WHEN THE UNIT IS NOT SUPPLYING AIR, THE UNIT ISOLATION DAMPERS SHALL
BE CLOSED.
THE SEQUENCE DESCRIBED BELOW CONSISTS OF TWO MODES: SHUTDOWN
AND OCCUPIED COOLING OR HEATING.
SHUTDOWN MODE IS INTENDED TO DESCRIBE STOPPING RTU FANS IN AN
ORDERLY MANNER, CLOSING DAMPERS AND INDICATE SHUTDOWN INFORMATION
AT THE CONTROLLER.
OCCUPIED COOLING OR HEATING MODE IS DETERMINED BASED ON THE OCCUPANCY
SCHEDULE AND ADJUSTED BY THE OPTIMAL START PROGRAM FROM THE
CONTROLLER. INITIAL OCCUPANCY SCHEDULE SHALL BE RUNNING 24 HOURS PER
DAY.
SHUTDOWN MODE:
WHEN THE RTU IS INDEXED FOR SHUTDOWN MODE, THE UNITS SUPPLY AND
EXHAUST FANS SHALL STOP. THE RTU EXHAUST AIR DAMPER SHALL OPEN FULLY,
RELIEF AIR, OUTSIDE AIR AND ISOLATION DAMPERS SHALL CLOSE.
COOLING AND HEATING SHALL BE DISABLED DURING SHUTDOWN.
THE SYSTEM SHALL BE INDEXED TO SHUTDOWN MODE IF ANY ONE OR MORE OF
THE FOLLOWING CONDITIONS ARE MET:
● A SHUTDOWN SIGNAL FROM THE CONTROLLER CONSOLE.
● AN ALARM CONDITION FROM THE RTU SUPPLY AND EXHAUST DUCT
SMOKE DETECTOR.
● UPON ALARM CONDITION FROM THE RTU FREEZESTAT.
OCCUPIED MODE:
HEATING OR COOLING:
● AT THE PREDETERMINED OPTIMUM START TIME, AS DETERMINED BY THE OCCUPANCY
SCHEDULE, THE RTU WILL BE ENABLED.
● THE BAS SHALL NEXT COMMAND THE RTU TO RUN AND OPEN THE ISOLATION
DAMPERS.
● SPACE TEMPERATURE AND HUMIDITY SETPOINTS SHALL BE LOCATED IN TWO FLOORS
IN THE CORRIDORS. TEMPERATURE AND HUMIDITY SHALL BE "WORST CASE" SELECTED
AS THE CRITICAL CONTROL POINT.
● WITH BOTH FANS RUNNING, THE OVERALL AIRFLOWS AT CONSTANT VOLUME SHALL
PROVIDE POSITIVE PRESSURE TO THE BUILDING. A BUILDING PRESSURE SENSOR
SHALL BE PROVIDED AS AN AUXILIARY INPUT TO EACH UNIT. THE SENSOR SHALL
MEASURE FROM AN UPPER LEVEL CORRIDOR TO OUTSIDE AMBIENT TO ENSURE A
POSITIVE READING. EACH UNIT'S CONTROLLER SHALL THEN INDICATE WITH A DIGITAL
INDICATION, WHETHER OR NOT THE ASSOCIATED SENSOR IS POSITIVE OR NEGATIVE.
● (MECHANICAL COOLING) ON A RISE IN SPACE AIR TEMPERATURE ABOVE SETPOINT
AND THE HEATING COIL IS DISABLED, COOLING SHALL BE STAGED TO MAINTAIN
TEMPERATURE SETPOINT (ADJ, INITIAL SETPOINT 74 F RESET THE SPACE
TEMPERATURE SET POINT TO 70 F WHENEVER OAT < 35 F, BOTH ADJ.).
● ON A FALL BELOW SPACE AIR TEMPERATURE SETPOINT, AND COOLING IS DISABLED,
THE ELECTRIC HEATING COIL SHALL MODULATE (SCR CONTROL) TO MAINTAIN SPACE
TEMPERATURE SETPOINT.
● HIGH HUMIDITY DISCHARGE CONTROL SHALL BE ACCOMPLISHED VIA THE SPACE
HUMIDITY SENSOR TO MAINTAIN A MAXIMUM HUMIDITY OF 55 PERCENT (ADJ.) AND
ACCOMPLISHED BY COOLING AND HOT GAS REHEAT.
