HomeMy WebLinkAboutHornsilver_1106_roof_letter.pdf November 2, 2018 Re: DRB18-0517, Proposed Single-Family Home at 1106 Hornsilver Circle Dear Mr. Turnipseed, The property at 1106 Hornsilver Circle, Vail Village Filing No. 7, Block 6, Lot 9, is located in a Two-Family Primary/Secondary Residential District and is therefore regulated under Title 12 Chapter 6 Article D. In reviewing the plans submitted to construct a new single-family home in this district, staff has determined that the proposed roof exceeds the maximum height of 30’. This determination is based upon the information provided in page A0.2 Roof Heights which indicates a 1:12 pitch roof with a maximum height of +32’-5½”. Section 12-6D-7 of the code states that a flat roof many not exceed a height of 30’. In order for the proposal to utilize the 33’ height standard, the pitch of the roof will need to be greater than 2:12. This is based upon consultation with other planners within the department as well as with the Building Department.
