The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2005 National Electrical Code as modified and adopted by the Town of
Vail.
The !+v//owing comments wi//need to be addressed prior to issuance of a bui/ding permit;
For processing:
• Please submit 3 complete sets of revised construction documents containing the reauested
information with al~lan revision items clouded or otherwise identified. Partial plan sets or loose
Qan sheets are not accepted.
• Please respond in writing to each comment by marking the attached list or creating a response
letter Indicate which plan sheet detail specification, or calculation shows the reauested
information Please send revisions to the attention of the plans examiner with the building
permit a~olication number noted.
• Please be sure to include on the resubmittal the engineer's or architect's'~wet" stamp, signature,
registration number and date on the coverpaae of any structural calculations all structural
details and structural sheets of the Mans For commercial or multi-family projects all sheets of
the plans must be stamped.
Building Department Comments:
Observations took place on 10/26/07 at 9:30 am. The type of construction of these structures
appears to be Type V one hour, which would be Type VA to the currently adopted code by the Town
of Vail. The buildings are too many stories to be allowed non-rated and un-sprinkled; also gypsum
was observed behind the sofFt material where the roof vents were removed.
1 Drawing S-1 is indicating that just damaged guardrail sections will be replaced. The planning
department has indicated that all the guards are being replaced. The guards will be required to meet
currently adopted codes. Clearly indicate on the drawings that the guard height will meet code
minimum of 42". (IBC 1012)
2 The assembly for the eave detail will be required to be one hour rated. Please provide a listed one
hour detail these will be constructed to.
3 The Eave Repair Section appears to be over the existing exit stairs, as the typical eave is cantilevered
pre-engineered roof trusses. Please indicate on the drawings that this is for the exterior stair cover,
add dimensions to the length of the rafters and the spacing.
4 The slope of the roof over the stairs appears to be less than the roof trusses that it attaches to. It is
difficult to check the slope of the roof over the stairs from the landing or ground. It appears to be
less than 4:12 thus requiring 1001b. per square foot design. Also, please check if the addition of the
drywall to the underside will affect the dead load, pending on the assembly used it could require 2
layers of 5/8" type X gypsum.
5 The planning department has indicated that the wood posts are being replaced from the footing to
the roof. Please change the Typical Deck Repair Detail to show how the post is to support the decks
and transition through the existing decks to the roof.
6 Provide a temporary egress plan, as the exits will be blocked during construction. If the building will
be evacuated during construction please provide documentation stating such.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of
a permit, please check ~ requested information is included with the resubmitted plans. Please submit
revised plans as a complete set. Partial plan resubmittals will not be reviewed.

Dear Mr. Plano:
Following is our response to the building department comments dated October 26, 2007 for the
repairs to the referenced project.
Comment No. 1-Drawing S-1 is indicating that just the damaged guardrail sections will be
replaced. The planning department has indicated that all the guards are
being replaced. The guards will be required to meet currently adopted
codes. Clearly indicate on the drawings that the guard height will meet code
minimum of 4Z': (IBC IOIZ).
Response -The minimum height and the requirement for all handrails to be replaced has been
identified on the modified drawing S-1.
Comment No. 2 -The assembly for the eave detail will be required to be one hour rated.
Please provide a listed one hour detai/ these will be constructed to.
Response - A one hour rating cannot be achieved in the stair section of the eave repair and
maintain the roof ventilation. Even though a rated fire assembly cannot be
achieved, one layer of 5/8" Type X have been specified on the construction

Response - BIuSKY Restoration Contractors has measured and verified that the roof slope is a
5:12 slope and that the existing trusses are spaced at 2'-0" on center. The added
dead load of the two layers of drywall (5psf) has been accounted for in the design.

Response -The wood posts to be replaced do not extend to the roof structure and only support
the upper level decks.

Response -The temporary egress plan is being developed by BIuSKY construction and Corum
Real Estate.
