All footings are to bear upon natural un-disturbed soil. 2) A II toundation around perimeter of structure shall have minimum frost protection of 48" to bottom of footing. All foundation 'valls and columns to be centered on concrete footings unless shown otherwise on plans. 3) All cast in place concrete must be made with Portland cement and attain mfni-mum comprcssi,•c strength of3000 psi after 28 days. Design based ujlon BUILD-ING CODE REQUIREMENTS FOR REINFORCED CONCRETE (ACI 318), 1999. Concrete placement to confoTTll with "Construction Requirements'' as de-fined in ACI 318. All expos..'<! edges of concrete shall have v,~ chamfer. Con-crete work shall not have any horizontal cold joints unless authorized by the engi-neer. 4) Reinforcing steel is ASTM Grade 40. Reinforcement placement shall conform to MANUAL OF STANDARD PRACTICE, 2001 as prepared by CRSI. All lap splices lo be minimum 36 bar diameters, all horizontal reinforcement lo be con-tinuous around comers and at wall intcrsL'Ctions. Continuous or cantilevered beams shall be Combination symbol 20F-V 13 with no camber: Glulam columns shall be Combination Symbol 3. Adhesives shall confom1 m the requirements for wet conditions of sm•icc. Exterior-unprotected use Glulams to be Alaska Yellow Ce-dar . 7) Structural steel shall be ASTM A36 or better, anchor bolts and bolts shall be A307 or better. All structural steel is to be detailed, fabricated, painted and erected in accordance with AISC STEEL CONSTRUCTION MANUAL, 2005 and CODE OF STANDARD PRACTICE. All welding 10 bcpcrfonncd by acer-tified welder and conform to AISC and AWS STRUCTURAL WELDING CODE, 2000, all electrodes to be EE-70XX . Grout beneath all base plates and beam bearing plates shall be non-shrink epoxy with minimum 28 day compressive strength of 5000 psi. 8) Cover decks with h6 Redwood or TREX or approved equal. with 2 screws per bearing point typical, see manufacmrer's standard details and specifications. 9) Live loads used for dL-sign-·Roof-SO psf snow. -Floor-40 psf residential. -Deck-100 psf. -Wind-90 mph (3 second gust). Exposure B. -Eanhquake-Zonc C-IBC. 10) All construction must comply with the 2015 International Building Code· as adopted by the Town of Vail Building Department and the "'General Conditions ol the Contract for Construction" (AIA Document A201 ). All construction must be completed within the tolerances described in the "Residential Construction Per-formance Guidelines" as prepared by tile NATIONAL ASSOCIATION OF HOME BUILDERS. .. , 11 ) All beams. joists. and rafters are to bear upon walls or beams; or be hung ;.,ith · SIMPSON Strong-Tic hangers or approve equals. 12) All structural members are shown in their final pi>sitions properly braced and sup-ported; during construction it may be necessary to temporarily shore portions of the structure while other portions arc being constructed. Contact the engjncer for consultation as required. 13) General Contractor is responsible for all non-specified connections, contact engi-neer for details as required. The engineer is to.appro\·e all structural substitutions. 14) General Contractor is to coordinate all diaphragm penetrations (i.e .. chimneys, plumbing, sewers. etc.) through lloors. walls. roofs and foundation walls with ap-propriate sub-contractors. General Contractor is responsible for the means. meth-ods. techniques. s~'qucnces. procedures. workmanship. seasonal schcdulin·g and job-site safety associated with this project. The General Contractor is to verify all dimensions and elevations with the architectural drawings. Notify engineer of all conflicts and omissions between various elements of the working drawings and the existing conditions prior to commencing with that portion of the project General Contracmr is to ins~--ct remodel projects and verify prior use and proper disposal of existing materials (i.e .. asbestos. etc.) as required by code 15) All materials exposed 10 exterior and or moisture conditions shall be treated for these conditions (Le., chemical treatment. staining, painting, damproofing, mem" branes. flashing. etc.) as required by code.
