General Information:
All projects requiring design review must receive approval prior to submitting a building permit application. Please
refer to the submittal requirements for the particular approval that is requested, An application for Design Review
cannot be accepted until all required information is received by the Community Development Department. The
project may also need to be reviewed by the Town Council and/or the Planning and Environmental Commission.

SUBMITTAL REQUIREMENTS
General Information:
This application is required for proposals involving minor exterior alterations and/or site improvements.
Proposals to add landscaping do not require DRB approval unless they involve the addition of Patios,
water features, grading, or the addition of retaining walls.
I. SUBMITTAL REOUIREMENTS**
o Stamped Topographic Surveyx 0 Site and Grading Plan*o Landscape Plan*o ArchitecturalElevations*o Exterior color and material samples and specifications.o Architectural Floor Plans*o Lighting Plan* and Cut-sheet(s) for proposed fixtures o Title report, including Schedules A & B to veriff ownership and easements*o Photos of the existing site and adjacent structures, where applicable,o Written approval from a condominium association, landlord, and joint owner, if applicable o Site-specific Geological Hazard Report, if applicable*o The Administrator and/or DRB may require the submission of additional plans, drawings,
specifications, samples and other materials (including a model) if deemed necessary to
determine whether a project will comply with Design Guidelines or if the intent of the
proposal is not clearly indicated.
Please submit three (3) copies of lhe matefials noted with an asterisk (*).
*xFor interior conversions with no exterior changes, the submittal requirements include a complete set of
existing and proposed floor plans, a Utle report, and written approval from a condominium association,
landlord, and joint owner, if applicable.

point one foot above grade.. Rock outcroppings and other significant natural features (large boulders, intermittent streams,
etc.).. All existing improvements (including foundation walls, roof overhangs, building overhangs, etc,).e Environmental Hazards (ie. rocKall, debris flow, avalanche, wetlands, floodplain, soils)o Watercourse setbacks, if applicable (show centerline and edge of stream or creek in addition to
the required stream or creak setback)o Show all utility meter locations, including any pedestals on site or in the right-of-way adjacent to
the site. Exact location of existing utility sources and proposed service lines from their source to
the structure. Utilities to include:o Cable W Sewer Gas . Telephone Water Electric . Size and type of drainage culverts, swales, etc.. Adjacent roadways labeled and edge of asphalt for both sides of the roadway shown for a
minimum of 250'in either direction from propefi.

l) Foundation design ba-6cd upon assumcd maximum soils bearing capacity of 1500
psf to be verified by a soils engineer at the time ofexcavation. Installation of
perimeter drains and site irrigation to confo.m with soils report, field test drains
befiore backfilling. All footings are to bear upon natural undisturbed soil or
corlpactcd structural fill as approved by the soils engineer. Submit copy of report
to engracer.
2) All foundation around perimeter ofstructure shall havc minimum frost protection
of48" to bottom offooting. All foundstion walls and columns to be centered on
concrete footings unless shown otherwis€ on plans,
3) AII cast in place concrete must be mada \rith Pofiland cement and attain
minimum cornpressive strength of3000 psi aftcr 28 dals (minimum compressive
strenglh of4000 psi after 28 days for concrcte used in slabs). Design based upon
BLILDING CODE REQLIIREMENTS FOR REINFORCED CONCRETE (ACI
3l 8), 1999. Concrgte placement to conform with "Construction Rcquircments" as
defincd in ACI 318.
4) Reinforcing stcel is ASTM Gradc 40. Reinforccment placcmcnt shall colrform to
MANUAL OF STANDARD PRACTICE, 2001 as preparcd by CRSI. All lap
splices to be minimum 36 bar diameters, all horizontal rcinforcem€nt to be
continuous around comcrs and gt wall intcrsections. Minimum reinforccment

5) All lumber shall bc Doug-Fir #2 S4S or better, all wolmanized lumber shall be

columns to be continuous bearing to foundation.
6) Glulam materials, manufacture and quality control shall conform to STANDARD
SPECIFICATIONS FOR STRUCTI.JRAL CLUED LAMII.IATED TIMBER OF
SOFTWOOD SPECIES, AITC I t7-2004 and TIMBER CONSTRUCTION
MANUAL (5s edition) as prepaxed by AITC . Simple spm beams shall be
Combination Symbol 24F-V4 with no camber. Adhesiyes shall conform to thc
requircments for wct condilions ofservice.
7) Structural steel shall be ASTM .436 or better except, tube steel columns which
shall be A'500 Grade B (Fy=46 ksi) or bene., anchor bolts and bolts shall be A307
or bctter. All structural steel is to be dctailed, fabricatcd, pointed and erccted in
accordanc€ wirh AISC STEEL CONSTRUCTION MANUAL. 2005 and CODE
OF STANDARD PRACTICE. All welding to be performid by a ccrtified wclder
and conform to AISC and AWS STRUCTURAL WELDNG CODE, 2000, all
electrodcs to be EE-7OXX. Grout beneath all base plates and bcam bearing
platcs shall bo non-shrink epoxy with minimum 28 d8y compressive strength of
5000 psi. All Trubolt Wcdge Archors to be installcd according to manufacturcr's
specifications and dctails.
8) Sheath roof8 with 5/8" plywood with minimum span rating of40/20 or better.
Nail plywood with 8d @ 6" oc at panel cdgcs and 12" oc at intcrmediate
mgmbels.

l0) All construction must comply with the 2003 Intemational Building Codc as
adopted by th€ Town ofVait Building Departmcnt and the "Gcneral Conditions of
the Contract for Construction" (AlA Docunlsnt A20l). All construction must be
completed within the tolerances described in the "Residential Construction . Performance Guidelines" as prqrarcd by the NATIONAL ASSOCIATION OF
HOME BUILDERS.

appropriate sub-contractors. Gencral Contractor is rcsponsible for thc mcans,
methods, techniquca, scqucnccs, proccdures, workmsnship, seasonal schcduling
and job-site safety associated with thi6 project. The Gcneral Contractor is to
verify all dimcnsions 8nd elevations with the architectural drawings. Notily
cngineer ofall conflicts and omissions behrcen various elcments of the working
&awings and the cxisting conditions prior to comrnencing with that portion ofthe
