prevent delivery of air at temperatures less than 40 degrees F. Control ceiling plenum
inlet damper with duct mounted discharge thermostat.
Install line size electrically operated solenoid valve in boiler return water piping at
boilers B-1 and &2. Provide and install Tekmar 262 Lead-Lag boiler staging
controller (or equal) to alternate boiler operation as required to provide heat for
space and domestic water temperatures. Arrange boiler controls and piping to shut-
off boiler return valve whenever boiler is not ceding for heat. Arrange to allow
homeowner selection of lead and lag boiler/pump combination.
We recommend that the following general service operations be conducted to insure proper
installation and operation of the existing mechanical systems:
• Adjust factory provided controls on boilers 13-1 and 13-2 to prevent operation of
domestic hot water heating circulating pumps (P-6) when building heat is not
required but domestic.hot wotor heater it calling for hniler heat.
• Program domestic hot water circulating pumps for continuous 24/7 operation. Do not
shut off domestic hot water circulating pumps for proper operation of the installed
Symmons hot water tempering valve.
¦ Take sample of all heating water/glycol solutions from each residential unit. Arrange
of measure water ph and glycol type and percentage by qualified water ? -O:.,.ent
company. Confirm that water/glycol solution meets all ph and chemical composition
requirements stated by Well McLain (boiler manufacturer) within standard
installation manuals for Ultra 2 boilers.
¦ Provide suitable access to all valves and coils requiring periodic servicing,
observation or bolancing.
¦ Clean all strainers within hydronic piping systems.
• Inspect and replace existing in-ilne boiler condensate neutralization device to insure
proper ongoing operation.
¦ Purge entrapped air from all dosed loop hydronic piping systems.
¦ Repair/repkaco cavitating pumps and/or impeliars for P-6 (two locations).
Perform full hydronic water balance by qualified Test, Adjust and Balancing
contractor. Insure that all boilers, valves and controls are operating in accordance
with manufacturer's standard installation requirements.
• Perform re-balance of all Symmons domestic hot water tempering valves under
dircction of Symmons factory representativra_
Summary
Uncontrolled heat is being delivered to rooms/areas outside of the boiler rooms within
neveral dwelling units at Gore Creels Rare_ The boilers are of high-efficiency sealed
combustion design. The lack of traditional combustion and ventilation air results in hot and
stuffy boiler rooms. Numerous metal pipe and ductwork surfaces are non-insulated or poorly
insulated. This increases the neat transfer from/to these surfaces under normal heating
operations. The boiler primary circulating pumps are running during the summer months on a
call for domestic hot water heating in all but two dwelling units. This over-pressurizes the
associated snow melt and radiant floor heating piping systems, caring these to heat up,
wasting energy and contributing to the overheating of the boiler rooms and surrounding
spaces. Two boilers tine and operate when the load required does not justify the oporation of
two boilers.
The quality of installation of pipes and associated insulation in some units is poor. Visible

In order to reduce the uncontrolled heat gain from the boiler room to the adjacent rooms, the
above influences must be overcome.
Recoalmet • bons
It is necessary to ventilate the boiler room to reduce the boiler room air, ceiling and wall
temperature's, insulate the fan coil supply duct. Install a thermal break in the supply ducts,
and prevent gravity thereto-siphoning of air through the dormant but heated supply ducts.
We suggest it sat strong consideration be given to modifying the controls and piping to
accommodate lead4ag boiler operation (According to the schedule on sheet UM1.ID, the
heat loss from a unit A is merely 87,400 btu/hour and the heat loss from a unit 8 is 78,500
btu/hour. Assuming that the radiant heating quantities match the design Imat low from
these residential units, the individual unit heat losses represent roughly 40% of a single
boilers altitude Berated capacity). The factory boiler cmtrols are capable of allowing the
domestic hot water heating circulator operation without the primary boiler operating pumps
on. These controls should be adjusted for this mode of operation at all units (currently
observed at two units only). The hydronie piping systems should be balanced by a qualified
test, adjust and balance firm to insure operation at desired flows, as indicated on the
drawings (fond in some cases verified by the design engineer).
We recommend the following system modifications be employed to negate boiler room
overheating:
• Perform a diligent job making certain that all heating piping and domestic hot water
piping and valves are well insubtod.
¦ Insulate exposed supply ducts within boiler rooms and ceiling cavities with 3 inch
thick fiberglass duct wrap, 3/s pcf density or equivalent
¦ Install flexible duct connector on exposed fan coil unit supply ducts as near as
possible to boiler room side of demising wall between boiler room and adjacent
room. Leave a minimum of 2 inches of slack in flexible duct (fire retaWant neoprene.
or equal).
• install a gravity backdraft damper in fan coil supply duct near discharge from fan coil
unit. Insure that backdran damper opens upon fan energizing and closes via gravity
when fan is dormant (gravity backdraft damper blades should provide suitable
resistanoe to natural air flow and resultant convective heat transfer during dormant
fan coil conditions.)
• install nominal 300 efm infine duct fan within boiler room. Connect fan inlet with 8
inch diameter conical spin-in fitting with manual volume dempcr (mvd) to existing
outside air intake duct. This existing outside air duct is exposed in comer of unit A
boiler rooms and is miNde boiler room notch at south side of unit 8 boiler rooms.
Install 8 inch diameter fan inlet duct with a 6 Inch diameter tee fitting in fan Inlet
duct. Connect 6 inch diameter open end duct with motorized normally closed 2
position damper into ceiling plenum above boiler room where suspended ceiling ie
installed, and open to boiler room where suspended ceiling is not installed In boiler
room to too fitting branch duct. install 8 inch diameter fan outlet duct to ceiling
plenum where ceiling is installed or open to boiler room where ceiling is not installea.
Install 18" x 6" transfer grille in suspended ceiling of boiler room if suspended ceiling
is installed in boiler room. Arrange W maximize air circulation above suspended
ceiling. Control duct fan with an adjustable reverse acting thermostat installed on
wall above siisro.nded boiler room ceiling, or on boiler room wall high in room where
no suspended ceiling is installed. Install a safety freeze-stet in fan discharge duct to
