The purpose of our observation was to verify that the proper bearing material had been exposed in the excavation for the proposed residence foundations in accordance with our preliminary foundation design and construction recommendations, Job No. 06-006, dated January 20, 2006. The depth of the excavations varied from approximately 5.0 to 25.0 feet. The materials exposed in the majority of the bottom of the excavation for the proposed residence consisted of natural brown, medium dense to dense, silty, sandy gravel with small cobbles. The soils in an area approximately 10 feet by 15 feet in the southwest corner of the consisted of a black, silty sand with scattered gravel. We recommend that this material be removed to expose the underlying brown, silty, sandy gravel. In addition, we recommend that the base of the excavation for all footings be compacted prior to concrete placement. Provided the above recommendations are followed, it is our opinion that the materials exposed within the excavation will safely support spread footing foundation systems designed for a maximum allowable soil bearing pressure of 3,000 psf. Our opinion is based on the foundation subgrade being properly prepared and the subgrade remaining dry, unsaturated, and properly compacted. The opinions presented in this letter are based on our observation of the materials exposed at the base of the foundation excavation. It is possible that subsurface conditions could change below the exposed foundation excavation. We appreciate the opportunity to provide this service. Box 8338 Avon, CO 81620 Subject: Preliminary Foundation Design and Construction Recommendations Proposed Residence Lot 6, Vail Heights Filing 1 2179 St. Moritz Way Vail, Colorado Job No. 06-006 As requested, we have prepared this letter report describing our preliminary foundation design and construction recommendations for the subject project. The preliminary recommendations presented in this letter are based on anticipated subsurface conditions and our experience gained from projects in the area. The preliminary information provided in this letter may be used for design purposes, however, the criteria must be confirmed by our observing the foundation excavation during the construction of the proposed residence. Site Conditions The proposed residence will be located at 2179 St. Moritz Way on Lot 6, Filing 1 in the Vail Heights Subdivision in Vail, Colorado. Currently, the lot is undeveloped. Access to the lot will be from the cul-de-sac at the west end of St. Moritz Way, which borders the site to the east. Vacant land borders the site to the north and west. An existing residence borders the site to the south. Topography of the lot slopes steeply down towards the south at a grade of approximately 42 percent. Several large boulders were observed on the surface of the lot. Vegetation on the lot consists of grasses, weeds, shrubs, and scattered small trees. Proaosed Construction Based on plans provided by John G. Martin, Architect, LLC, we understand that the proposed project will consist of the construction of asingle-family residence with three attached garages. ~, ,~ Trent Hubbard January 20, 2006 Job No. 06-006 Page 2 of 10 %OECHLEIN CONSULTING ENGINEERS, INC Consulting Geoteehnical Engineers We anticipate that the proposed residence will be three stories in height with two of the stories below grade. The top of the slab for the lower level of the residence will be at elevation (EL.) 8002. The tops of the slabs for the garages will vary between EL. 7999 and EL. 8001. We anticipate that the foundation system for the proposed residence will consist of a spread footing foundation system. We believe that the residence will be of cast-in-place concrete and wood frame construction. Excavations up to 32 feet in depth may be required for construction of the foundations for the proposed residence. Maximum column and wall loads for the foundations are assumed to be those normally associated with residential structures. We do not anticipate any basements or crawlspaces for the proposed residence. f_.'~eologc Hazards A geologic hazards investigation was outside the scope of this letter. We recommend that the owner review the Town of Vail regulations to determine whether a geologic hazards investigation has been performed for this subdivision or site. If a geologic hazards investigation has not been performed for this site, we recommend that a professional geologist be contacted to perform this service. Investigation Due to the steep topography of the site, access to the proposed building envelope to perform a typical geotechnical investigation was extremely limited. Therefore, subsurface conditions within the proposed building envelope are assumed to be similar to those encountered in a test pit excavated at the south end of the lot to evaluate the on-site soils for use as borrow material for the relocation of the water line along St. Moritz Way. A representative from our ofi`rce will be required to visit the site to observe the open excavation during construction to confirm the subsurface soil conditions are as we anticipated Our representative will visit the site to visually classify and document the exposed subsurface soils and ground water conditions. Subsurface Conditions Based on the soils exposed in the test pit described above and our experience in the general area, subsurface conditions typically encountered consist of approximately 1 foot to 2 feet of topsoil underlain by dense to very dense, sandy, silty gravel with cobbles and boulders. The maximum depth investigated with the test pit was approximately 12 feet. Therefore, it is possible that subsurface conditions below a depth of 12 feet could be different than what is anticipated. No ground water was encountered in the exploratory test pit to the maximum depth excavated of 12 feet. However, its presence below the proposed residence is possible during wetter times of the year. ~. .