SMOKE SHUTDOWN:
IN THE EVENT THAT SMOKE IS PRESENT IN THE RTU EXHAUST OR SUPPLY AIR DUCT:
● AN AUXILIARY CONTACT IN THE EXHAUST OR SUPPLY AIR DUCT SMOKE DETECTOR
SHALL OPEN DE-ENERGIZING THE AUTO-MAINTAINED POWER SUPPLY TO THE FAN'S
STARTER OR AFD OF THE RTU CAUSING THE FANS TO SHUT OFF.
● THE BAS SHALL SHUT DOWN THE EXHAUST AIR FANS UPON SHUTDOWN OF THE
SUPPLY AIR FANS IN THE UNIT.
● SMOKE DETECTOR CONTACTS SHALL BE WIRED IN SERIES IN THE FAN MOTOR
STARTER CIRCUIT.
● THE MECHANICAL CONTRACTOR SHALL PROVIDE AND TERMINATE THE HARD-WIRED
CONNECTIONS FROM ANY DETECTOR RELAY (PROVIDED BY FIRE ALARM CONTRACTOR
AND INSTALLED BY MECHANICAL CONTRACTOR) TO THE ASSOCIATED FAN TO BE SHUT
DOWN, UNLESS OTHERWISE COORDINATED WITH THE UNIT MANUFACTURER.
● DURING MORNING COOL DOWN THE CHW VALVE SHALL MODULATE OPEN OR CLOSED
TO MAINTAIN DISCHARGE AIR TEMPERATURE AT DISCHARGE TEMPERATURE SETPOINT
(ADJUSTABLE, STARTUP SETPOINT 58 F). THE AHU CONTROLLER SHALL RESET THE
SUPPLY AIR TEMPERATURE SETPOINT 1 F COLDER EVERY 10 MINUTES (ADJUSTABLE)
UNTIL THE SUPPLY TEMPERATURE IS AT THE OPERATING SETPOINT TEMPERATURE
(ADJUSTABLE, INITIAL
SETPOINT 55 F). IF THE RETURN AIR RELATIVE HUMIDITY RISES ABOVE 50%, THE 10
MINUTE CYCLE SHALL REPEAT AT THE SAME TEMPERATURE.
● DURING MORNING WARM-UP THE BAS SHALL MODULATE THE PREHEAT COIL VALVE TO
ACHIEVE DISCHARGE SETPOINT. AFTER THAT DISCHARGE SETPOINT IS ACHIEVED AND
RETURN AIR FROM THE TERMINAL ZONES REACHES THE PREDETERMINED ROOM
SETPOINT (68° F, ADJ), THE BAS SHALL COMMAND THE TWO-POSITION, MINIMUM OA
DAMPER OPEN.
GENERAL NOTE:
1.) TERMINAL UNIT LOOP BRANCH PUMP/LOOP SHALL BE ENABLED WHEN BOILER LOOP IS
ENABLED AND RUNNING.
HOT WATER PUMP:
1.) THE HOT WATER LOOP CONSISTS OF A CONSTANT VOLUME DEDICATED PUMP THAT
SHALL INCORPORATE THREE-WAY MIXING VALVES AT THE TERMINAL UNIT HOT WATER
COILS TO MAINTAIN FLOW AND DISCHARGE TEMPERATURE.
2.) WHEN ENABLED, THE PUMP SHALL RUN CONTINUOUSLY.
3.) THE THREE-WAY MIXING VALVES SHALL BE CONTROLLED TO MAINTAIN SPACE
TEMPERATURE PER ZONE THROUGH THE TERMINAL UNIT CONTROLLER. VALVES SHALL BE
SIZED TO ALLOW CONSTANT FLOW AT THE PUMP.
● INSULATION SHALL HAVE COMPOSITE FIRE AND SMOKE HAZARD RATINGS OF
INSULATION AND JACKET OR FACING AND ADHESIVE USED TO ADHERE JACKET OR
FACING TO THE INSULATION AS TESTED BY PROCEDURE ASTM E-84 NOT EXCEEDING
25 FOR FLAME SPREAD OR 50 FOR SMOKE DEVELOPMENT. ACCESSORIES, SUCH AS
ADHESIVES, MASTICS, CERAMICS, TAPES AND NON-ABESTOS MINERAL FIBER CLOTH
FOR FITTINGS SHALL HAVE THE SAME COMPONENT RATINGS.
