The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2002 National Electrical Code as modified and adopted by the Town of
Vail.
The following comments will need to be addressed pnior to issuance of a building permit;

information. Please send revisions to the attention of the Dlans examiner with the buildinq

• Please be sure to include on the resubmittal the engineer's or architect's "wet" stamD. sianature,
registration number and date on the cover Daae of anv structural calculations. all structural
details and structural sheets of the plans. For commercial or multi-familv oroiects all sheets of
the Dlans must be stamped.

Architectural Comments:
1 Amend sheet A7 elevation to show the new upper gable roof area at the north decks.
2 Amend plans to specify type of roof material proposed.
3 Amend floor plans to show location of the proposed revised lot line between lots 18A and 18B.
4 Common walls within T of the lot line shall consist of (2) 1 hour wall assemblies per IRC section
R302, "Location on Lot" provisions. Provide a UL or gypsum association listing for the 1 hour wall
assemblies. The wall assembly shall also have a minimum STC rating of 50.
5 Exterior walls of R-3/U-1 occupancies are required to be one hour fire resistive construction where
located less than 3' from property line. Revise plans. Provide a UL or gypsum association listing for
the 1 hour wall assembly (R302)
6 Openings are not permitted in exterior walls of R-3/U-1 occupancies are not permitted less than 3'
from property line. Revise plans (R302)
7 Amend plans to specify 1 hour occupancy separation between garage and dwelling unit (R309.2)
-Garages beneath habitable rooms shall be separated from all habitable rooms by not less than 5/8"

-All structural members supporting living space over garage must be protected by 1/2" gypsum board
on garage side of walls, beams and posts.
8 The number of proposed fireplaces exceeds town code 5-3-3. Coordinate with the existing fireplaces
and revise plans.
9 Specify upper and lower rafter space ventilation. Provide vents equal to 1/150th of the attic area.
Indicate on plans method of ventilation to be used Example: soffit vents, ridge vent, gable end vents.

10 Provide guard details. Guards are required at unenclosed floor openings, landings, balconies or
porches which are more than 30" above grade or floor below. Specify minimum 36" height and
openings that a 4" sphere cannot pass through. (R312)
11 Show new entry stairway design to comply with the following: (R311.5)
-minimum width of stairways shall not be less than 36"
-maximum riser height 7 3/4"
-minimum tread depth of 10"
-handrail on at least one side of stairway 34"-38" above nosing of treads
-handrail ends to be returned to wall or terminate in newel posts
-handgrip portion of handrails shall be 11/4"-2" in cross sectional dimension
-handrails to be continuous between landings (can be interrupted by a newel post at a turn)
-for circular, spiral and winding stairs detail requirements in R311.5.8 and IBC1009
Structural Comments:
12 Include complete structural plans. Plans provided with the application show only the work in the
garage area. A review could not be completed.

Dear Dave:
At your request, on April 9 and 23, 2007, we visited the construction site at 1448 Vail
Valley Drive, Town of Vail, Eagle County, Colorado. The purpose of our site visits was to
observe and test the soil exposed in the foundation excavation for a proposed addition.
The excavation was located on the northwest corner of the existing residence. It
consisted of one L-shaped trench, about 4 feet wide and about 4-12 feet below the existing grade.
The bottom of the trench was at the same grade as the existing foundation of the garage area.
The soil exposed at the bottom of the trenches consisted of sandy gravel with cobbles
and boulders. The soil exposed in the foundation excavation,for the proposed addition is suitable
for the designed maximum allowable soil bearing pressure of 2000 psf The bottom of the
excavation was compacted. Soft spots were not reported.
This report has been prepared according to locally accepted professional geotechnical
engineering standards. There is no other warranty either expressed or implied.
