Re: 1709 Geneva Court Steel Special Inspection Discrepancies Etc.
As requested by my client Mr. Dave Hilb, I was asked to address the discrepancies listed
in the special inspection report by Ground Engineering dated August 16, 2018 by Austin
Nicodemus.
The items are as follows:
1. Structural Steel (Field) 2 Beam connection at Grids A-C/8 on level 2
2. Structural steel connection at Grids L-J/13 on level 2
3. K/7-5 on level 3 were covered and could not be inspected.
4. Structural Steel (Field) 3 Column base plate at grids J/10 on the foundation level
had loose Titan HD anchors.
5. Structural Steel (Field)4 Column base plate at grids M/9 on the foundation level
had one anchor installed that was not a Titan HD anchor.
One additional item (item no. 6) was noted on the City inspection report. The item was an
11. 7/8" I joist with a large notch for a plumbing drain line. The joist is located on the 2nd
level between grid line F and H. The notch was on the West side of the steel supporting
beam.
In an effort to accelerate framing inspection approval by the Town of Vail, my client
asked me to confirm if the items found in the reports could be remedied using
photographic review from past inspections by my office (items 1,2 and 3), or alternate
approval through conventional means of engineering mechanics and analysis (items 4, 5
and 6).
My responses are as follows:
1. The concrete pier and pad that support the column supporting the beam on Grids
A-C Grid 8 level 2 was not installed during my past inspections. It was installed
after my inspections; i.e. I have no photographic documentation regarding the
adequacy of the beam-column connection. I cannot confirm whether the
connection was properly installed or not.

2. The structural steel connection at Grids L-J/13 on level 2 was photographically
documented during a field inspection by my office in April of this year. The beam
was properly bolted and installed on the supporting columns (north and south
ends). The photos are as follows:

3. K17-5 on level 3 was photographically documented during a field inspection by my
office in April of this year. The beam was properly bolted and installed on the
supporting columns (West and East ends). The photos are as follows:

4. Column base plate at grids J/10 on the foundation level had loose Titan HD
anchors. The gap between the anchors and base plate were grouted. My gravity
and lateral load analysis shows that the column does not have uplift potential. The
grout solution is adequate.
5. Column base plate at grids M/9 on the foundation level had one anchor installed
that was not a Titan HD anchor. The exact size,type and embedment depth of the
mystery anchor is not known at the time of this letter. The 4 bolt anchor
requirement for steel columns is based on OSHA section 1926.755. The
requirement is intended to provide column stability during erection. The reference

The supported column is an HSS5x5x1/4"supporting a W18x71 running parallel to
Grid Line 9. The base plate is anticipated to carry gravity loads only(downward).
Erection stability is no longer a concern. The three (3)properly installed 5/8"
diameter Titen HD anchors should be adequate to carry the theoretical loads.
Finally,the 11. 7/8"I joist with the plumbing notch through the joist web did not fall
within the acceptable hole size and location parameters specified by Boise Cascade's
joist penetration guide. The joist was headed off in lieu of any type of web repair
option. The headed off solution is acceptable.
