standing water prior to placing concrete. Considering the conditions exposed in the excavations and the nature of the proposed construction, spread footings placed on the limited depth of compacted screened rock and designed for an allowable soil bearing pressure of 2,000 psf should be adequate for support of the proposed pad footings. There could be some differential settlement between the pad footings depending on the depth of the screened rock and loading conditions. Any water seepage into the excavations should be collected and removed prior to placing concrete. Footings should be provided with adequate soil cover above their bearing elevations for frost protection. Any construction dewatering should continue until the footings are backfilled. Other recommendations provided in our previous reports, which are applicable, should also be followed. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavations and do not include subsurface exploration to evaluate the subsurface conditions within the loaded depth of foundation influence. This study is based on the assumption that soils beneath the footings have equal or better support than those exposed. The easternഀ addition will be a 2 story wood frame structure overഀ At the time of our visits to the site, the foundation excavations had been cut in twoഀ levels from 3 to 6 feet below the adjacent ground surface. The soils exposed in theഀ bottom of the excavation consisted of clayey silty sand with rock fragments. Screenedഀ rock had been placed in the northern part of the excavation. Results of swell-ഀ consolidation testing performed on a sample of the clayey sand taken from the site.ഀ shown on Fig. 1. indicate the soils are moderately to highly compressible underഀ conditions of loading and n the excavation laboratory testing is surnmarized in Table I.ഀ as being pumped out from a sump atഀ Free water was observedഀ ry pits dug at Woodward-Clyde-Sherardഀ the north end. The soilsഀ and groundwatetഀ dswereഀ in th very m to it explore owet.ഀ encountered the clayey ey sannഀ seepage at a depth of about 21/: feet.ഀ Considering the natural soils exposed in the eastern addition area and the nature of theഀ proposed construction, spread footings placed on the undisturbed natural soil designedഀ for an allowable soil bearing pressure of 1,000 psf can be used for support of theഀ proposed addition. The exposed soils tend to compress when loaded and there could beഀ some post-construction settlement of the foundation. The variable bearing conditionsഀ could also increase the settlement risk. Footings should be a minimum width of 20 inches forഀ continuous walls and 2 feet for columns. Loose and disturbed soils and should beഀ removed to expose the undisturbed natural soils. The exposed subgrade (includingഀ crushed rock) should be compacted, Exterior footings should be provided with adequate'ഀ soil cover above their bearing elevations for frost protection. Continuous foundationഀ walls should be reinforced top and bottom to span local anomalies such as by assumingഀ an unsupported length of at least 12 feet. Foundation walls acting as retainingഀ structures should be designed to resist a lateral earth pressure based on an equivalentഀ fluid unit weight of at least SO pcf for on-site soil as backfill. A perimeter foundationഀ drain should be provided to prevent temporary buildup of hydrostatic pressure behindഀ the walls and prevent wetting of the below grade levels. Structural fill placed withinഀ floor slab areas can consist of the on-site soils compacted to at least 95 % of standardഀ Proctor density at a moisture content near optimum. Sackful placed around theഀ structure should be compacted and the surface graded to prevent ponding within at leastഀ 10 feet of the building.ഀ The recommendations submitted in this letter are based on our observation of the soilsഀ exposed within the foundation excavation and do not include subsurface exploration toഀ evaluate the subsurface conditions within the loaded depth of foundation influence.ഀ This study is based on the assumption that soils beneath the footings have equal orഀ better support than those exposed. The risic of foundation movement may be greaterഀ than indicated in this report because of possible variations in the subsurface conditions.ഀ In order to reveal the nature and extent of variations in the subsurface conditions belowഀ the excavation, drilling would be required. The foundation wall above the concrete section will be woodഀ framed.ഀ At the time of our visits to the site, we observed portions of the excavation. Onഀ September 8, the foundation excavation had been completed and cut in two levels fromഀ 41/Z to 61/2 feet below the adjacent ground surface. The soils exposed in the bottom of theഀ excavation consisted of relatively dense, clayey gravel. About 12 inches of organic clayഀ was observed in the northwest corner of the excavation. We recommendedഀ subexcavating the organic clays and soft soils to expose the natural gravels. About 1 to 2ഀ inches of water was ponded near the center of the excavation. The laboratoryഀ testing is summarized on Table Y. The soils were moist to very moist and wet.ഀ Considering the conditions exposed in the excavation and the nature of the proposedഀ construction, spread footings placed on the undisturbed natural gravels and limited depthഀ of screened rock designed for an allowable soil bearing pressure of 2,000 psf can be usedഀ for support of this proposed addition. The upper fine grained soils tend to compressഀ when loaded and should be removed from footing areas. Footings should be a minimumഀ width of 20 inches for continuous walls and 2 feet for columns, Organics, clays andഀ loose disturbed soi is in footing areas should be removed and the bearing level extendedഀ down to the undisturbed natural gravels. The exposed subgrade (including screenedഀ rock) should be compacted. Exterior footings should be provided with adequate soilഀ cover above their bearing elevations -for frost protection. Continuous foundation wallsഀ should be reinforced top and bottom to span local anomalies such as by assuming anഀ unsupported length of at least 12 feet. Foundation walls acting as retaining structuresഀ should be designed to resist a lateral earth pressure based on an equivalent fluid unitഀ weight of at least 50 pef for on-site clayey gravels as backfill. A perimeter Foundationഀ drain should be provided to prevent temporary buildup of hydrostatic pressure behind the'ഀ walls and prevent wetting of the lower level. Structural fill placed within floor stab areasഀ can consist of the on-site gravels compacted to at least 95% of standard Proctor density atഀ a moisture content near optimum. backfill placed around the structure should beഀ compacted and the surface graded to prevent ponding within at least 10 feet of theഀ building.ഀ The recommendations submitted in this letter arc based on our observation of the soilsഀ exposed within the foundation excavation and do not include subsurface exploration toഀ evaluate the subsurface conditions within the loaded depth of foundation influence. Thisഀ study is based on the assumption that soils beneath the footings have equal or betterഀ support than those exposed. The risk of foundation movement may be greater thanഀ indicated in this report because of possible variations in the subsurface conditions. The findings of our work and recommendations for the foundationഀ design are presented in this report. The work was done in accordance with ourഀ agreement for geotechnical services to J.L. Viele Construction, dated July 12, 1999.ഀ The subsoil study was perforated for the original building on the site by Woodward-ഀ Clyde-Sherrard and Associates, their lob No. 105164736, dated June 9, 1967. Weഀ previously observed bearing conditions for other additions to the house as reported inഀ -letters dated July 30, August 30 and September 15, 1999.ഀ The existing two story house is built on steel columns with an open crawlspace. Tbisഀ addition is to be a single story garage over an open crawlspace. Footings have beenഀ designed for an assumed allowable soil bearing pressure of 1,000 psf.ഀ At the time of our visit to the site, three footing pad areas had been cut in one levelഀ from 3 % to 41h feet below the adjacent ground surface. The soils exposed in theഀ bottom of the excavation consisted of medium stiff gravelly sandy clay. About 1 foot ofഀ wet subsoils was observed in an interior footing pad along with standing water. Weഀ recommended subexcavating the soft soils to more competent gravelly soils andഀ replacing with compacted screened rock up to design footing grade. The laboratoryഀ testing is surnmarized on Table 1. The soils were moist to very moist.ഀ The soil conditions exposed in the excavation are consistent with those encountered onഀ the site during previous visits and suitable for support of spread footings designed forഀ the recommended allowable bearing pressure of 1;000 psf.