DUCTWORK AND ACCESSORIES:
● FABRICATE DUCTWORK AND FITTINGS ACCORDING TO SMACNA'S “HVAC DUCT
CONTRUCTION STANDARDS-METAL AND FLEXIBLE” COMPLY WITH REQUIREMENTS
FOR METAL THICKNESS, REINFORCING TYPES AND INTERVALS, TIE-ROD
APPLICATIONS AND JOINT TYPES AND INTERVALS.
● GALVANIZED SHEET STEEL: LOCK-FORMING QUALITY; ASTM A653/ A65F3M, G90
COATING DESIGNATION; PROVIDE MILL-PHOSPHATIZED FINISH FOR SURFACES OF
DUCTS EXPOSED TO VIEW.
● CLEANESS OF DUCTWORK SHALL BE IN ACCORDANCE WITH SMACNA DUCT
CLEANLINESS GUIDELINE. ALL DUCT TRANSVERSE JOINTS IN RECTANGULAR DUCTS,
ALL FINAL CONNECTIONS TO NEW AND EXISTING DUCT, AND ALL FINAL CONNECTIONS
TO AIR DEVICES SHALL BE SEALED WITH DUCT SEALER, EXCEPT FOR GASKET TYPE
JOINTS. PRESSURE SENSITIVE TAPE SHALL NOT BE USED AS THE PRIMARY SEALANT.
DUCTWORK SHALL BE TESTED FOR LEAKAGE AND ALL HAND FELT AND AUDIBLE
LEAKS SHALL BE SEALED BEFORE EXTERNAL INSULATION IS APPLIED TO DUCTWORK.
SEAL ALL DUCT TRANSVERSE JOINTS, LONGITUDINAL SEAMS THROUGHOUT THE
ENTIRE EXISTING SUPPLY, RETURN AND EXHAUST DUCT SYSTEMS.
● WHERE DUCTS ARE INSULATED, ALL QUADRANTS, CONTROLS, INDICATING
INSTRUMENTS. ETC. SHALL BE PROVIDED WITH EXTENDED SHAFTS AND/OR
BRACKETS THAT WILL PERMIT SUCH EQUIPMENT TO BE MOUNTED ON THE SURFACE
OF THE INSULATION. PROVIDE ALL OPENINGS REQUIRED FOR PITOT TUBES AND EQUIP
EACH WITH NEAT, REMOVABLE PLUGS OR CAPS FURNISHED UNDER THIS WORK.
● INSTALL FIRE-RATED ACCESS PANEL ASSEMBLIES AT EACH CHANGE IN DIRECTION AND AT
MAXIMUM INTERVALS OF 12 FEET IN HORIZONTAL DUCTS. LOCATE ACCESS PANEL ON TOP
OR SIDES OF DUCT A MINIMUM OF 1-1/2 INCHES FROM BOTTOM OF DUCT.
● HANGERS AND INSULATED, SUPPLY AIR DUCTWORK SHALL BE COATED WITH VAPOR
BARRIER MASTIC TO PREVENT SWEATING.
● FLEXIBLE ROUND DUCT SHALL BE INSULATED FLEX-VENT KM OR EQUAL. FLEXIBLE DUCT
RUNOUTS TO DIFFUSERS SHALL BE FACTORY-INSULATED FLEXIBLE DUCT. SEE LATEST
VERSION OF “SMACNA FOR FLEXIBLE CONNECTION INSTALLATION REQUIREMENTS”.
FLEXIBLE ROUND DUCT SHALL NOT BE OVER 5 FT. IN LENGTH UNLESS NOTED OTHERWISE
AND SHALL NOT PENETRATE FIRE RESISTANCE RATED ASSEMBLIES NOR SHALL IT PASS
THROUGH FLOORS WALLS OR CEILINGS. FLEXIBLE CONNECTIONS SHALL BE INSTALLED
SO THERE ARE NO KINKS. SPIN-IN FITTINGS SHALL BE USED TO CONNECT SUCH FLEXIBLE
ROUND DUCTS TO RECTANGULAR DUCTS.
