Request for Proposal
FINAL specifications 2008.01.17
The Mountain Haus Condominium Association is seeking a final proposal and contract to replace our building's hallway
entrydoors. Your proposal should include all services necessary for the removal and replacement of the current entry doors
with cherry species doors and casings per the attached specifications. Stamped architectural drawings are supplied as
attached by K.H. Webb & Associates.
Documents included herein are 1) This RFP, 2) Exhibit A (Specific door locations & notes), and 3) Stamped Architectural
Drawings.
Required Permits:
1) A TOV building permit is required & the responsibility of the contractor.
2) Approved UL fire rating specifications to be agreed with the TOV in writing.
Deadlines/schedules
Project start date April 14, 2008, Noon.
Weekly progress report due each Wednesday to building management.
Project completion date May 31, 2008, Noon.
Work covering appearance and installation as follows:
a. Cosmetics. All specifications as per attached cut sheet.
i. Cherry species wood with finish to match existing sample door.
1. New items to include:
a. Doors
b. Door casings
c. Door drop down header
d. Smoke seal
e. Peephole
f. Spring loaded hinges, self closing specifications
g. Thresholds, black granite
h. Plinth block
i. Door jam area (where hinges meet door) painted to match door color
j. All hallway baseboards, hand & chair railings levels 1 to 6
k. All center, east & west stairwell baseboards & hand railings levels LL to
6.
b. Mechanical.
0 Total doors 106; including 76 unit entry doors, 29 closed doors (20 double, 9 single), and 1
lower level (painted to match existing, non-cherry)

ii) All doors are required to be self closing.
iii) Code required 3/8" air circulation gap between threshold & bottom of door.
IV) Contractor to confirm TOV Fire Code requirements, Unit doors to be a 20 minute fire rated door.
6rh floor Maid's closet doors (2)to be 20 minute fire rated doors and unit 215 and 329 entry
doors (2) to stairwell to be 90 minute fire rated doors.
V) New threshold anchors cannot exceed the depth of existing anchors (due to pipes in concrete),
preferably adhesive bound with NO anchors.
vi) Removal & reinstallation of existing electronic entry locks.
iv) Please see attached architectural drawings for further information.
c. Line items: a) - All existing baseboard, hand & chair rails in all stairwells replaced to match new doors
b) - All security door rails replaced to match new doors.
c) - All atrium ledge wood replaced to match new doors.
d. Eight (8) existing doors have custom interior wood coverings that will be redone on the new entry door.
Pricing for these units should be a separate line item in the bidding process. Note that these coverings will
need to be factory installed to maintain fire code values.
A sample door has been installed on unit 111. Some specification on this sample door are not correct, including, but not
limited to 1) the door casing does not abut directly to the hallway wall, 2) the electronic lock hits the doorjamb, 3) the smoke
seal is not of the appropriate type or installed correctly, and 4) the casing dimensions are not per specifications. These
items should be corrected for future installations.

Notes:
*If we touch/replace the handrails in the stairwells we will need
to bring them up to code by putting handrails on both sides of the
stairwell. As well as running the handrail 12" past the top and bottom
risers of each landing.

*The smoke seals are to be Pemko assa abloy silicon.seal model S88.

• A Read before installation! Failure to do so may result in improper adhesion.
Storage and shelf life: All adhesive gaskets have a limited shelf life. This product must: be used within 6 months
of purchase and must be stored between 501F and 100°F.
Before installing: Thoroughly clean the frame with the enclosed cleansing towelette to remove grease, dust or
cleanser build-up. Before installation, wait for frame surface to completely dry (evaporate). Some hospital environ-
ments have wax or anti-bacterial cleanser build-up. As an alternative or substitute cleanser, use isopropyl (rubbing)
alcohol. Note: Mineral spirits or other petroleum based cleaning products should NOT be used.
ApDlication temperature: If frames are too cold (below 50°F) or too hot (above 100"F) adhesion may be impaired.
When to install:
• Installation should take place after construction is completed, flooring is installed and final cleaning is completed.
• Paint on frame must be cured for at least 5-7 days. Paint cannot be wet under dry surface when gaskets are
pressed on. Avoid quick-dry primers, which leave a powdery surface preventing sufficient adhesion. When
applying to a wood frame, the surface must be non-porous and sealed. Follow standard industry guidelines on
sealed wood frames and/or rough surface before applying. Note: Anti-bacterial, anti-fungal or silicone additives
in paint may inhibit adhesion.
Application tins and warnings:
• Do NOT stretch material. Product can retract or shrink if stretched.
• Use veryfirm, perpendicular pressure when applying. Use wallpaper seam roller to reinforce adhesion after applying.
• Do not stretch material when using seam roller. Run roller with up and down motions.
• Double check adhesion after 2-3 hours before leaving job overnight.
• If gasket separates from frame, press again with firm pressure in place. If adhesive strip is exposed, airborne dust
may impede adhesion. Replacement may be necessary.
• Application at header can be awkward due to overhead condition. Be sure to apply enough pressure.
NOTE: Adhesion takes delayed set. Immediate removal and resetting can be done if error occurs in initial placement.
DO NOT reset after one hour. Full set is reached in 24 hours.

1. Pre-cut the hinge jamb, strike jamb and header pieces to fit before installing. Do not install as one continuous
piece - cut adhesive gasketing at a 450 angle at the corners where the top and sides meet.
2. Remove approximately 24" (61 cm) of backing from the adhesive gasketing strip. Be careful not to touch
adhesive or drag the adhesive on ground.
3. Position the adhesive gasketing as illustrated on the lower left. DO NOT STRETCH MATERIAL. The use of a hand
roller is highly recommended.
4. Remove the next 24" (61 cm) of paper backing and repeat (2.) until the entire length for a top or side is
installed. if a pre-cut length overruns a top or side, stretching has occurred. immediately remove and reset.
5. Once installed, apply firm pressure along the entire surface of the product to ensure proper adhesion to the
frame!
