I have enclosed four sets of the Pinkard Remodel at Villa Cortina. We have made some minor
revisions to the exterior from what was approved on 1/16/08. These changes have been
clouded in red and described below. None of these changes are major in scope or size and we
hope that the staff can staff approve these. If not please infortn me of when we will be
scheduled before the entire board.
1. The windows at the new roof dormer have been made slightly smaller due to structural
considerations. The original design had two awning windows that were 30"x 18" while the
new design is with awning windows that are 24" x 18".
2. Windows G and H were shortened from 48" to 42" to make sure they would fit with the
lower roof .
3. A control joint was added to the stucco where the new stucco would abut the existing
stucco.
4. Windows C and D were changed from 2' x 2' awnings to 2' x 4' casements. They are in
the same location but look more appropriate with the rest of the elevation.

Denver Environmental Consulting, LLC (DEC) was contacted by Mr. Pinkard who rec{uested that
the ma.terials which were going to be impacted by planned renovation activities be tested for
asbestos. On March 4, 2008 DEC collected three random representative samples of the following
materials: acoustical spray-on (from the loft area and downstairs hallway}, dryv�+all and associated
mud and tape, and sheet flooring. None of the nine (9) samples collected were determined to
cantain asbestos.
The labora.tory results are included as an attachment to this document. Should you have any

information with all �lan revision items clouded or otherwise identified. Partial plan sets or
loose plan sheets are not accepted.
• Please respond in writing to each comment by marking the attached list or creating a response
letter. Indicate which plan sheet, detail, snecification, or calculation shows the requested
information. Please send revisions to the attention of the plans examiner with the building
permit application number noted.
• Please be sure to include on the resubmittal the enaineer's or architect's "wet" stamp, signature,
registration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans. For commercial or multi-famil�projects all sheets of
the plans must be stamped.
Architectural Comments:
1 Provide floor plan reflecting the existing 2"d level. It is impossible to verify exactly how much square
footage is added. (IBC 106)
2 The Town of Vail's records indicate this building was constructed as a Type II one hour structure.
This is equivalent to Type IIA construction based on the 2003 IBC code adopted by the town today.
Please indicate the type of construction on the documents. (IBC 106)
3 Please indicate the occupancy group on the drawings and indicate if the building has a fire-
suppression system in place. (IBC 106)
4 The type of construction IIA will dictate the types of materials the building will be allowed to be built
with and the fire-rating of these components. The new floor system for the second level of this unit is
required to be non-combustible and is required to meet a one hour rating. Please change the floor
system to non-combustible framing and sheathing and provide a listed one hour assembly the
floor/ceiling system will be constructed to. (IBC 602.2 and Table 601)
5 Based on the type of construction IIA the new dormer is required to be non-combustible and be
constructed to meet one hour requirements. Please change the drawings to reflect non-combustible
construction and provide a listed one hour assembly the roof/ceiling system will be constructed to.
(IBC 602.2 and Table 601)
6 Change the header and framing for the new bay window to non-combustible. (IBC 602.2)
7 Provide details to fill in the opening the old fireplace has created in the existing shaft. It appears the
shaft will be 2 hour rated. Include details for fire-stopping the flue into the existing shaft. (IBC 770.4)
8 The guard on the upper level floor plan, indicated with a delta 5, is required to be 42" tall. Please
change the reference and the detail on sheet 5. (IBC 1012.2)
9 Provide adequate information to verify that the minimum ceiling heights are obtained on the second
level in all rooms. It appears that none of the upper level meets minimum requirements. One half of
the area of each room is required to be 7'6" tall measured to the bottom of the'�t's". Shade all
ceilings on the reflected ceiling plan that is 7'6" and over. (IBC 1208.2)
10 Provide details for the dormer to verify ventilation is provided. (IBC 1203.2)
li Change all the exterior trim associated with the new dormer to non-combustible. (IBC 1406.2.2)
12 The additional square footage increases the total square footage of the unit to over 2000 square
feet. This places the occupant load over 10 thus requiring 2 exits. Please change the drawings to add
the required second exit. (IBC 1014.1)

I have enclosed four sets of the Pinkard Remodel at Villa Cortina. We have made revisions
per your requests with the following numbers being responses to your same numbered
comments.
1. An existing second floor plan is shown on sheet 7 of the architectural sheets.
2. Type of construction is noted on sheets 1 and 2 of the architectural sheets.
3. Occupancy group R-2 is noted on sheets 1 and 2 of the architectural sheets. No fire
suppression system is in place.
4. The 1 hour, non-com floor assembly is shown in a detail on sheet 8 of the architectural
sheets. It is also referenced on the other sheets where the floor is shown in section.
5. A roof/ceiling detail showing a 1 hour, non-com assembly is shown in a detail on sheet 8 of
the architectural sheets.
6. The header and framing of the new bay window has been changed to non-combustible
construction. See sheet 6 of the architectural sheets and the struciural drawings.
7. A flue detail is shown on sheet 8 of the architectural sheets. This shows fire-stopping at the
flue. This detail also shows the wall patch assembly for the fireplace. This is for a one hour
fire-rated chimney shaft. This was corrected at our last meeting from a 2 hour to a 1 hour
rating.
8. The guard has been revised to show a 42" high railing as shown on sheets 2 and 5 of the
architectural sheets.

9. Information on the ceiling heights of the second floor is shown on a red-lined floor plan on
sheet 2 of the architectural sheets. Also refer to the section on sheet 5. Sheets 1 and 2 of the
red-lined set show the gross floor area calculations as well.
10. The dormer has Icynene spray foam insulation thus obviating the need for ventilation.
This is noted on sheet 5.
11. The exterior trim of the new dormer and bay window have been changed to non-
combustible "hardiboard" which is cement board product.
12. See note 9 above. Sheets 1 and 2 of the red-lined set show the gross floor area. The gross
azea is under 2000 sf thus making the single exit ok.

I have enclosed four sets of the Pinkard Remodel at Villa Cortina. We have made some minor
revisions to the exterior from what was approved on 1/16/08. These changes have been
clouded in red and described below. None of these changes are major in scope or size and we
hope that the staff can staff approve these. If not please inform me of when we will be
scheduled before the entire board.
1. The windows at the new roof dormer have been made slightly smaller due to structural
considerations. The original design had two awning windows that were 30"x 18" while the
new design is with awning windows that are 24" x 18".
2. Windows G and H were shortened from 48" to 42" to make sure they would fit with the
lower roof .
3. A control joint was added to the stucco where the new stucco would abut the existing
stucco.
4. Windows C and D were changed from 2' x 2' awnings to 2' x 4' casements. They aze in
the same location but look more appropriate with the rest of the elevation.
