Building Deuartment Comments:
A2.4 — A Design Review Board (DRB) Application is required to be submitted and approved by the
Town planning department for the exterior elements of this project. There are new windows shown
in the Bath and in the Kitchen, also the new window wells will need to be addressed.
2 A2.3 — The conversion of garage space to a closet has changed the GRFA of the unit. This will
require planning approval. Please speak to a Town planner about this issue.
3 A2.4 — Provide engineer stamped structural drawings for the new window wells, the openings for the
new windows associated with the window wells, the new openings for the windows in the kitchen
and the bath.
4 Please verify that the walls being reconfigured are non-bearing or provide engineer stamped details
for the modification.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of

Attached is the report for the asbestos survey and bulk sampling of suspected asbestos-
containing building materials at 1557 Golf Terrace #43, Vail, Colorado.
This investigation was conducted on behalf of and for the exclusive use of J. Krueger &
Company (client), solely for use in a limited asbestos survey of the property. This report
and the findings herein shall not, in whole or in part, be disseminated or conveyed to any
other party, nor used by any other party, in whole or in part, without prior written consent
of Boulder Environmental Management.
The results of this survey are limited to materials that were assessable and foreseeable.
Additional materials may exist behind hard surfaces. Personnel knowledgeable of
asbestos containing materials should always oversee demolition activities. Demolition
work should be halted and sampling performed by a state of Colorado licensed building
inspector if additional materials, which are suspected of containing asbestos, are
encountered.

BULK SAMPLING REPORT
1557 Golf Terrace # 43, Vail, Colorado
Introduction:
On March 24, 2008, Boulder Environmental Management, Inc.'s building inspector,
Mark Symmank, conducted bulk samplin�of suspected asbestos-containing materials
under the direction of our client.
Sampling:
During the sampling process, suspect ACM was separated into three EPA categories.
These categories are thermal system insulation (TSI), surfacing ACM, and miscellaneous
ACM. TSI includes all materials used to prevent heat loss or gain or water condensation
on mechanical systems. Examples of TSI are pipe coverings, boiler insulation, duct
wrap, and mud packed fitting cement. Surfacing ACM includes all ACM that is sprayed,
trowelled, or otherwise applied to a surface. These applications are most commonly used
in fireproofing, decorative and acoustical applications. Miscellaneous materials include
all ACM not listed in the thermal system insulation or surfacing categories, such as
linoleum, vinyl asbestos flooring, and ceiling tile.
Boulder Environmental Management, Inc. followed EPA recommended sampling
guidelines for identification of asbestos in bulk matrices. A set of three (3), five (5), or
seven (7) samples were collected for each material type and analyzed by Polarized Light
Microscopy (PLM). Each sample set was systematically analyzed. Upon determination
that a sample in a set contained asbestos, analysis of the remaining samples in the set was
discontinued. If no asbestos was detected during the analyses, the suspect material was
determined to be negative for asbestos content.

Results:
The following materials were analyzed and determined to be non asbestos-containing
utilizing polarized light microscopy (PLM).

Discussion:
Sample analyses results are reported in percentages of asbestos and non-asbestos
components. The EPA defines any material that contains greater than one percent (1 %)
asbestos, utilizing PLM, as being an asbestos containing material. Materials that are
identified as "none detected" are speciiied as not containing asbestos.
Conclusion:
The materials sampled in this study do not contain asbestos.
The results of this survey pertain only to materials tested. The laboratory reports
supporting these findings above are attached.

The purpose of the letter is to convey the approval of the Vail Golfcourse Townhomes,
Phase III, for the addition of a window well in the rear of the unit per the sketches
provided. The owner is completely responsible for any additional expense related to the
window well including, among other things, maintenance.
1. Approval is granted based on the location of Unit 43, prior approvals of similar
Window Wells and the minimal impact this change will have upon the neighbors and
residents of this area of the Association.
2. No specific or applied approval is granted for any special or expanded right as to
egress, ingress or use of the Association ground owned in common by its members.
3. Any and all costs including, but not limited to, the cost of the work and cleaning up
during or after the work shall be at the expense of the Owner and his sole
responsibility. In addition, any and all costs required to return any disturbed
landscaping or irrigation system to their existing state shall be at the expense of the
Owner and his sole responsibility. If, during the course of construction, any trees are
damaged or removed, Owner shall pay the Association for replacement of said trees
at locations to be determined solely by the Association.
4. Owner and all future Owners of Unit 43 shall bear the costs of maintaining the
Window Well. All future maintenance of these elements may be done by the

Comment 1: A2.4 — A Design Review Board (DRB) Application is required to be submitted and
approved by the Town planning department for the exterior elements of this project. There are
new windows shown in the Bath and in the Kitchen, also the new window wells will need to be
addressed.
Response 1: Please re-check the drawings regarding comments above. We are not proposing
any window changes to the exterior of the unit. All existing w'vndows are to remain unchanged
and no new windows are to be added. The only exterior change will be the addition of a window
well for the lower level.
Comment 2: The conversion of garage space to a closet has changed the GRFA of the unit.
This will reguire planning approval Please speak to a Town planner about this issue
Response 2: The addition of a closet that eneroaches into the garage space will add 19 SF to the
unit. We will discuss this with a planner as requested.
Comment 3: A2.4 — Provide engineer stamped structural drawings for the new window wells,
the openings for the new windows associated with the window wells, the new openings for the
windows in the kitchen and the bath.
Response 3: Please see attached engineering drawings 1/3, 2/3 for requested details. We are not
adding any new windows to a bathroom or to the kitchen so no engineering drawings are
attached for those areas.
Comment 4: Please ver� that the walls being reconfigured are non bearing or provide
engineer stamped details for the modifications.
Response 4: The upper level wall in question is load bearing. Please see attached, stamped,
engineer's detail3/3 for header conditions at that area.

