The Stair would now only access Club Levels 1 and 2. The Stair would be enclosed, still maintain 1 hour rating and sprinklered with safety glass only. We have reached out to Gary Goodell/ Colorado Code Consulting for code analysis on this matter. Below is what Gary provided to eliminate the Condo Level access at the Central Club Stair: To briefly summarize the current Club Stair within the building and its means of egress system: 1. This is a 4-story building with a basement 2. The central stairway serves stories 1 -4 but not the basement. 3. Both Club Level 2, the area with the “A” Assembly occupancy, and Club Level 2, in addition to being served by the East and West stair enclosures, are provided with additional exits to the exterior at grade as well as other stairs. The East and West Stair enclosures also extend up to Condo Level 3. 4. At the time that it is developed, Condo Level 4 will be provided with code- conforming egress. Since the 4th story contains only 2 dwelling units and is only located 3 stories above exits that discharge at grade, code-conforming egress should not be difficult. The Central stairway, without being enclosed, can serve as an exit access stairway. Occupants on any level can use the stair to travel to an adjacent level and without exceeding the maximum exit access travel distance of 250 feet, to reach an exit, either the East or West enclosure or an exterior exit door leading directly to the exit at grade. In addition, 2012 IBC Section 4 reads as follows: “4. More specifically, the information presented here will justify the proposed water line size and document the design intent for the building’s standpipe system. The proposed water line into the building is 6”. Domestic demand is approximately 140 gpm. Sprinkler demand is approximately 600 gpm. This is driven by the Garage hazard classification of Ordinary Hazard, Group 1. The entire building’s sprinkler system will be NFPA 13. NFPA 13 doesn’t regulate pipe velocities. However, 15-20 ft/second is an industry standard for maximum pipe velocity. Using a 4” water line, the pipe velocity at 600 gpm would be approximately 15 ft/second. With a 6” line, the expected pipe velocity is approximately 7 ft/second. A 6” water line provides the building ultimate flexibility in the future. There are core/shell residential spaces which will undergo future buildout. A 6” water line will better allow for the use of extended coverage sprinkler heads and allow flexibility in the construction of the core/shell spaces. Regarding standpipes, a dry standpipe system is proposed with two risers, one located in each of the two unheated exterior stairwells. These stairwells originate in the Garage Level and run vertically to the highest level of residential units. There is a heated stairwell in the center of the building. This was considered for standpipe placement, however, I believe the dry standpipes in the exterior stairwells are more effective. The center stair does not serve the Garage which is likely the point of fire department entry. Since the standpipes are dry, there is no demand carried through the system. The dry standpipes will be completely separate from the sprinkler system and will have a dedicated fire department connection. 14 Barnhart Drive Schindler Elevator Corp.