~. Radon gas is a colorless, odorless gas that is produced by the decay of minerals in soil and rock. The potential for radon gas in the subsurface strata of mountain terrain is likely. Because below grade areas are planned for the proposed residence, we recommend that the residence be designed with ventilation for below grade areas. If crawl space areas are constructed, they should also be designed with ventilation. Mold In recent years, mold has become a concern in new construction. Mold tends to grow in areas that are dark or damp, such as underfloor spaces, bathrooms, or below grade areas. Recommendations for the remediation, mitigation, and removal of mold are outside the scope of this investigation. We recommend that a professional industrial hygienist be contacted for specific recommendations. Ground Water It is our experience in the area that shallow ground water will not be encountered during construction of the proposed residence. However, since the anticipated depth of excavation for the proposed residence will be greater than 30 feet, it is possible that ground water may be encountered on this site. If ground water is encountered during excavation for the construction of the proposed residence, we should be contacted immediately to provide site-specific recommendations. Excavations We anticipate that excavations of up to 32 feet will be required for constnuction of the foundation. Because we anticipate cobbles and boulders may be encountered in the foundation excavation, we anticipate that heavy-duty excavation equipment will be required to complete the necessary excavations for foundation construction. The sandy, silty gravel with cobbles and boulders classifies as Type B soil in accordance with OSHA regulations. However, if ground water is encountered, the sandy, silty gravel will classify as Type C soil. OSHA regulations should be followed for construction of all excavations and cuts. S6 rin Due to the anticipated depth of excavation along the north side of the proposed residence, shoring of the excavation may be required. We recommend that the foundation system be designed and constructed to meet the following preliminary criteria: 1. The spread footing foundation system should be supported by the undisturbed, natural, sandy, silty gravel with cobbles and boulders, or properly moisture conditioned and compacted fill, as described below in Items 8 and 9. 2. We recommend that the spread footing foundation system be designed for a maximum allowable soil bearing pressure of 3,000 psf. 3. Foundations constructed on the natural gravel with cobbles and boulders may experience up to 0.5 inch of differential movement between foundation elements. Because the soils are granular in nature, we anticipate that the majority of the differential settlement will occur during construction. 4. The spread footing foundation system should be designed to span a distance of at least 10.0 feet in order to account for anomalies in the natural soil or fill. 5. Foundation wall backfill should not be considered for support of load bearing footings. Footings should be stepped and supported by undisturbed, natural soils, and should not be constructed on foundation wall bacl~ill. Foundation walls or grade beams should be designed to span across an excavation baclcfill zone and should not be constructed with footings within this zone. 6. The base of the exterior footings should be established at a minimum depth from the exterior ground surface, as required by local building code. We believe that the depth for frost protection in the local building code in this area is 4 feet. 7. Column footings should have a minimum dimension of 24 inches square and continuous wall footings should have a minimum width of 16 inches. Footing widths maybe greater to accommodate structural design loads. 8. We anticipate that cobbles and boulders will be encountered at the foundation elevation. Removal of the cobbles and boulders may result in depressions and rough bottoms in the excavation. The resulting depressions can be backfilled with compacted bacldll or lean concrete. Refer to the Compacted Fill section of this letter for baclcfill requirements. 9. If fill is required for construction of the foundations, the fill should be placed and compacted as outlined in the Compacted Fill section of this letter. We require that a representative of our office observe the conmleted foundation excavation prior to constntcting tht foundation. Variations from the conditions described in this letter, which were not anticipated, or changed foundation conditions from surface moisture or freezing can occur. The representative can observe the excavation and foundation conditions to evaluate the exposed subsurface support conditions and confirm our preliminary design and construction recommendations. Slabs-on-Grade We anticipate that the floor for the proposed residence will consist of concrete slabs-on-grade. In our opinion, the anticipated natural, sandy, silty gravel with cobbles and boulders will support slabs-on-grade with a low risk of movement. We recommend the following precautions for the construction of slabs-on-grade at this site: 1. Slabs-on-grade may be constructed on the natural, sandy, silty gravel with cobbles and boulders, or properly moisture conditioned and compacted structural fill. 2. All topsoil and soft surface soils must be removed prior to construction of slabs- on-grade. 3. Slabs should be separated from exterior walls and interior bearing members. Vertical movement of the slabs should not be restricted. 4. Frequent control joints should be provided in all slabs to reduce problems associated with shrinkage of the concrete. 5. Exterior slabs should be separated from the structure. These slabs should be reinforced to function as independent units. Movement of these slabs should not be transmitted directly to the foundations or walls of the structures. 