GENERAL NOTES
1. ALL WORK IN THIS CONTRACT TO COMPLY WITH
AUTHORITIES HAVING JURISDICTION. OBTAIN ALL NECESSARY
PERMITS AND APPROVALS FROM GOVERNING AUTHORITIES
2. THIS CONTRACT IS FOR A COMPLETE INTERIOR JOB
INCLUDING ALL MECHANICAL, ELECTRICAL AND
ARCHITECTURAL WORK AND
COORDINATION OF ALL TRADES.
3. CONTRACTOR SHALL UNDERTAKE ALL WORK IN
ACCORDANCE WITH THE LOCAL BUILDING CODE.
4. ALL MATERIAL AND WORKMANSHIP MUST BE WARRANTED
FOR ONE YEAR FROM THE DATE OF TURNOVER.
5. NO CONTRACT REVISIONS OR EXTRAS WILL BE ALLOWED
FOR FAILURE TO VERIFY SITE CONDITIONS AND DIMENSIONS.
REPORT TO DESIGNER IF CLARIFICATION BETWEEN
DRAWINGS AND/OR SPECIFICATIONS ARE REQUIRED, A
MINIMUM OF SEVEN (7) DAYS PRIOR
TO COMMENCEMENT OF WORK. CONTRACTOR SHALL AT HIS
/ HER OWN EXPENSE ALTER ANY COMPLETED WORK TO
THE SATISFACTION OF THE DESIGNER AS A RESULT TO
FAILURE TO NOTIFY THE DESIGNER OF CONFLICTS BETWEEN
INDIVIDUAL DRAWINGS AND/OR EXISTING SITE CONDITIONS.
6. CONTRACTOR SHALL FAMILIARIZE HIMSELF WITH THE SITE
CONDITIONS AND LANDLORD'S CONSTRUCTION
REQUIREMENTS, PRIOR TO BID
SUBMISSION, CONTRACTOR SHALL ACCEPT SITE AS IS AND
ASSUME ALL COSTS TO ENSURE PREMISES ARE COMPLETED
FOR INTENDED USE.
7. CONTRACTOR TO PATCH AND REPAIR SLAB TO
ACCOMMODATE NEW FLOORING AND WALL CONSTRUCTION.
8. CONTRACTOR SHALL X-RAY SLAB PRIOR TO ANY CUTTING
OR DRILLING. ALL X-RAY, CUTTING OR DRILLING SHALL BE
CARRIED OUT AFTER NORMAL BUSINESS HOURS &
CONFIRM REQUIREMENTS AND COORDINATION WITH
LANDLORD.
10. CONTRACTOR SHALL TAKE EXTREME CARE TO ENSURE
CONTAMINANTS ARE NOT SPREAD TO LOBBIES OR
ADJACENT TENANT SPACES.
11. CONTRACTOR SHALL PROTECT EXISTING FINISHES,
EQUIPMENT AND FURNISHINGS FROM DAMAGE DURING
CONSTRUCTION.
12. CONTRACTOR SHALL PATCH AND REPAIR TO MATCH
EXISTING, ANY FLOORING FINISH, CEILING TILES, COLUMNS,
PERIMETER WALLS, CORE WALLS OR EXISTING
PARTITIONS AFFECTED BY DEMOLITION OR CONTRUCTION.