● SPIN-IN FITTINGS WITH AIR SCOOP AND DAMPER SHALL BE USED TO CONNECT SUCH
FLEXIBLE ROUND DUCTS TO RECTANGULAR DUCTS. SPIN-IN FITTINGS SHALL BE
THERMAFLEX TYPE SI, WITH DAMPER AND 45 DEG. EXTRACTOR.
● PROVIDE TEMPORARY CLOSURES OF METAL OR TAPED POLYETHYLENE ON OPEN
DUCTWORK DURING CONSTRUCTION TO PREVENT DUST AND DEBRIS FROM ENTERING
DUCTWORK SYSTEM.
● CONTRACTOR SHALL SEAL OR RE-SEAL ALL OPENINGS AND / OR DUCT PENETRATIONS
THROUGH FLOORS AND PARTITIONS, INCLUDING BOTH RATED AND NON-RATED, IN
ACCORDANCE WITH ALL APPLICABLE CODES AND ORDINANCES.
● CONSTRUCT DUCTS TO THE FOLLOWING AS A MINIMUM: CONSTANT VOLUME SUPPLY
DUCTS: +2” W.G., VARIABLE VOLUME SUPPLY DUCTS: +3” W.G., +2" W.G. DOWNSTREAM OF
A TERMINAL UNIT, RETURN AND EXHAUST DUCTS: -1" W.G.
● VOLUME DAMPERS SHALL BE FACTORY FABRICATED WITH REQUIRED HARDWARE AND
ACCESSORIES, STIFFEN DAMPER BLADES FOR STABILITY. INCLUDE LOCKING DEVICE TO
HOLD SINGLE-BLADE DAMPERS IN A FIXED POSITION WITHOUT VIBRATION. CLOSE DUCT
PENETRATIONS FOR DAMPER COMPONENTS TO SEAL DUCT CONSISTENT WITH
PRESSURE CLASS. VOLUME DAMPERS SHALL BE EQUAL TO VENTLOK.
● INSTALL VOLUME AND SPLITTER DAMPERS AS SHOWN ON DRAWINGS, ALSO ADD
DAMPERS WHERE REQUIRED FOR PROPER AIR BALANCING OF DUCTWORK SYSTEM.
DAMPERS SHALL NOT BE ARRANGED SO AS TO CAUSE OBJECTIONABLE NOISE AS
DETERMINED AND ACCEPTED BY THE OWNER. SHOULD THE CONTRACTOR DEEM IT
NECESSARY TO PROVIDE ADDITIONAL DAMPERS IN THE SYSTEM THE CONTRACTOR
SHALL ADVISE THE ENGINEER IN WRITING BEFORE PROCEEDING.
● STAINLESS STEEL: ASTM A480/ A480M, TYPE 316, SHEET FORM WITH NO.4 FINISH FOR
SURFACES OF DUCTS EXPOSED TO VIEW; AND TYPE 304, SHEET FORM WITH NO. 1 FINISH
FOR CONCEALED DUCTS.
● PROVIDE HANGERS AS ELECTROGALVANIZED, ALL-THREAD ROD OR GALVANIZED RODS
WITH THREADS PAINTED AFTER INSTALLATION WHEN INSTALLED IN CORROSIVE
ATMOSPHERES.
● STRAPS AND RODS SHALL COMPLY WITH SMACNA'S “HVAC DUCT CONSTRUCTION
STANDARDS METAL AND FLEXIBLE” FOR SHEET STEEL WIDTH AND THICKNESS AND FOR
STEEL ROD DIAMETERS. HANGER DUCT ATTACHMENTS SHALL BE SHEET METAL
SCREWS, BLIND RIVETS, OR SELF-TAPPING METAL SCREWS, COMPATIBLE WITH DUCT
MATERIALS. TRAPEZE AND RISER SUPPORTS SHALL COMPLY WITH ASTM A 36/A 36M.
DUCTWORK INSULATION:
● INSULATION SHALL HAVE A FLAME SPREAD RATING OF NOT MORE THAN 25 AND A
SMOKE -DEVELOPED RATING OF NOT MORE THAN 50 BASED ON ASTM E-84 TUNNEL TEST.
