Dear Mr. Hanophy:
Attached is the report for the asbestos survey and bulk sampling of suspected asbestos-
containing building materials at 217 Rockledge Road, Vail, Colorado.
This investigation was conducted on behalf of and for the exclusive use of Boles Custom
Builders (client), solely for use in a limited asbestos survey of the property. This report
and the findings herein shall not, in whole or in part, be disseminated or conveyed to any
other party, nor used by any other party, in whole or in part, without prior written consent
of Boulder Environmental Management.
The results of this survey are limited to materials that were assessable and foreseeable.
Additional materials may exist behind hard surfaces. Personnel knowledgeable of
asbestos containing materials should always oversee demolition activities. Demolition
work should be halted and sampling performed by a state of Colorado licensed building
inspector if additional materials, which are suspected of containing asbestos, are
encountered.

BULK SAMPLING REPORT
217 Rockledge Road, Vail, Colorado
Introduction:
On March 20, 2007, Boulder Environmental Management, Inc.'s building inspector,
Craig Renz, conducted bulk samplin of suspected asbestos-containing materials under
the direction of our client.
Sampling:
During the sampling process, suspect ACM was separated into three EPA categories.
These categories are thermal system insulation (TSI), surfacing ACM, and miscellaneous
ACM. TSI includes all materials used to prevent heat loss or gain or water condensation
on mechanical systems. Examples of TSI are pipe coverings, boiler insulation, duct
wrap, and mud packed fitting cement. Surfacing ACM includes all ACM that is sprayed,
trowelled, or otherwise applied to a surface. These applications are most commonly used
in fireproofing, decorative and acoustical applications. Miscellaneous materials include
all ACM not listed in the thermal system insulation or surfacing categories, such as
linoleum, vinyl asbestos flooring, and ceiling tile.
Boulder Environmental Management, Inc. followed EPA recommended sampling
guidelines for identification of asbestos in bulk matrices. A set of three (3), five (5), or
seven (7) samples were collected for each material type and analyzed by Polarized Light
Microscopy (PLM). Each sample set was systematically analyzed. Upon determination
that a sample in a set contained asbestos, analysis of the remaining samples in the set was
discontinued. If no asbestos was detected during the analyses, the suspect material was
determined to be negative for asbestos content.

Results:
The following materials were analyzed and determined to be non asbestos-containing
utilizing polarized light microscopy (PLM).

Discussion:
Sample analyses results are reported in percentages of asbestos and non-asbestos
components. The EPA defines any material that contains greater than one percent (1%)
asbestos, utilizing PLM, as being an asbestos containing material. Materials that are
identified as "non detected" are specified as not containing asbestos.
Conclusion:
The materials sampled in this study do not contain asbestos.
The results of this survey pertain only to materials tested. The laboratory reports
supporting these findings above are attached.

At your request, on May 14, 2007, we visited the construction site at Lot 13B, Vail
Village First/Raether Minor Sub, 217 Rockledge Road, Town of Vail, Eagle County, Colorado.

The excavation consisted of one U-Shaped trench, about 25 feet long on the north side of
the existing building, and a second trench ax the base of the stairs at the northeast comer of the
existing building. The trenches were three tp four feet deep. The soil exposed at the bottom of
the trenches consisted of brown, clayey, sandy gravel with angular rock fragments. The soil
exposed in the footing trenches is suitable,f~r the assumed design bearing capacity oj2000 psf.
The soil in the excavation was wet and therie was some standing water in the trenches, from the
rain of the previous few days. We reeomme~ded That you remove all of the water and the wet soil
from the trenches, prior to the construction' of the concrete footings.
Foundation walls retaining earth anc~ retaining structures that are laterally supported
should be designed to resist an equivalent fluid density of 60 pcf for an "at-rest" condition.
Laterally unrestrained structures, retaining tie on-site earth, should be designed to resist an
equivalent fluid density of 40 pcf for the "active" case.
The above design recommendations assume drained backfill conditions and a horimntal
backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored
construction materials and equipment, inclil-ed backfill and hydrostatic pressure due to
undrained backfill should be incorporated im the design.
To reduce the risk of surface water infiltrating the foundation subsoil, we recommend
installation of a foundation perimeter drain. The foundation perimeter drain should consist of a
4-inch diameter, perforated pipe, sloped to ~ suitable gravity outlet, or to a sump pump location,
at a 1 /4 inch per foot for flexible or at a 1 /8 of an inch for rigid pipe. The bottom of the trench
adjacent to the footing should be lined with a polyethylene moisture barrier glued to the
foundation wall. The drain pipe should be cpvered with a minimum of 6 inches of -314-inch free-
draining granular material. Geotextile (Miralfi 140N or equivalent) should be used to cover the
free-draining gravel to prevent siltation and clogging of the drain. The backfill above the drain
should be granular material to within 2 feet pf the ground surface to prevent a buildup of
hydrostatic pressure.

Exterior backfill should be compacted at or near the optimum moisture content to at least
95% of the maximum standard Proctor density under pavement, sidewalk and patio areas and to
at least 90% of the maximum standard Procter density under landscaped areas. They should use
mechanical methods of compaction. Do not puddle the foundation excavation.
The site surrounding the building stricture should slope away from the building in all
directions. A minimum of 12 inches in the fast 10 feet is recommended in unpaved areas, and
three inches in the first 10 feet in paved area. The top of the granular foundation backfill should
be covered with a minimum of 1 foot of relatively impervious fill to redact the potential of
surface water infiltrating the foundation subsoils.
Surface water naturally draining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts should extend and discharge beyond the limits of the backfill.
This report has been prepared according to locally accepted professional Geotechnical
engineering standards. There is no other warranty either expressed or implied.
