SCOPE OF WORK
Furnish all materials and labor required to execute this work as indicated on the drawings and as specified, as necessary
for complete operating systems. Provide mechanical and electrical system repair and refurbishment services and
necessary concrete saw cutting, paint, patch and any other trade services at the Landmark Condominiums to:
• Remove existing restroom and coin operated laundry room exhaust fans (3) and ductwork from the existing
commercial laundry exhaust system. Disconnect power from three fans.
• Install new independent exhaust fan in maintenance shop and ductwork system to serve the men's and women's
restrooms and coin operated laundry room. Extend circuit to new fan.
• Saw cut/core drill concrete walls to accommodate new ductwork runs.
• Inspect existing commercial laundry exhaust duct system. Repair ductwork leaks. Clean duct if necessary.
• Add Alternate 1: Replace existing commercial laundry make-up air fan. Remove and reconnect existing power
feed.

GENERAL NOTES
1. Fire caulk ductwork at Men's Restroom I Storage Room wall penetration.
2. Repair exterior wall at new louver penetration. Paint louver to match existing exterior wall.
3. Obtain and pay for all necessary permits, inspections and fees or charges necessary for execution and
completion of the work.
4. Conform to the prevailing edition of the International Codes, National Electric Code and to the Town of Vail
requirements.
5. The building will be occupied by the owner during construction. Continued operation of the facility shall not be
hindered by this work unless coordinated with the owner in advance.
6. Field verify existing equipment or ductwork remaining to be connected to new or existing systems. Provide
ductwork, controls, diffusers, etc. as required to restore continuity of systems or to make work meet existing
conditions whether indicated or not.
7. Provide demolition as required and dispose of all removed fans, ductwork, conduit, etc.

Monroe & Newell Engineers, Inc. visited Landmark Lodge on July 9, 2018. The
purpose of our site visit was to observe the structural framing and foundation walls
in the lobby level to determine the structural requirements for the installation of wall
penetrations to allow routing of a new mechanical duct. We reviewed precast
concrete floor framing of the floor above the lobby level surrounding bathrooms
and laundry facilities as well as storage rooms.
We also have reviewed preliminary mechanical plans that show a new 12 inch
diameter duct that will have to be installed. The following structural requirements
shall be followed for the installation of this duct:
1. A concrete wall is located at the east side of the women's bathroom. The
contractor shall core-drill a 13 inch diameter hole thru this wall. The hole
shall be centered between the south concrete wall and the first leg of the
most southern precast concrete double - T ceiling plank. The top of the hole
shall be located a minimum of three inches from the concrete ceiling.
2. A second concrete wall is located at the west side of the maintenance shop.
The contractor shall core-drill a 13 inch diameter hole thru this wall. The
hole shall be centered between the south concrete wall and the first leg of

the most southern precast concrete double - T ceiling plank. The top of the
hole shall be located a minimum of three inches from the concrete ceiling.
3. The east exterior foundation wall of the building is located at the east side
of the maintenance shop. An opening in this foundation wall had been been
filled in with concrete previously. The infilled area is approximately 3 feet by
3 feet in size. To install a mechanical vent in this wall a new hole shall be
cut into this wall within the infilled area. The contractor shall cut the opening
as shown in the attached section SX1.
Once these holes in the existing structural concrete walls have been installed the
existing structure of the building will still be in the same structural condition it was
in previously. The new wall openings should not affect the structural integrity of the
building.
