SUBJECT: Use of Single Family Home to be constructed at 1414 Moraine Drive Dear Mr. Gillette:
This correspondence pertains to the future use of the new single family home to be built at
1414 Moraine Drive in the Town of Vail. 1. The subject property, Lot 7 of the Dauphinais-Moseley Subdivision, Filing No. 1 is located within the Grand Traverse Special Development District, SDD #22;
2. The allowable primary land use for this property based on the Special
Development District is a single family dwelling; 3. The proposed design of the new home, approved by the Design Review Board of the Town of Vail on May 4, 2016 (DRB16-0105) includes separate living areas that may be isolated from the main portions of the home;
4. Per the Vail Town Code, a single family dwelling is a detached building designed
for or used as a dwelling exclusively by one family as an independent housekeeping unit; 5. Irrespective of the approved floorplans, the home shall be used exclusively by one family; and
6. At no time shall portions of the home be rented, reserved or used independently
from other portions of the home by groups or individuals not associated with one another. If you have any additional questions or need further clarification related to this matter, I am