SECTION R310
� EIII�ERGENCY ESCAPE AND RESCUE OPENINGS
�I2310.1 Emergency escape and rescue required. Basements
r�-!�ca�bitabie�spaze-a�d-every sleeping room shall have at least
one openablc emergency escape and rescue opening. Where
u�asements contain one or more sleeping rooms, emergency
egress and rescue openings shall be required in each sleeping
roc�m, but shall not be required in adjoining areas of tl�e base-
ment. Where emergency escape and rescue openings are pro-
vided thev shall have a sill height of not more than 44 inches
(i 118 mm) above tlie floor. Where a doar opening having a
threshold below the adjacent ground elevation serves as an
eme�gency escape and rescue opening and is provided with a
buikhead enclosure, the bulkhead enclosure shall comply with
Section 310.3. The net clear opening dimensions required by
��his section shall be obtained by the normal operation of the
'emergency escape and rescue opening from the inside. Emer-
gency� escape and rescue openings with a finished sill height be-
low the adjacent ground elevation shall be provided with a win-
dow well in accordance with Section R310.2.
R310.1.1 Minimum apening area. All emergency escape
anc! rescue openings shall have a minimum net dear opening
of a.7 square feet (0.530 m2)/ �� �.,�o�2-'f���'
Exception: Grade floor�openings shall have a minimum
net ciear opening of 5 square feet (0.465 m2).
R310.1.2 Minimum opening height. The minimum net
clear opening height shall be 24 inches (610 mm).
R310.1.3 Minimum opening width. The minimum net
dear ope�ning widtb shall be 20 inches (508 mm).
R310.1.4 Operational constraints. Emergency escape and
rescue openings shall be operational from the inside of the
room without the use of lceys or tools.
R310.2 Windo�v wells. The minimum horizontal area of the
�a�indow ���ell shall be 9 square feet (0.84 m'), with a minimum
`iorizontal projection and width of 36 indies (914 n�m). The
area of the win�ow well shall ailow the emergency escape and
rescue opening to be fu�lly opened.
Exception: The ladder or steps required by Section
R310.2.1 shall be permitted to encroach a maximiim of 6
inches (152 mm) into the required dimensions of t�he window
well.
R310.2.1 Ladder and steps. Window wells with a vertical
depth greater than 44 inches (1118 mm) sl�all be equipped
with a permanently affixed ladder or steps usable with the
window in tt�e f.ully open position. Ladders or steps required
�y this section shall not be required to comply with Sections
R311.5 and R311.6. Ladders or rungs shall have an inside
w�dfl� of at least 12 inches (305 mm), shall project at least 3
ir_ches (76 mm) from the wall and shall be spaced not more
than 18 inches (457 mm) on center vertically for the fulE
height of the window well.
R310.3 Bulkhead enclosures. Bulkhead enclosures shall pr�-
vide direct access to the basement. The bulkhead euclosure
witl� the door panels in the fully open position shall provide the
minimum net clear opening required by Section R310.1.1.
Bulkhead enclosures shall also c�mply with Section
R311.5.8.2.
R310.4 Bars, grills, covers and screens. Bars, grills, covers,
screens or similar devices are permitted to be placed overemer-
gency escape and rescue openings, bulkhead enclosures, or
window wells that serve such openings, provided the minimum
net clear opening size complies with Sectians R310.1.1 to
R310.L3, and such devices shall be releasable or remavable
from the inside without the t�se of a key, tooi oc force greater
than that which is required for normal operation of the escape
and rescue opening.
SECTION R311
MEANS OF EGRESS
R311.1 General. Stairways, ramps, exterior exit balconies,
hallways and doors shall comply with this section.
R311.2 Construction.
R311.2.1 Attachment. Required exterior exit balconies,
stairs and similar exit facilities shall be positively anchored
to the primary structure to resist both vertical and lateral for-
ces. Such attacl�rzient shall not be accomplished by use of
toenails or nails subject to withdrawal.
R311.2.2 Under stair protection. Enclosed accessible
space under stairs shall have walls, under stair surface and
any soffits protected on the enclosed side with 1/Z-incla (12.7
mm) gypsum baard.
R311.3 Hallways. The minimum width of a hallway shall be
not less than 3 feet (914 mm).
R311.4 Doors.
R311.4.1 Exit door required. Not less than one exit door
conforming to this section shall be provided for each dweil-
ing unit. The required exit door shall provide for direct ac-
cess from the habitable portions of the dwelling to the exteri-
or without requiring travel through a garage. Access to
habitable levels not having an exit in accordance ��ith tl�is
section shall be by a ramp in accordance with Section R3ll .(
or a stairway in accordance with Section R311.5.
R311.4.2 Door type and size. The required exit door shall be
a side-hinged door not less than 3 feet (914 mm) in width and
6 feet 8 inches (2032 mm) in height. Other doors shall not be
required to comply with these minimum dimensions.
R311.4.3 Landings at doqrs. There shall be a floar or land-
ing on each side of each exterior door.
Exception: Where a stairway of two or fewer risers is lo-
cated on the exterior side of a door, other than the required
exit door, a landing is not required for the exterior side of
the door.