ACCESSORIES SUCH AS ADHESIVES, MASTICS, CEMENTS, TAPES, AND CLOTH SHALL
HAVE THE SAME RATING AS LISTED ABOVE AND SHALL HAVE ZERO VOC CONTENT.
● ALL EXTERNAL INSULATION SHALL BE 2", 1.5 LB/CU .FT. DENSITY, MINERAL FIBER
BLANKET DUCT INSULATION W/ FOIL/KRAFT VAPOR BARRIER. EXTERNALLY INSULATE
SUPPLY, RETURN, AND OUTDOOR AIR DUCTS WHICH ARE NOT SOUND LINED.
● MINERAL-FIBER BLANKET THERMAL INSULATION: GLASS FIBERS BONDED WITH A
THERMOSETTING RESIN. COMPLY WITH ASTM C553, TYPE II, WITHOUT FACING AND WITH
FSK JACKET MANUFACTURED FROM KRAFT PAPER, REINFORCING SCRIM, ALUMINUM
FOIL, AND VINYL FILM.
THIS WORK INCLUDES LABOR, MATERIALS, EQUIPMENT, AND SERVICES FOR THE
INSTALLATION OF MECHANICAL SYSTEMS AS SHOWN ON THE HVAC DRAWINGS AND
AS SPECIFIED HEREINAFTER.
ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH ALL APPLICABLE CODES AND
STANDARDS INCLUDING BUT NOT LIMITED TO:
● 2012 VIRGINIA UNIFORM STATEWIDE BUILDING CODE
● 2012 INTERNATIONAL BUILDING CODE

CONTRACTOR SHALL OBTAIN AND PAY FOR ALL NECESSARY PERMITS AND
SHALL ARRANGE FOR ALL INSPECTIONS AS REQUIRED.
THE FOLLOWING NOTES ARE GENERAL IN NATURE AND PERTAIN TO THE ENTIRE
PROJECT. WHERE THERE ARE EXCEPTIONS, ADDITIONS, OR REVISIONS TO
THESE NOTES, SUCH EXCEPTIONS, ADDITIONS OR REVISIONS ARE SO NOTED
ON THE PARTICULAR DRAWING WHERE THEY OCCUR.
ABBREVIATIONS & SYMBOLS ON THIS SET ARE COMPREHENSIVE LISTS AND ARE
NOT NECESSARILY ALL UTILIZED FOR THIS PROJECT.
THE DRAWINGS ARE DIAGRAMMATIC AND SHOULD NOT BE SCALED TO ESTABLISH
LOCATION OF WORK. THE CONTRACTOR SHALL VERIFY ALL EXISTING CONDITIONS
AND MAKE ADJUSTMENTS AS NECESSARY TO COMPLETE THE WORK. VERIFY
EXISTING CONDITIONS BEFORE FABRICATION OF DUCTWORK OR OTHER NEW WORK.
THESE PLANS ARE INTENDING TO SHOW GENERAL RUNS AND LOCATIONS OF
DUCTWORK, EQUIPMENT AND SPECIALITIES, AND DO NOT NECESSARILY SHOW ALL
REQUIRED OFFSETS AND DETAILS. WORK SHALL BE ACCURATELY LAID OUT WITH
REFERENCE TO THE ARCHITECTURAL DRAWINGS AND IN COOPERATION WITH
INSTALLATION, WHICH WILL AFFORD MAXIMUM ACCESSIBILITY FOR OPERATION,
MAINTENANCE AND HEADROOM, FAILURE TO COORDINATE WORK WITH OTHER
TRADES SHALL NOT BE CONSIDERED AS A BASIS FOR EXTRA COST CHANGES.
THE CONTRACTOR SHALL FULLY COORDINATE ALL WORK WITH OTHER TRADES TO
ASSURE ALL WORK CAN BE PROPERLY INSTALLED WITHOUT INTERFERENCE OR DELAY.