6. Fill beneath slabs-on-grade may consist of approved non-expansive fill. Fill should be placed and compacted as recommended in the Compacted Fill section of this letter. Placement and compaction of fill beneath slabs should be observed and tested by a representative of our office. The water that flows through the fill collects on the surface of relatively impermeable soils occurring at the foundation elevation. Both this surface water and possible ground water can cause wet or moist below grade conditions after construction. Because the residence will be constructed with multiple below grade levels, we recommend the installation of a drain along the below grade foundation walls. This will not eliminate the risk of wet or moist below grade conditions and/or mold growth, but it will reduce the risk of those conditions. The drain should consist of a 4-inch diameter perforated pipe encased in free draining gravel and a manufactured wall drain. The drain should be sloped so that water flows to a sump where the water can be removed by pumping or to a positive gravity outlet. Lateral Wall Loads Based on the plans provide by John G. Martin, Architect, LLC, walls will be planned which require lateral earth pressures for design. Lateral earth pressures depend on the type of backfill and the height and type of wall. Walls that are free to rotate sufficiently to mobilize the strength of the backfill should be designed to resist the "active" earth pressure condition. Walls that are restrained should be designed to resist the "at rest" earth pressure condition. The following table presents the lateral wall pressures that may be assumed for design. Equivalent fluid pressures are for a horizontal backfill condition with no hydrostatic pressures, live loads, or loading from adjacent upper foundations. Backfill placed behind or adjacent to foundation walls should be placed and compacted as recommended in the Compacted Fill section of this letter. Placement and compaction of the fill should be observed and tested by a representative of our office. Retainin$ Walls We anticipate that small retaining walls could be constructed as part of the development of the site. Retaining wall types that could be constructed on this site include mechanically stabilized earth (MSE) retaining walls, concrete cantilever walls, boulder gravity walls, and timber or concrete crib walls. Because we anticipate retaining walls greater than 4 feet in height will be constructed on this site, we have provided the following preliminary information for the design and construction of retaining walls. Foundations for retaining walls may be designed and constructed as recommended in the FOUNDATIONS section of this report. Lateral earth loads for retaining wall designs are presented in the LATERAL WALL LOADS section of this report. In order to reduce the possibility of developing hydrostatic pressures behind retaining walls, a drain should be constructed adjacent to the wall. For a concrete retaining wall, the drain may consist of a manufactured drain system and gravel. The gravel should have a maximum size of 1.5 inches and have a maximum of 3 percent passing the No. 200 sieve. Washed concrete aggregate or screened rock will be satisfactory for the drainage layer. The manufactured drain should extend from the bottom of the retaining wall to within 2 feet of subgrade elevation. The water can be drained by a perforated pipe with collection of the water at the bottom of the wall leading to a positive gravity outlet. For other types of walls, a drain should be designed for the wall. Surface Drainage Reducing the wetting of structural soils and the potential of developing hydrostatic pressure behind below grade walls or retaining walls can be achieved by carefully planned and maintained surface drainage. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed: Wetting or drying of the open excavation should be minimized during construction. 2. All surface water should be directed away from the top and sides of the excavations during construction. 3. Backfill, especially around foundation walls, should be placed and compacted as recommended in the Comaacted Fill section of this letter. 4. The ground surface surrounding the exterior of the structure should be sloped to drain away from the building in all directions. We recommend a slope of at least 12 inches in the first 10 feet. 5. Hardscape (concrete and asphalt) should be sloped to drain away from the residence. We recommend a slope of at least 2 percent for all hardscape adjacent to the residence. 6. Surface drainage for this project should be designed by a Professional Civil Engineer. Irrigation Irrigation systems installed next to foundation walls, sidewalks or retaining walls could cause consolidation of backfill below and adjacent to these areas. This can result in settling of exterior steps, patios and/or sidewalks if they are constructed on these soils. We recommend the following precautions be followed: 1. Do not install an irrigation system next to foundation walls or above retaining walls. The irrigation system should be at least 10 feet away from the residence or face of retaining walls. 2. Irrigation heads should be pointed away from the structures or in a manner that does not allow the spray to come within 5 feet of the residence or face of retaining walls. 3. The landscape around the irrigation system should be sloped so that no ponding occurs at the irrigation heads. 4. Install landscaping geotextile fabrics to inhibit growth of weeds and to allow normal moisture evaporation. We do not recommend the use of a plastic membrane to inhibit the growth of weeds. 5. Control valve boxes, for automatic irrigation systems, should be located at least 10 feet away from the structure and periodically checked for leaks and flooding. Comaacted Fill Structural fill for this project may consist of approved, on-site, granular material or approved, imported, granular fill. The imported fill may consist of non-expansive silty or clayey sands or gravels with up to 30 percent passing the No. 200 sieve and a maximum plasticity index of 10. No cobbles or boulders larger than 6 inches should be placed in fill areas. Fill areas should be stripped of all vegetation, topsoil and soft soils; scarified; and then compacted. Topsoil may be used in landscape areas. The recommended compaction varies for the given use of the fill. Fill should be placed in thin loose lifts then moisture treated and compacted as shown in the following table. TreN.
