Dear Mr. Havemann:
At your request, our office performed a site observation at the above-mentioned residence. Except as noted, no wall or
ceiling surfaces were penetrated during the course of our observation and no architectural or structural plans were
available for our review. The conclusions and recommendations presented in this report are based on the visual
observations only, as well as our professional knowledge and experience in the engineering field and construction
practices of Colorado. The structure observed is a 2-story condo with wood framed roof and 2nd floor. For the purpose
of this report, the front door of the unit is on the east side.
The primary purpose of our observation was to assess the removal of the interior wall separating the bathroom/closet
and bedroom at the west end of the upper floor.
Upon review of the structure it was determined that the wall is non-structural, and no structural modifications will be
required to remove the wall in question.
This report should not be considered a warranty or guarantee, implied or expressed, of the home in general, the building
superstructure, or the foundation system. Structures and foundation systems may be severely impacted by changes in
climate, land-use, etc, and the conclusions presented in this report are based on conditions noted at the time of the
observation. Commentary or recommendations regarding mold or any other environmental issue are beyond the scope
of this report. If desired, a qualified company with expertise in these areas may be contacted for analysis and
recommendations. Should questions arise, or if further information is required regarding the content of this report,
