We looked at adding a mansard roof to the lobby building and actually came up with two that were reasonable enough to present to the Property representatives. While they did like the designs, they did not like the compromises to the internal layout that were required to make them work. They were also very concerned that the impact on the HOA approved budget would make this change a project killer. In response to the comment that the “eyebrow” roofs appeared “tacked on”, we discussed changing them to awnings (which are allowed by the TOV Code and always appear “tacked on”). Awnings would provide an opportunity to introduce color and texture to the façade. But awnings also bring with them a higher need for maintenance and cleaning which the managers would prefer to avoid. So, the decision was made to revise the existing design per some of the other comments made by the DRB members. • As suggested, we increased the overhang of the “eyebrow” roofs and the larger roof above the front desk from 18” to 30”. • As suggested, we added timber brackets to support the eyebrow roofs and the roof above the front desk. These brackets are similar to those already on the building. • We increased the height of the doors and windows which pushed the eyebrow roofs up relative to the wall behind. • We reduced the width of the window sidelights slightly and we changed the design of the eyebrow eaves to open up the gap between them. • And while we opted not to raise the roof above the front desk due to the impacts this would have on the units along the walkway behind, we did change the design of the roof and parapet wall to address the comment that this roof appeared to be “squeezed”.
