Proposed remodel includes: 1) Change the single vanity to a double vanity. 2) Reframe the left side of the shower to eliminate the extra utility closet and replace it with a shower bench, pour the shower pan and replace all the backer, insulation and tile to code. 3) Replace 2' hinged glass door with a 4' euro style sliding glass door. and 4) the existing tub is a Kohler CUSTOM BATH WHIRLPOOL K-1231-HD which is a discontinued model but a heater that works for the existing Kohler tub will be installed to help with the water temperature retention. Replace existing water shutoffs for the water heater and whole condo. 3. Replace existing washer/dryer hookups. 4. Replace tub in bathroom #1 . 5. Replace all stops for all sinks, and toilets. 6. Install new rough plumbing for main hall tub/shower. 7. Install new rough shower drain for bath #2, and master shower. 8. Install new rough for double vanity in the master bathroom. 9. Install new rough plumbing for roman tub faucet for the existing master spa whirlpool tub. 10. Install new rough plumbing for master shower including a separate diverter and handheld spray. 11 . Install all shower trim for all bathrooms. 12. Install all trim for all sink faucets. 13. Install new toilets in bathroom #1 or bathroom #2. Electrical Upgrades 1. GFI Outlets - Install GFI outlets in all bathrooms and in the kitchen. 2. Electric Heat - Remove the existing 2' long baseboard heat and thermostat in bathroom #2. 3. Radiant Floor Heat - Install radiant floor heat matt under the tile and a separate thermostat in bathroom #2. 4. Electrical Panel - Upgrade the electrical panel in bedroom #2 on the main floor per code. 5. Bathroom #1 Vanity Light - Relocate the existing vanity light fixtures in Bathroom #1 (main floor hall bath) from the current location on the sides of the medicine cabinet/mirror to above a larger mirror. The new vanity lights will be centered over the vanity and one centered over the toilet. 6: Bathroom #2 Vanity Light — Replace the existing vanity light with a new fixture in the existing location. 7. Master Bathroom Vanity Light — Replace the existing vanity light with a new fixture in the existing location. 8. Exhaust Fans — Replace the existing exhaust fans in all 3 bathrooms with new exhaust fan/lights. 9. Electric Water Heater— Replace the existing water heater outlet per code. 10. Stackable Washer/Dryer— Replace the existing outlet for a new stackable washer/dryer per code. - 11. TV Outlet and cable box outlet — install outlets and cable box and internet in a new location on the new fireplace surround. The existing firewood area will be built out into shelves for a cable box, and Internet router equipment. New outlets and cable/internet jacks will be installed and fished to the TV locations above. r 9