PROTECT THE PRESENT BUILDING AND ITS APPURTENANCES FROM DAMAGE, WHICH
MIGHT BE DONE OR CAUSED BY THE WORK PERFORMED. MECHANICAL CONTRACTOR
SHALL INSTALL TEMPORARY FILTERS ON HVAC EQUIPMENT FOR USE DURING
CONSTRUCTION AND SHALL REPLACE WITH PLEATED HIGH EFFICIENCY FILTERS AFTER
COMPLETION OF WORK. REPAIR BY APPROVED METHODS ANY SUCH DAMAGE WITH
OCCURS TO RESTORE DAMAGED AREAS TO THEIR ORIGINAL CONDITION.
PROVIDE A FLANGED AND GASKETED "AIR-TIGHT" FITTING WITH VOLUME DAMPER AT
EACH CONNECTION BETWEEN MAIN DUCT AND BRANCH DUCT. SECURE FITTING TO
MAIN DUCTWORK USING SELF-ADHESIVE GASKET AND SHEET METAL SCREWS. A
FACTORY-FABRICATED OVAL FITTING OF EQUIVALENT FREE AREA SHALL BE USED
WHERE THE DEPTH OF THE TAPPED DUCTWORK IS LESS THAN THE TAP DIAMETER .
VERIFY EXISTING DUCTWORK REUSED IS AIRTIGHT. SEAL ANY OPENINGS NOT REUSED
AND ANY LEAKS AIRTIGHT, SAME AS NEW.
DUCT SIZES SHOWN ON DRAWINGS ARE IN INCHES AND REPRESENT THE FREE OR
UNOBSTRUCTED AREA REQUIRED ON THE INSIDE OF THE DUCT.
ALL DUCT RUN-OUTS TO DIFFUSERS SHALL BE THE SAME SIZE AS THE DIFFUSER NECK
UNLESS OTHERWISE NOTED.
ALL DUCTWORK AND PIPING SHALL RUN AS HIGH AS POSSIBLE, UNLESS OTHERWISE
NOTED.
ALL EQUIPMENT INSTALLED IN THE CEILING PLENUM SHALL HAVE MAXIMUM FLAME
SPREAD/SMOKE DEVELOPED RATING OF 25/50 IN ACCORDANCE WITH ASTM E84.
THE CONTRACTOR SHALL NOT CORE DRILL CONCRETE SLABS WITHOUT THE
KNOWLEDGE AND WRITTEN CONSENT OF THE STRUCTURAL ENGINEER AND THE
BUILDING OWNER.
CONTRACTOR TO RADIOGRAPH PROBABLE CORE DRILL LOCATIONS TO PREVENT
CUTTING CONCEALED RE-BARS AND/OR CONDUIT IN CONCRETE MASS.
ALL SPECIFIED EQUIPMENT SHALL BE INSTALLED IN ACCORDANCE WITH
MANUFACTURER'S RECOMMENDATIONS.
PROVIDE ONE-YEAR WARRANTY FOR ALL WORKMANSHIP AND MATERIALS AFTER THE
DATE OF FINAL ACCEPTANCE.
SUBMITTALS:
● 1/4" SCALE COORDINATED SHEET METAL FABRICATION SHOP DRAWINGS
(COORDINATED WITH STRUCTURAL/ARCHITECTURAL CEILING HEIGHTS/LIGHTING AND
PIPING).
● 1/4" COORDINATION CHANGES SUPERIMPOSING MECHANICAL, PLUMBING, ELECTRICAL
AND OTHER TRADES.
● SHOP DRAWINGS FOR EQUIPMENT
● AIR BALANCE REPORT
● AS BUILT DRAWINGS - DIGITALLY SUBMITTED.
● 1 SET OF O & M MANUALS ON CD.
UPON COMPLETION OF THE WORK, THE CONTRACTOR SHALL HAVE ALL AIR SYSTEMS
BALANCED TO INDICATED AIR FLOW QUANTITIES BY A CERTIFIED "AABC" OR "NEBB"
BALANCING CONTRACTOR. BALANCING SHALL BE IN ACCORDANCE WITH NEBB'S
LATEST EDITION OF “PROCEDURAL STANDARDS FOR TESTING, ADJUSTING AND
BALANCING OF ENVIRONMENTAL SYSTEMS" INCLUDE ADJUSTING THE FAN SPEEDS OF
AIR CONDITIONING UNITS AS NECESSARY TO ACHIEVE THE INDICATED AIR FLOW.
