We have discovered that the existing chimney of the wood burning fire place and all of the exterior wood railings need to be removed due to structural conditions and all of the windows need to be replaced due to blown seals along with the rotten wood siding. Because of this we will be requesting to remove and replace all of these items. We have already talked about replacing the roof and have this approved but I wanted to give you a heads up that I will be resubmitting sheets noting that these materials also be replaced. The materials that we would like to replace these items with are included on the attached PDF, we talked to the neighbor in the primary half of the duplex and reviewed the proposed material changes and elevations and received the approval from his owners rep (Kyle Webb) in the E-mail below. I have also listed the material changes below so you can see what they are. Siding- Existing – Vertical wood painted grey Proposed – Vertical wood painted grey (vintage woods) Railing- Existing – wood Propose – Metal Windows Existing – wood and vinyl painted green Proposed- Aluminum clad – dark Bronze Stone veneer Existing – Gallegos rainbow blend Proposed – Gallegos telluride san Miguel Chimney Existing- stucco with clay pipe Proposed – exposed metal chimney pipe painted black. The material changes are similar to the existing conditions and the shape and form of the house will not be changing. If it would be helpful I can send all of the elevations prior to submitting to project dox for your review. We have most of the demolition on the house done now but have not removed the chimney without DRB approval. We are hoping to get a quick response so we can keep the construction schedule together but know that we will need your approval before we move forward with these updates. Please let me know if I should call to review this information or if I should go ahead and submit the plan and elevations. We will want to discuss things in greater detail going forward. David was/is going to call Jim to discuss, but we are going to get going on a 2 phase remodel plan that will tear down the garage first and re-build, then remodel the existing house.
